general remarks<br />
auction and reserve<br />
The properties will be sold in accordance with the Law Society’s<br />
Standard Conditions of Sale Version 4. A copy of this is available for<br />
inspection at the auctioneers offices or any of the Vendors’ solicitors.<br />
Although it is intended that the properties will proceed to auction as<br />
lotted, the Vendors reserve the right to re-lot or sell the properties as a<br />
whole or any part of the property. The properties will be offered subject<br />
to undisclosed reserve prices. The Vendors reserve the right for Fisher<br />
German LLP to bid on their behalf up to the reserve.<br />
All lots will be offered under the conventional auction method. At the<br />
fall of the hammer, they are sold subject to a binding unconditional<br />
contract. The buyer must complete within the specified time frame<br />
stated for each lot.<br />

The Vendors’ Solicitors for all lots, (whether for traditional auction or<br />
conditional auction) have put together Legal Packs including the<br />
Special Conditions of Sale, draft Contracts, Pre-Contract Responses,<br />
the Local Authority Searches, the relevant Utility Search Responses,<br />
the Land Registry Office Copies/ Epitomes of Title etc. The properties<br />
will be sold subject to these Legal Packs. We advise prospective<br />
Purchasers to inspect these and satisfy themselves on all legal/title<br />
issues prior to the <strong>Auction</strong> as they will be required to sign the contract<br />
at the auction. The Legal Packs will be available for inspection at<br />
the offices of Fisher German LLP 10 days prior to the <strong>Auction</strong> and will<br />
be available to purchase from the Vendors’ Solicitors at a cost of<br />

deposit and money laundering<br />
Buyers of Traditional <strong>Auction</strong> lots will be required to pay a 10% deposit<br />
on the night of the <strong>Auction</strong>. Deposits can be paid by cheque or<br />
bankers draft. Please note that Fisher German LLP have a policy not to<br />
accept cash payments for the deposit. Furthermore, as recommended<br />
as good practice by the RICS, Fisher German LLP shall require proof<br />
of identification from the Purchaser in the form of a driver’s licence or<br />
passport photo along with a recent utility bill showing the Purchaser’s<br />
