18. For the purpose of public safety, a sign shall be erected on the site prior to any<br />

work commencing which is clearly visible from a public place stating that<br />

unauthorised entry to the site is not permitted and showing the name of the<br />

builder or another person responsible for the site and a telephone number for<br />

contact outside working hours. The sign may only be removed on satisfactory<br />

completion of the works.<br />

19. All excavations shall be properly guarded and protected with hoardings or<br />

fencing to prevent them from being dangerous to life and property.<br />

20. The Principal Certifying Authority shall obtain a survey certificate from a<br />

registered surveyor at the following stage:<br />

• To ensure compliance with <strong>Council</strong>'s maximum built upon area<br />

requirements, a survey certificate prepared by a registered surveyor<br />

must be submitted to <strong>Council</strong> which demonstrates that the maximum<br />

built upon area of the subject site does not exceed 50% of the total<br />

site area after the completion of the development.<br />

21. A copy of all Compliance Certificates shall be forwarded to <strong>Council</strong> with the<br />

Occupation Certificate.<br />

22. Where an excavation extends below the level of the base of the footings of a<br />

building on an adjoining allotment of land, the Principal Certifying Authority shall<br />

ensure the person causing the excavation shall, at their own expense:<br />

a. Preserve and protect such building from damage; and<br />

b. If necessary, underpin and support such building in an approved<br />

manner.<br />

The person causing the excavation referred to in sub-condition (a)<br />

shall, seven (7) days before excavation below the level of the base of<br />

the footings of a building on an adjoining allotment of land, give notice<br />

of their intention to do so to the owner of the adjoining allotment of<br />

land and shall, at the same time, furnish to such owner particulars of<br />

the work they propose to do.<br />

A copy of the letter is to be submitted to the Principal Certifying<br />

Authority for evidence of compliance with the above condition prior to<br />

commencement of excavation.<br />

23. All reinforced concrete work, wind bracing, structural timber or steel shall be<br />

designed by a qualified practising Structural Engineer.<br />

24. For the purpose of maintaining visual amenity, no permanent electricity supply<br />

poles are to be erected forward of the required building setback. It is the onus of<br />
