Objectives of BS<br />

1)To work hand-in-hand with other professional in the<br />

construction industry as to get perfect <strong>building</strong><br />

through quality <strong>building</strong> control<br />

2)To provide a solution (effectively managed & kept in<br />

good order) to the existing and increasing<br />

maintenance and repair works inline with the nation’s<br />

rapid development of its <strong>building</strong> stock<br />

3)To play an effective role in implementing <strong>building</strong><br />

control which cover the stages of pre-construction,<br />

during construction and post-construction<br />

Maintenance Issue…<br />

(1) Not very clear about the aim of <strong>building</strong> maintenance<br />

(2) Slow deterioration of <strong>building</strong> defects (owner/user always take<br />

for granted to delay the repair/maintenance work)<br />

(3) Incompetency of maintenance personnel<br />

(4) Carry out maintenance without the system<br />

(5) Non-responsive of user/occupant<br />

(6) The client does not received the <strong>building</strong> up to its<br />

specification/standard<br />

(7) Building just completed, but leakage here and there<br />

(8) No periodical inspection carried out for the <strong>building</strong><br />

(1) Building control<br />

To ensure all plans for all types of <strong>building</strong> (new, old, reconstructed<br />

and renovated) is comply with the current<br />

legislation requirements set by the Government or Local<br />

Authority<br />

To ensure <strong>building</strong> under construction is built according to<br />

plans approved by local authority<br />

To ensure <strong>building</strong> work fulfills the legislative requirements set<br />

by government or local authority before issuing CCC/CF/TCF<br />

(2) Building maintenance<br />

To ensure proactive approach of maintenance management is<br />

implemented<br />

To ensure maintenance documents i.e. Maintenance policy,<br />

guidelines, manual, standard, measured drawing is kept in a<br />

Being part of the design team in advising on ‘maintenancefree’<br />

To assist the owner/client to obtain the actual value of a<br />

<strong>building</strong> after deductions on repair cost for defects & damages;<br />

for proper insurance coverage (not just based on open market<br />

value)<br />

To become as loss adjuster in evaluating any claims, so that<br />

any loss is fairly justifiable<br />
