Anna Mill Business and Distribution Park Description Anna Mill was originally built by the Ministry of Defence as naval stores and decommissioned in 2004 since then work has started on developing the site as a multi-let business and distribution park providing terraced units from 750 sq ft to 40,000 sq ft. The 11.4 acre main site slopes up from its frontage with the railway to the B3213 and is arranged in four main terraces, each of a similar construction of steel frame with a pitched steel truss roof with full height brickwork to the elevations and profile metal sheeting to the roof. All the units are typically 5.4 metres to eves with good natural light, sealed concrete floor and a range of sliding and roller shutter doors throughout of varying width and heights. All benefit from loading canopies to the main elevation and due to the change in levels restricted ground floor access to some areas. A number of the units have been sub-divided the majority having partitioned offices, toilet and kitchen facilities. Externally there are communal tarmaced estate roads and concrete loading areas in front of the units with ample on-site car parking and open storage. The site benefits from a café facility in part of block two. There are two areas of potential development land at either end of the site, one on the north eastern boundary on the opposite side of Siding Cross which extends to 3.5 acres and is a rectangular shape which slopes gently from the frontage with the B3213, consent for which is currently being sought from South Hams District Council. The second area is 4.7 acres and is on the south west boundary of the business park with heavy landscaping around the boundaries and a large area of filled ground.
