Planning<br />
The l<strong>and</strong> to the south west of <strong>Anna</strong> <strong>Mill</strong> has been<br />
zoned in the past for employment use but this<br />
designation has been withdrawn. There is currently<br />
an order in place for remedial works to the site,<br />
which will be completed during the next planting<br />
season. Following this there will be a prohibition<br />
order placed on the site for tipping. All the site is<br />
covered by a woodl<strong>and</strong> order.<br />
Proposal<br />
Our clients preference is for the sale of <strong>Anna</strong> <strong>Mill</strong> as<br />
a whole for which we are seeking offers in excess of<br />
£1,500,000 subject to contract.<br />
Our clients would also consider letting of the current<br />
vacant units, terms available on request.<br />
VAT<br />
The property is VAT registered <strong>and</strong> therefore the sale<br />
can be treated as a transfer of the business as a going<br />
concern (TOGC) subject to the buyer satisfying the<br />
usual eligibility criteria.<br />

Each party is to be responsible for their own legal<br />
costs incurred in the transaction.
