Description<br />

<strong>Anna</strong> <strong>Mill</strong> was originally built by the Ministry of Defence<br />

as naval stores <strong>and</strong> decommissioned in 2004 since then<br />

work has started on developing the site as a multi-let<br />

business <strong>and</strong> distribution park providing terraced units<br />

from 750 sq ft to 40,000 sq ft.<br />

The 11.4 acre main site slopes up from its frontage with<br />

the railway to the B3213 <strong>and</strong> is arranged in four main<br />

terraces, each of a similar construction of steel frame<br />

with a pitched steel truss roof with full height brickwork<br />

to the elevations <strong>and</strong> profile metal sheeting to the roof.<br />

All the units are typically 5.4 metres to eves with good<br />

natural light, sealed concrete floor <strong>and</strong> a range of sliding<br />

<strong>and</strong> roller shutter doors throughout of varying width<br />

<strong>and</strong> heights. All benefit from loading canopies to the<br />

main elevation <strong>and</strong> due to the change in levels restricted<br />

ground floor access to some areas.<br />

A number of the units have been sub-divided the majority<br />

having partitioned offices, toilet <strong>and</strong> kitchen facilities.<br />

Externally there are communal tarmaced estate roads <strong>and</strong><br />

concrete loading areas in front of the units with ample<br />

on-site car parking <strong>and</strong> open storage.<br />

The site benefits from a café facility in part of block two.<br />

There are two areas of potential development l<strong>and</strong> at<br />

either end of the site, one on the north eastern boundary<br />

on the opposite side of Siding Cross which extends to<br />

3.5 acres <strong>and</strong> is a rectangular shape which slopes gently<br />

from the frontage with the B3213, consent for which is<br />

currently being sought from South Hams District Council.<br />

The second area is 4.7 acres <strong>and</strong> is on the south west<br />

Located to the south of the B3213, just<br />

half a mile from its junction with the A38<br />

submetered. The estate has two private foul water<br />

drainage systems which discharge into a nearby<br />

stream.<br />

The majority of units are let on flexible leases on<br />

effective full repairing <strong>and</strong> insuring terms, with a<br />

typical length term being 3 years which is in line with<br />
