10 Conclusions<br />
10.1 In conclusion it can be said that whilst there have been key initiatives in<br />
promoting the redevelopment <strong>of</strong> <strong>Brownfield</strong> sites, and significant sites have<br />
been developed, there is still a need for a co-ordinated approach at various<br />
levels to bring about the sustainable development <strong>of</strong> such areas. Key<br />
obstacles that have been identified include:<br />
• The contradictory practice <strong>of</strong> permitting Greenfield development whilst<br />
attempting to redress the serious environmental, economic and social<br />
problems associated with urban <strong>Brownfield</strong>’s;<br />
• The inflexibility <strong>of</strong> policy and legislation which inhibits the redevelopment <strong>of</strong><br />
<strong>Brownfield</strong> sites; and<br />
• Insufficient information is concerning the number and size <strong>of</strong> <strong>Brownfield</strong><br />
development land, including previously developed but now vacant<br />
buildings, sites in cities, and about the economic, social and environmental<br />
outcomes <strong>of</strong> redevelopment.<br />
10.2 On a more positive note, the research and case studies to date have shown<br />
that the topic is being progressed both in terms <strong>of</strong> discussion and action on the<br />
ground, with sites being remediated and significant areas being regenerated<br />
with associated economic, social and environmental benefits 2 .<br />
