DEVELOPMENT UPDATE

Development Update
1. Airport Industrial Center Lot 15
Development Update
Bo Wagner of B&B Developers is currently
building an 11,698 square foot
office/warehouse building on Lot 15 of the
Airport Industrial Park located behind Target.
The building is made of precast concrete
panels and will accommodate a single tenant
2. Airport Industrial Center Lots 20 & 21
An office/warehouse building on Lots 20 & 21
of the Airport Industrial Park is almost near
completion. The site plan shows the 3 units in
the building totaling 28,000 square feet. The
largest unit is anticipated to be occupied by an
HVAC Company relocating to Romeoville.
3. B & B Roofing
Bennett & Brosseau Roofing Company has
started construction on an approximate
31,000 square foot office and storage facility
with a 16,000 square foot gymnasium to be
located at 535 Anderson Drive. They are a
leader in “green” roofing concepts in the
Chicagoland area and are building a LEED
Certified building.

4. Budler Professional Building
Development Update
Construction has resumed on the Budler
Professional Building. The building is currently
under roof on Budler Road, just north of Airport
Road. It is a 20,238 square foot brick building
that is intended to be occupied by medical and
professional offices.
5. Budler Retail Center
Construction has resumed on the Budler Retail
Center. The strip center is currently under
construction on Budler Road, just north of
Airport Road. It is a 26,427 square foot brick
retail building that is meant to serve the
surrounding neighborhoods.
6. Deer Crossing Park
Deer Crossing Park will soon be built on the
site of the new Village Hall. The facility will
include an open air amphitheatre and
concession stand and modern facilities.
O’Hara Woods will be the backdrop for the
multi-purpose facility.
7. Lewis University Residence Halls
Lewis University is currently building the third
of six new residence halls on de la Salle Drive
on the university’s campus.

8. Meijer
Development Update
Meijer will be locating on the northeast
corner of Renwick Road and Weber
Road. The project calls for a 192,000
square foot building with 8 outlots,
including a Meijer gas station. Will
County is planning on widening and
reconstructing the intersection of
Weber Road and Renwick Road in
2010. The Meijer store anticipates
opening their store the following year.
9. Senior Star at Weber Place
Senior Star is currently building a senior development on Grand Haven Circle, west of Weber
Road.
The first building is a memory care facility, which will be geared towards patients experiencing
Alzheimer’s and dementia. The building is complete and opened in May 2009.
The second building is a larger facility with independent living and assisted living units. It will
be opening later this year.
10. Mistwood Golf Course Clubhouse & Redevelopment
Mistwood Golf Course has proposed a new
clubhouse approximately 32,000 square feet
with a 300 person banquet facility and
restaurant. The golf course is also looking to
undergo renovations to improve the drainage
and upgrade to the highest rating given by Golf
Digest.
11. Pinnacle 23
This is the latest building completed in the
Pinnacle Business Park. It is approximately
650,000 square feet. The building incorporates
many environmental design features and is in
the process of being LEED certified.

12. Rasmussen College
Development Update
Rasmussen, a 30,000 square foot college, is
currently under construction just west of the
Weber and Normantown Road intersection.
Rasmussen will offer two-year and four-year
degrees in a variety of programs.
13. Senior Suites of Highpoint Woods
Senior Suites of Highpoint Woods is a
proposed 20,600 square foot senior living
facility located on Weber Road across the
street from Target and Kohl’s. There will be 93
units with each apartment consisting of a living
area, kitchen, separate bedroom and
bathroom.
14. Shoppes at Romeoville Crossings
The Shoppes at Romeoville Crossings is an
approved 8,500 square foot retail center
expected to begin construction shortly. The
Shoppes is located in front of the Wal-Mart at
404 S. Weber Road. Possible tenants include
Panda Express.
15. Shops of Romeoville Outlot 3
This strip center is nearing completion at the
Shops of Romeoville development north of the
pond and in front of the new Kohl’s.
Anticipated tenants include AT&T and Hair
Cuttery.
16. Shops of Romeoville Retail Stores
Rubloff is adding 10 units of approximately
25,000 square feet to the southern end of the
Target Plaza. This is to replace the site that
was reserved for Circuit City.

17. Village Hall
Village Hall is currently under construction on
Romeo Road just west of the Recreation
Center. The 118,000 square foot facility will
house the Village Offices, the Police
Department and a new Board Room.
18. REM Builders
REM Builders has purchased the last lot in
the Windham Lakes Southwest Quad
Development. They are proposing 2 or 3
mid-size industrial buildings ranging in size
from 52,000 SF to 59,000 SF.
