<strong>DEVELOPMENT</strong> <strong>UPDATE</strong>


Development Update<br />

1. Airport Industrial Center Lot 15<br />

Development Update<br />

Bo Wagner <strong>of</strong> B&B Developers is currently<br />

building an 11,698 square foot<br />

<strong>of</strong>fice/warehouse building on Lot 15 <strong>of</strong> the<br />

Airport Industrial Park located behind Target.<br />

The building is made <strong>of</strong> precast concrete<br />

panels and will accommodate a single tenant<br />

2. Airport Industrial Center Lots 20 & 21<br />

An <strong>of</strong>fice/warehouse building on Lots 20 & 21<br />

<strong>of</strong> the Airport Industrial Park is almost near<br />

completion. The site plan shows the 3 units in<br />

the building totaling 28,000 square feet. The<br />

largest unit is anticipated to be occupied by an<br />

HVAC Company relocating to <strong>Romeoville</strong>.<br />

3. B & B Ro<strong>of</strong>ing<br />

Bennett & Brosseau Ro<strong>of</strong>ing Company has<br />

started construction on an approximate<br />

31,000 square foot <strong>of</strong>fice and storage facility<br />

with a 16,000 square foot gymnasium to be<br />

located at 535 Anderson Drive. They are a<br />

leader in “green” ro<strong>of</strong>ing concepts in the<br />

Chicagoland area and are building a LEED<br />

Certified building.

4. Budler Pr<strong>of</strong>essional Building<br />

Development Update<br />

Construction has resumed on the Budler<br />

Pr<strong>of</strong>essional Building. The building is currently<br />

under ro<strong>of</strong> on Budler Road, just north <strong>of</strong> Airport<br />

Road. It is a 20,238 square foot brick building<br />

that is intended to be occupied by medical and<br />

pr<strong>of</strong>essional <strong>of</strong>fices.<br />

5. Budler Retail Center<br />

Construction has resumed on the Budler Retail<br />

Center. The strip center is currently under<br />

construction on Budler Road, just north <strong>of</strong><br />

Airport Road. It is a 26,427 square foot brick<br />

retail building that is meant to serve the<br />

surrounding neighborhoods.<br />

6. Deer Crossing Park<br />

Deer Crossing Park will soon be built on the<br />

site <strong>of</strong> the new <strong>Village</strong> Hall. The facility will<br />

include an open air amphitheatre and<br />

concession stand and modern facilities.<br />

O’Hara Woods will be the backdrop for the<br />

multi-purpose facility.<br />

7. Lewis University Residence Halls<br />

Lewis University is currently building the third<br />

<strong>of</strong> six new residence halls on de la Salle Drive<br />

on the university’s campus.

8. Meijer<br />

Development Update<br />

Meijer will be locating on the northeast<br />

corner <strong>of</strong> Renwick Road and Weber<br />

Road. The project calls for a 192,000<br />

square foot building with 8 outlots,<br />

including a Meijer gas station. Will<br />

County is planning on widening and<br />

reconstructing the intersection <strong>of</strong><br />

Weber Road and Renwick Road in<br />

2010. The Meijer store anticipates<br />

opening their store the following year.<br />

9. Senior Star at Weber Place<br />

Senior Star is currently building a senior development on Grand Haven Circle, west <strong>of</strong> Weber<br />

Road.<br />

The first building is a memory care facility, which will be geared towards patients experiencing<br />

Alzheimer’s and dementia. The building is complete and opened in May 2009.<br />

The second building is a larger facility with independent living and assisted living units. It will<br />

be opening later this year.<br />

10. Mistwood Golf Course Clubhouse & Redevelopment<br />

Mistwood Golf Course has proposed a new<br />

clubhouse approximately 32,000 square feet<br />

with a 300 person banquet facility and<br />

restaurant. The golf course is also looking to<br />

undergo renovations to improve the drainage<br />

and upgrade to the highest rating given by Golf<br />

Digest.<br />

11. Pinnacle 23<br />

This is the latest building completed in the<br />

Pinnacle Business Park. It is approximately<br />

650,000 square feet. The building incorporates<br />

many environmental design features and is in<br />

the process <strong>of</strong> being LEED certified.

12. Rasmussen College<br />

Development Update<br />

Rasmussen, a 30,000 square foot college, is<br />

currently under construction just west <strong>of</strong> the<br />

Weber and Normantown Road intersection.<br />

Rasmussen will <strong>of</strong>fer two-year and four-year<br />

degrees in a variety <strong>of</strong> programs.<br />

13. Senior Suites <strong>of</strong> Highpoint Woods<br />

Senior Suites <strong>of</strong> Highpoint Woods is a<br />

proposed 20,600 square foot senior living<br />

facility located on Weber Road across the<br />

street from Target and Kohl’s. There will be 93<br />

units with each apartment consisting <strong>of</strong> a living<br />

area, kitchen, separate bedroom and<br />

bathroom.<br />

14. Shoppes at <strong>Romeoville</strong> Crossings<br />

The Shoppes at <strong>Romeoville</strong> Crossings is an<br />

approved 8,500 square foot retail center<br />

expected to begin construction shortly. The<br />

Shoppes is located in front <strong>of</strong> the Wal-Mart at<br />

404 S. Weber Road. Possible tenants include<br />

Panda Express.<br />

15. Shops <strong>of</strong> <strong>Romeoville</strong> Outlot 3<br />

This strip center is nearing completion at the<br />

Shops <strong>of</strong> <strong>Romeoville</strong> development north <strong>of</strong> the<br />

pond and in front <strong>of</strong> the new Kohl’s.<br />

Anticipated tenants include AT&T and Hair<br />

Cuttery.<br />

16. Shops <strong>of</strong> <strong>Romeoville</strong> Retail Stores<br />

Rubl<strong>of</strong>f is adding 10 units <strong>of</strong> approximately<br />

25,000 square feet to the southern end <strong>of</strong> the<br />

Target Plaza. This is to replace the site that<br />

was reserved for Circuit City.

17. <strong>Village</strong> Hall<br />

<strong>Village</strong> Hall is currently under construction on<br />

Romeo Road just west <strong>of</strong> the Recreation<br />

Center. The 118,000 square foot facility will<br />

house the <strong>Village</strong> Offices, the Police<br />

Department and a new Board Room.<br />

18. REM Builders<br />

REM Builders has purchased the last lot in<br />

the Windham Lakes Southwest Quad<br />

Development. They are proposing 2 or 3<br />

mid-size industrial buildings ranging in size<br />

from 52,000 SF to 59,000 SF.
