AFFLUENT DEMOGRAPHICS – Median household income within one mile of Ninety Degrees and Barossa is $68,241, 27% higher than the<br />

Phoenix metro median. The communities are located in the Paradise Valley Unified School District, within the boundaries for Sandpiper Elementary,<br />

Desert Shadows Middle School and Horizon High School. Education.com gives both Sandpiper and Desert Shadows Testing Rate<br />

scores of 9 out of 10, while Horizon High School has received a score of 10 out of 10.<br />

SUBMARKET FUELED BY STRONG FUNDAMENTALS – Metro Phoenix fundamentals are recovering with job growth averaging a 2.0% increase<br />

or 48,300 new jobs over the last 12 months since April 2012. Fundamentals around Ninety Degrees and Barossa are improving even faster<br />

as the North Scottsdale/Northeast Phoenix submarket is a high tourist area and the Leisure and Hospitality sector recorded the largest<br />

employment gain. In addition, the Scottsdale Airpark office submarket has seen more than 830,000 square feet of vacant office space absorbed<br />

since 2009. In the same time frame, office vacancy rates in the submarket have decreased by 7.5%. As the recovery continues and<br />

the office vacancy rate continues trending down towards the long term average, multifamily fundamentals will surge as occupancy and rental<br />
