Repairs<br />

Your landlord is obliged to keep in repair all gas fittings, flues and installations.<br />

Responsibility <strong>for</strong> other repairs is determined by <strong>your</strong> tenancy agreement, but you<br />

can get help from the Housing Executive’s HMO Section or the district council’s<br />

environmental health department <strong>for</strong> some items of disrepair.<br />

Appendix 2<br />

In<strong>for</strong>mation that must be provided in a Rent Book<br />

• the address of the premises<br />

• the name of the tenant<br />

• the name, address and telephone number of the landlord<br />

• the name, address and telephone number of the landlord’s agent (if any)<br />

• the rent payable and the period covered by each payment<br />

• the capital value of the dwelling<br />

• the rates payable by the tenant, in addition to rent, and the period covered by<br />

each payment<br />

• the amount and description of any other payment which the tenant is required<br />

to make in addition to rent and rates (<strong>for</strong> example, in respect of heating)<br />

• the tenancy commencement date<br />

The landlord must provide the tenant with a Rent Book, and the tenant should<br />

make it available to the landlord so that each months rent payment may be<br />

recorded in it.<br />

This protects the tenant against any possible false claims about<br />

non-payment of rent.<br />
