COMMERCIAL REAL ESTATE REPORT BY BETH HANSEN Digital deal-making demand high in commercial real estate From education to MLS systems, contact management to virtual tours, technology has infiltrated every aspect of the practice of real estate. Nowhere is that more evident than in the world of commercial real estate, where investors are known to peruse online offerings, make offers and close deals, sometimes without ever visiting the property. The commercial real estate industry has responded by developing new tools in the effort to keep pace with the explosion of internet-based deal-making. Commercial Information Exchanges (CIEs) are internet-based property listing services, where information about available properties for sale or lease is displayed. In Mississippi, the Mississippi Commercial Association of REAL- TORS ® operates a CIE affiliated with the nationwide listing service, CCIMNet (see www.mcar.ms). Information about Mississippi properties is entered by members one time into the local property database and is accessible through a national database to any CCIMNet visitor anywhere in the world. Another technology tool seeing widespread use by commercial practitioners is "Site To Do Business," provided to members of the CCIM Institute. The site marries demographic information, GIS, transaction management, marketing software and mobile office devices into an extremely powerful, versatile tool. For more information, see www.ccim.net. Brokers who concentrate on the sale of recreational property, farmland and timberland rely heavily on mapping programs which combine GPS with satellite images and enable the user to draw property boundaries and highlight important features of the property, such as lakes, stands of timber, roads and fences. New technology tools appear at such a dizzying pace, that there’s even a popular annual conference dedicated to discussing, analyzing and debating the latest innovations in commercial real estate. RealComm is held in early summer each year, and offers a large expo of available products, instructional lectures on technology and tours of nearby technology-friendly commercial properties, called "intelligent buildings." From the Mississippi Real Estate Commission… New form on its way The Mississippi Real Estate Commission is in the process of revising one of its mandatory forms to be posted on its website prior to implementation July 1, 2004. The Cooperative Agreement for Non-Mississippi Licensed Brokers will be revised to further clarify that no money leaves the state in commission or referral fees unless the form is on file with MREC. The form also clarifies that only the principal broker is involved in the cooperating agreement. BPOs for a fee = Disciplinary action If a licensee receives any consideration (money, credit cards with a specific "balance" from retailers or any other valuable consideration) for providing a broker price opinion (BPO) or comparative market analysis (CMA), the minimum disciplinary action will be a three-month (90-day) suspension of the license and an equal penalty for the licensee’s broker depending upon the broker’s knowledge and participation. Rule IV A (7). License reciprocity with other states MREC is in the process of sending letters to other state’s Real Estate Commissions requesting that they allow license-for-license reciprocity for Mississippi licensees in exchange for equal licensing privileges for the out-of-state licensees. Effective July 1, 2004, all Mississippi residents who apply for a real estate license Aug. 31 – Sept. 3 Aug. 23 – Sept. 2 under the terms of a reciprocal agreement Sept. 27 – 30 with another state will be required to complete a 30-hour post-licensing course Nov. 15 – 18 Oct. 18 – 21 approved by the MREC. YOUR NECK OF THE WOODS Local Board & AE Forum In Mississippi, there are 22 local boards servicing REALTORS ® in every corner of the state. Here’s what’s going on in their communities: Biloxi-Ocean Springs The Biloxi-Ocean Springs Association of REALTORS ® hosted a Golf Tournament in May benefiting the Make-A-Wish Foundation. Special thanks to everyone who made the event a success. Sandra Edwards, Heather Jordan, and Billie Myrick are looking forward to completing their Leadership training in August. Clarksdale No information available. Cleveland The Cleveland Board of Realtors ® recently sponsored a cash award for the outstanding real estate student at Delta State University. The award was presented at DSU's College of Business awards banquet in April by Cleveland Board President Libbi Logan. The board also hosted eight hours of continuing education in April, including the Quadrennial Code of Ethics class. The board would like to thank members from surrounding boards for participating and Jo Usry, Vice President of Professional Development, for the Mississippi REALTOR ® Institute and Instructor Nancy Windham for organizing the course. East Gulf Coast The East Gulf Coast Board of REALTORS ® voted in early May to merge with the Gulf Coast Association of REALTORS ® . By the time you read this notice, we’ll be moving toward having only two boards on the Gulf Coast and only one MLS. This will make real estate more efficient on the Coast. Four County Here in the Four County Board of Realtors ® area things seem to be happening all around us. New people moving into the area and new buildings going up make the future brighter for all of our REALTORS ® . The historic homes in our communities seem to be a particular draw to the area. Workers helped sand, texture and scrape in preparation for painting. Our annual Summer Social was held on June 3. Greenville Greenville REALTORS ® worked with Habitat for Humanity each Saturday morning during the month of May to promote community spirit as a group. We already reached our MARPAC goal by giving 126.2 percent which ranks us as one of the top five boards in Mississippi. Gulf Coast Upcoming Events: Mid-year Education Expo, June 24. Courses include: "Introduction to Wetlands Issues" and "Contracts 101". Hattiesburg Hattiesburg is proud of our 15 Sterling R MARPAC contributors. This was the largest number of Sterling R contributions ever received in a single day. Upcoming Events: Hattiesburg REALTORS ® and Home Builders will have their annual "Cook Out" honoring elected officials on July 6th. The Community Service Committee is working on its next project, "Parking With Your Neighbors," a fundraiser for the Hattiesburg Zoological Society. The event will be held at Kamper Park and will include food, fun and games for children. Jackson The Jackson Association held the JAR MS RPAC pageant May 4, raising over $5,000 in less than one hour. Natchez No information available. North Central Lots of welcomed changes are going on here in North Mississippi. First, our Board bids a fond farewell to Karen Michels our current AE. Karen has done such a wonderful job over the last few months. She will be missed. We are happy to announce that Elaine Little will join us as Karen's replacement. Second, our board just completed training last week with our new MLS provider, Navica Systems Engineering out of Greensboro, NC. Northeast Things are popping here in "The" Neck of the Woods: Northeast Mississippi! At press time, we had 51 more residential sales in April than this same period last year. Our committees are working overtime; our membership is growing; and the home inspection franchises seem to be the thing now! Our Fundraising Committee sponsored an auction in May with the proceeds benefiting Habitat for Humanity. And our May luncheon honored our great affiliates who do so much for us.
