Kroger Marketplace Announced

A Development Worthy of Support
Within three business days after the announcement that a Kroger Marketplace will
anchor a proposed $30 million shopping center on North Illinois Avenue, things
started to happen. During that seventy-two hour period, two national restaurant
chains, one national women’s apparel store and one local entrepreneur with startup
aspirations were in contact with the Oak Ridge Chamber. All requested site
plans and contact information about the new development, its outparcels, and the
approximately 12,000 square feet of small shop space that will be situated adjacent
to the anchor “superstore.” One restaurant’s real estate representative had “passed”
on Oak Ridge two years ago; another had visited the community twice in two years,
most recently about a week before the center was announced; the apparel store has
considered Oak Ridge in the past, but has been unable to find a suitable building in close proximity
to a “destination center.” These inquiries – whether they bear fruit or not – make significant
statements about the demand strength in our retail/restaurant trade area and about Oak Ridge’s ability
to attract consumers from beyond our city limits.
The Chamber has worked with shopping center developer Blanchard & Calhoun since last November
as the firm searched our inventory of available land and existing shopping centers. Some sites were
not for sale, and others were eliminated because existing retailers had active leases and ringing cash
registers. Some sites were simply too small to accommodate the Kroger Marketplace anchor, much
less the rest of the proposed development. But we are grateful Blanchard & Calhoun and Kroger,
faced with those obstacles, elected to persevere in what became an effort to acquire over fifty homes,
three commercial buildings and, perhaps, a church.
The impact of this development should be felt beyond the approximately 25 acres that is being
assembled. Kroger has informed us of intentions to “aggressively market” their existing leased
facility to other retailers interested in our market. And the new center’s proximity to Oak Ridge City
Center is, I believe, complementary. The project should reinvigorate nearby Grove Center, as well,
attracting new shoppers and generating greater attention to that important legacy shopping center.
Clearly, all of this adds up to a real “net gain” for Oak Ridgers.
In May of this year the Chamber sent a retail recruitment team to RECon, the nation’s largest retail
real estate convention. At that time, a Kroger real estate executive told us that expansion of the
company’s Oak Ridge presence was their “number one priority in the Knoxville market.” Blanchard
& Calhoun and Kroger are delivering on that promised priority. By the time this acorn reaches our
Chamber members, the process of rezoning for this shopping center should be well under way. It is a
rezoning that deserves widespread community support and unanimous approval from our municipal
planning commission and our city council. It makes economic sense, it makes “quality-of-life”
sense, and it represents an opportunity for Oak Ridge to take a very pro-business, pro-development
stand.
Sincerely,

Recruitment, Retention, Expansion...Oh My!
It’s hard to
believe that
the Oak Ridge
Economic
Partnership was
founded more than 10 years ago. The
Partnership’s mission remains simple and
focused; to recruit, retain & expand office
& industrial business to Oak Ridge.
During these slower economic times, it is
more critical than ever to be proactive in
keeping Oak Ridge on the radar screen of
potential companies and site consultants
looking for new locations or expansions.
In 2012, the staff at the Economic
Partnership has been laser focused on
the following objectives to ensure we are
Creating better business goals in 2013
“Your Success is Our Business”
If you have
registered in the
CCR (Central
Many small
business owners
use the New
Year as a time
to take a look at the state of their business
and list goals they want to accomplish
over the next 12 months.
Having clear, defined goals is a great way
to keep moving your business forward
and ensure you’re on the path to success.
However, sometimes it’s difficult to create
solid goals for your business, and it can be
even harder to actually attain them. Below
are some tips for creating better business
goals in 2013. You owe it to your business
to do it right.
•
Evaluate your business. How did 2012
look like?
• Set goals that excite you.
• Make the goals specific and attainable.
• Create milestone goals.
• Create a plan for how you’ll get there.
It goes without saying that creating clear
business goals is an important step in
consistently moving your business
forward and growing your brand.
However, not all goals are created
equal. The best goals are the ones that
are specific, plotted and allow you to
control the final outcome.
Q. How did you all meet?
A. Through the Young Professionals
of Oak Ridge.
How long have you lived or
Q. worked in Oak Ridge?
Adria: I started my elementary
A.
school career at Glenwood
Elementary right here in Oak Ridge and
I’ve ended up here again.
Jimmy: 3 years.
Where did you live/work before
Q. coming to Oak Ridge?
Adria: Previous to this job, I was
A. working in Knoxville and previous
to that I was living in Atlanta.
Jimmy: College Park, MD. I was a
student at the University of Maryland
and volunteer firefighter for Greenbelt
Volunteer Fire Department.
Q.
A.
Young Professional Spotlight
Meet Jimmy and Adria Landmesser
Meet Jimmy and Adria Landmesser -
newlyweds and young professionals.
What brought you to Oak Ridge?
Adria: Oak Ridge is very
well respected not only
in the state but also nationwide (globally
actually). With the work that is done in
the “Secret City” there’s some prestige
and appeal that goes along with living
and working here.

Jimmy: I went to high
school at ORHS and
was an intern for my
current employer (UT- Battelle) for three
summers during college and love the
area.
What do you think are strengths
Q. of Oak Ridge?
Adria: This is a very tight
A. group of community members.
The majority of people I meet are very
interested and vested in this area. It’s fun
to go around town to the grocery store
and see your friends and peers. There’s
a lot of passion about what’s happening
here and people are not afraid to have
their voices heard.
Jimmy: The lofty aspirations of the city.
The community strives for continued
improvement and works not to become
complacent even after past success.
What 2-3 things would you change
Q. about Oak Ridge?
Adria: I would love to have more
A. young people in the area and I
think that’s one common goal in the
community.
Jimmy: I would push for greater
development on the west end of
Oak Ridge. I know some residential,
industrial, and mercantile developments
have not been too successful (due in part
to a downturn in the economy) but trying
to redevelop the shopping space around
Jefferson Circle would be very beneficial
to residents on the west end.
What type of potential do you see
Q. in the city?
Adria: I love that Oak Ridge
A. wants to be the best at everything
whether that’s with education, national
security, whatever it is we are always
striving to be the best. I think with that
as our goal we can move forward with
anything we put our minds to.
Jimmy: I see Oak Ridge having the
potential to become the center of
commerce again for Anderson and Roane
Counties similar to the Farragut/West
Knox area has become for Knox and
surrounding counties.
What role/obligation does YPOR
Q. have in the community?
Adria: I think a really important
A. mission we have is to promote
Oak Ridge. We want to let others know
in East Tennessee what fun and important
things we are doing here. We have
tried to do that by having a variety of
opportunities for people to participate in.
We have casual meetings and social hours
that help with networking, we participate
in and organize service opportunities and
we have really gotten a great amount of
media attention for the Cash Mobs we
have initiated. The most fun thing to see
is now there are other cities in the area
that have “piggy backed” on that idea
and we have something to be proud of
for helping create that positive chain.
We look forward to other great ideas and
seeing where else we can go.
Jimmy: We have a responsibility to
take advantage of the opportunity to
reestablish Oak Ridge as a hub for
the surrounding area and maintain the
quality of the community Oak Ridge has
established for the past several decades.
