Location
The properties are located on the outskirts
of Ayr, in the suburb of Greenan which
lies south of the town. The subjects enjoy
delightful views of the Ayrshire coastline and
are in close proximity to Greenan Castle.
The properties are situated just off the
A719, the main link road between Ayr
and the nearby village of Turnberry. It is
bounded to the west and north by the
local access road, fields to the south
and east and Greenan Farm Cottage to
the north west. The property is situated
approximately 2.5 miles from Ayr town
centre, which boasts a range of retailing
such as Debenhams and Marks and
Spencer together with parks and leisure
facilities. More local facilities can be found
in Doonfoot approximately 0.8 miles to
the east of the property. The property
is in the catchment area for Doonfoot
Primary School, St John’s Primary,
Belmont Academy and Queen Margaret
Academy. Local bus links can be found
along Greenan Way, and there is a regular
rail service from Ayr railway station to
Glasgow and beyond.
Directions
Access to the site is provided by a minor
road off the A719. Heading south east
out of Ayr along Racecourse Road,
continue onto Doonfoot Road and then
Dunure Road. Continue straight on at
the Doonfoot roundabout, and take the
second right turn after the roundabout.
The junction for the minor road is
signposted High Greenan House. Turn
onto this road and bear right heading
towards the shore, past High Greenan
House and the property is on the right on
the corner.
Description
The property consists of 2 semi-detached
cottages both of which are suitable
for either conversion or new build. The
properties are single storey and are of
traditional stone construction with timber
windows and doors and are serviced by
mains water and electricity. The property
is in a state of disrepair, with renovation
works being required. The garden is south
facing and access to the properties is
provided from the minor road to the north
of the property. The south west property is
the larger of the two, and is approximately
1022.8 sq ft (95.0 sq m), with the north
east property being approximately
987 sq ft (91.7 sq m).
Planning
The property currently falls under South
Ayrshire’s Policy H9 in the current Local
Plan. This states that the Council will
give favourable consideration for the
conversion and re-use of a genuinely
redundant building of traditional character
for residential purposes. Initial talks
with the Council have said that they
may be accepting of a replacement or
a conversion of the existing dwelling
ensuring that the development is
sympathetic to the scale and character
of the local area. Interested parties
should contact South Ayrshire Planning
department for further information.
