Proposed Development<br />
There is an existing campsite within the woodl<strong>and</strong> area located to the<br />
south west of the main theme park area. The site has 75 pitches on<br />
close mown grass <strong>and</strong> provides on site facilities including toilets,<br />
showers, disabled facilities <strong>and</strong> Elsen points. An alternative campsite is<br />
required at The Park due to the current campsite being located within<br />
the site of the approved hotel. Construction of the hotel is expected<br />
to commence in Spring 2010, therefore alternative campsite<br />
arrangements are required for the 2010 season.<br />
<strong>Access</strong> to the site would be obtained via the existing gate which leads<br />
onto the Ley Field from the wooded area. This road leads directly to<br />
the main entrance.<br />
Drayton Manor Park currently operate a strict code of conduct on<br />
their campsite which restricts the types of groups who stay at the site<br />
(family units only) <strong>and</strong> restricts noise, music <strong>and</strong> vehicle speeds on the<br />
site. The same code of conduct will be applied to the proposed<br />
campsite.<br />
It should be noted that under permitted development rights, The Park<br />
would be able to operate the campsite on the Ley Field for up to 28<br />
days a year without obtaining specific planning permission. However<br />
the applicant is keen to secure permission for the use for as much of<br />
the year as is currently provided within the existing woodl<strong>and</strong><br />
campsite.<br />
The proposed campsite is to be located on the southern part of the<br />
Ley Field, as shown on the site location plan submitted with this<br />
application.<br />
The proposed camp site will, like the existing campsite, be maintained<br />
to a very high st<strong>and</strong>ard on close mown grass. The campsite will be<br />
informally laid out with campers being able to choose where they set<br />
up. The campsite will therefore not contain any serviced pitches.<br />
Today’s modern caravans generally have their own amenities by way<br />
of WC etc, however the proposal includes the provision of amenity<br />
buildings with toilets <strong>and</strong> showers <strong>and</strong> disabled facilities. It is proposed<br />
that the exact specifications <strong>and</strong> locations of these buildings could be<br />
determined through conditions attached to the permission.<br />
With regards sewerage <strong>and</strong> chemical disposal, a series of Elsen points<br />
will be provided along the northern boundary of the application site.<br />
From this point all the waste deposited either from mobile caravans or<br />
from the facilities buildings will be pumped to the main tank provided<br />
as part of the hotel development. It is considered that the precise<br />
details could be dealt with through the use of conditions attached to<br />
the permission.<br />
It is not intended to provide an on site office, at present bookings <strong>and</strong><br />
enquiries regarding camping facilities go through the general Drayton<br />
Manor Park office. This arrangement will not change.<br />
