Recently, someonewho hadowned his<br />

new<strong>Lakewood</strong><strong>Ranch</strong> home forlessthan<br />

ayear hired Ron Masseo toperform a<br />

home inspection. Even Masseo was abit<br />

surprised to be called on to check outso<br />

new astructure and he inquired of the<br />

owner as to why hewas having the inspection<br />

done.<br />

Theowner’s answer put it allinperspective<br />

–his costly home wasjustunderayear<br />

ld,and thebuilder’s home warranty peiod<br />

wasabout to runout.The home was<br />

o be listed forsale, andthe owner wanted<br />

n expert inspection of thehomesothatif<br />

herewereany problems that needed to be<br />

olved by thebuilder,he–the homeowner<br />

would have writtendocumentationfrom<br />

certifiedinspector to provethatcertain<br />

things required attention.<br />

Overall, the home was in great shape,<br />

but in checkingout thehome’sswimming<br />

ool and its pump and filtration system,<br />

Masseo asked the owner if he had ever<br />

used thepoolheater. When theowner relied<br />

that hehad not, Masseo examined<br />

hesystemand noticed thepipefromthe<br />

ome’s gaslinetothe pool heater hadnevr<br />

been connected! No one had ever noicedthis,<br />

andMasseo’sinspectionsaved<br />

wner didn’t even know where the filter<br />

ccess waslocated,and hadn’t changedit<br />

since moving in.When Masseo removed<br />

theold filter, he foundthree years’ worth<br />

of dust, dog hair and other dirt clogging<br />

the filter. The layer of accumulated crud<br />

wasalmosttwo inches thick!<br />

What are the major problems Masseo<br />

finds in his inspection work? Mold is becomingamajor<br />

concern, he said,especially<br />

in homes which have been foreclosed<br />

on by banks. Thebanks,inaneffort to reducetheir<br />

costs, oftenhavethe electricity<br />

turned off,which shutsdownthe airconditioningsystem,<br />

therebypromotingthe formation<br />

of mold withinthe structure. Another<br />

foreclosure-related concern comes<br />

from people whoare losing theirhouses,<br />

andwho trashthe homesprior to moving<br />

out, ripping cabinets from thewalls,tearingout<br />

sinks, andeventakingthe covers<br />

off electrical switch plates.<br />

Masseo noted that homeowners, in addition<br />

to getting to know howtheir home’s<br />

systems operateand howtheyneedtobe<br />

maintained,alsoshould be awarethatinsect<br />

androdentproblems canbereduced<br />

by making sure that plantingsaround the<br />

home do not rise or grow over the level<br />

of the roof. High plantings right next to<br />

the walls and roof ofthe home make for<br />

agateway into the roof structure for rodentsand<br />

insects.<br />

Whenshouldahomebeinspected?While<br />

Masseo workswithbuyers, sellers, banks<br />

andRealtors, he hasfound that it is in the<br />

best interest of ahomeowner who plans<br />

to sell hispropertytohaveaninspection<br />

done BEFORE thehomeisput on themarket.<br />

By doingthis, thesellerknows exactly<br />

what mayneedattention, andcan have any<br />

needed repairstaken care of BEFORE listingthe<br />

home,thuspreventingany expensive<br />

surprises for both the seller and the<br />

potentialbuyer.The inspection report becomesagoodnegotiating<br />

tool forthe seller.Inaddition,<br />

if Masseo does an inspection,and<br />

thehomedoesnot sell foralong<br />

period of time,hecan return to update the<br />

inspection at alater date –and at aminimalcost.<br />

Masseo also does specialized inspections,<br />

such as screening for Chinese<br />

drywall, specific insect or rodent problems,<br />

or waterdamage.<br />

TheOctober <strong>Lakewood</strong> <strong>Ranch</strong> Community<br />

Development District meetings took<br />

on an air ofpeace and tranquility. The<br />

mood wasincontrasttothe noisyrancor<br />

of thelastcoupleofsessions, when irritated<br />

residentsarrived at themeetingsready<br />

to challengetheir representatives over apparent<br />

assessment increases,some of which<br />

hadbeenpublished in error, andsomeof<br />

which had, bythe time of the meetings,<br />

been trimmedback. At theOctober meetings,the<br />

biggestpoint of controversy –ifit<br />

could be called that –was theactionofthe<br />

District 2board in refusingtogoalongwith<br />

adateand time forthe continuance of their<br />

meeting, which other district boards had<br />

alreadyagreedto. Other than that,things<br />

went rather smoothly.<br />

Each of the district boards approved a<br />

contract forthe newfiscal year with WilsonMillerEngineeringforgeneralengineeringservicesinthe<br />

amount of $10,000 per<br />

district. This pays forengineering supervisionofvarious<br />

smallprojectsthatneed<br />

taking care of during theyear, andincludes<br />

such thingsasgoing on record with theappropriate<br />

Manatee County departments<br />

to make sure that the county people followuponthe<br />

needsof<strong>Lakewood</strong><strong>Ranch</strong>.<br />

This, aswas pointed out, isoften necessary<br />

because people sometimes assume<br />

that everythingin<strong>Lakewood</strong><strong>Ranch</strong> is all<br />

new, anddoesn’t need thediligenceofthe<br />

county. District 1Chair June Stroup noted<br />

that there isarather large pothole in the<br />

southbound lane of <strong>Lakewood</strong> <strong>Ranch</strong> Boulevard,<br />

right at the turnoff into the Town<br />

Hall parkinglot,which needstobebrought<br />

to theattention of thecounty, since <strong>Lakewood</strong><br />

<strong>Ranch</strong> Boulevardisacounty-maintained<br />

roadway.<br />

District 1<br />

Outgoing Summerfield-Riverwalk Village<br />

Association president Carol Frankland<br />

reported that thehomeownersassociationbudgethas<br />

been loweredfor 2010,<br />

andthatHOA assessmentswillbelessas<br />

aresult. Thedistrictboard thankedCarol<br />

forher servicetothe community.<br />

Engineer Michael Kennedy informed<br />

the board that if residents want tolimit<br />

truck traffic on <strong>Lakewood</strong> <strong>Ranch</strong> Boulevard,their<br />

best move mightbetowrite letters<br />

to theManatee County BoardofCounty<br />

Commissioners, since at this time, the<br />

county isnot particularly inclined to restrict<br />

this traffic. Supervisor Phyllis Troy<br />

noted that anumberofcarshad been broken<br />

into inGreenbrook. Supervisor Alan<br />

Rothsaidthe problemwould be lessened<br />

if residents locked their cars and parked<br />

them in theirgarages.<br />

District 2<br />

OperationsDirector RyanHeisereported<br />

that therenovations to thegatehouse have<br />

been completed, asidefromasmall number<br />

of minor detailswhich will be takencare<br />

of by Thanksgiving. Heise also informed<br />

the board that OLM had given the landscapingcontractorascore<br />

of “94” in their<br />

last audit, which means that anumber of<br />

issues have been dealtwith. This score is<br />

considered to be ahighrating.<br />

Supervisor DonO’Leary warned board<br />

members and residents that the sheriff<br />

has promised to increase speed enforcement<br />

in November inthe Country Club,<br />

especially on MastersAvenue andArnold<br />

Palmer Green.<br />

District 4<br />

TheDistrict4boardapprovedtheamount<br />

of $49,912, $10,000 of whichisacontingency<br />

amount,for therepairoferodedareas<br />

of lake banksand trails damagedbyflooding<br />

from the Braden River in the AdventureParkarea.<br />

Operations Director Heiseispreparing a<br />

adraft setofrules forthe closingofAdventureParkincaseofdangeroussituations,<br />

such as the flooding which took place in<br />

that area recently.<br />

District 4Attorney Andrew Cohen reported<br />

that he is trying to get the Manatee<br />

County Sheriff’s Office to assist in<br />

enforcing rules against ATV use ondistricttrails.<br />

Supervisor NancyJohnson reported that<br />

the safety committee has requested that<br />

Heisenotifythe district of just what services<br />

will or will not be provided by thenew<br />

security contractor,once thecontracthas<br />

been put into force, so that residents can<br />

be informed. Supervisor Michael Spring<br />

informedthe boardthatfellowsupervisor<br />

Gordon Norquayisnow aboard member<br />

of the <strong>Lakewood</strong> <strong>Ranch</strong> Community Action<br />

Forum. Attorney Cohenrecommended<br />

that anyother supervisorswho attend<br />

meetings of theForum actonlyasobservers,<br />

Vanessa Baugh just celebrated another<br />

39th birthday onaget-away with<br />

hubby Don and abit of the bubbly.<br />

CentoAnni, greatlady.And,bythe way,<br />

check outVanessa’s newcolumnwithin<br />

these pages about the business ofsmall<br />

businesses.<br />

Emma andPhil (Ciaravino) Carvin<br />

spent their ninth anniversary on along<br />

awaited tour ofSicily. They celebrated<br />

the special day with atoast overlookingthe<br />

watersofthe Mediterranean. Although<br />

thiswas thevacationthey’dbeen<br />

planningfor some time,italsoprovided<br />

opportunitiestofinalize theresearchPhil<br />

hasbeendoing to secure hisItalian citizenship.<br />

It hasbeenalong, arduousprocess<br />

but arewarding search forhis familyroots.Salute!<br />

SueSeiter shared an update about the<br />

newPeace Presbyterian Church in <strong>Lakewood</strong><br />

<strong>Ranch</strong>. Itbecame afull-fledged<br />

congregation of thePresbyterianChurch<br />

U.S.A. in acharteringservice on Oct. 18,<br />

at whichtimethe Rev. ElizabethDeibert<br />

wasinstalled as pastor andthe Rev.<br />

Tricia Dillon Thomas was commissioned<br />

as parish associatefor youthand<br />

families.Inaddition, 12 elderselected by<br />

the Peace congregation were installed.<br />

The 135 charter members have secured<br />

fiveacres of land on Lorraine Road fora<br />

The following night found arousing<br />

fundraiser for breast cancer research<br />

when VanessaBaugh,DebbiePlotts,<br />

in pink golf shirts, served as back-up<br />

even though these three talented ladies<br />

seemed to have things under control.<br />

TheItalian American Clubof<strong>Lakewood</strong><br />

<strong>Ranch</strong> recently spent an interestingand<br />

pleasurableafternoon at the Rosa<br />

FiorelliWinery on C.R. 675justnorth of<br />

S.R. 70. Rosa and Antonio Fiorelli have<br />

acresofgrape vines whichproduce some<br />

tasty wines. Antonio has been working<br />

with University of SouthFlorida to develop<br />

new grape varieties that will flourishinthe<br />

Floridaheatand produceunique<br />

tablewines.The winery’spavilion, setin<br />

thecenter of thevineyard, accommodates<br />

more than 70 people forwinetasting anda<br />

buffetdinnerfor specialevents, privateparties,weddings,<br />

andbirthdays; it is available<br />

by special arrangement with theFiorellis.<br />

Antoniogives afascinating tour of thefullscalewinery,<br />

complete with walk-throughs<br />

of thepressingand agingrooms.The central<br />

building, at the entrance to the vineyard,<br />

offers wine tasting and sales to the<br />

general public six days each week. Itisa<br />

eveningofSept. 26.<br />

TheNight of Redisacharityevent benefitting theCommunity AIDS Network, an organization<br />

that functionsasapremier localsourcefor educationabout,and preventionof, AIDS andHIV,and<br />

also operates as asourcefor treatmentfor those infectedbythe disease.<br />

The evening got started with pulsating music and lights provided byDJSinna-G, kicking off a<br />

fashionshowfeaturinghip newstylesfromavariety of localshops,suchas<strong>Lakewood</strong><strong>Ranch</strong> Main<br />

Street’s Random, AClothes Encounter,and Dragonfly.Random’sKaren Robbins strutted down the<br />

catwalkinone of her store’s newlooks,arm-in-armwithhusband Carl.<br />

Afternumerousgiftpackageswereraffled off,therecameaparadeofthe “DragQueensfor Red<br />

Ribbons.” Their outlandish costumes and antics brought forth lots of cheers, especially from the<br />

us to abocce tournamentontheir<br />

threebeautiful home courts. We each put<br />

up 12 teams, accompanied by asignificant<br />

number inour cheering squads, and set<br />

to thecompetition.After a6-6 tie, we put<br />

forth ourplayoffteamofSergioBarionand<br />

AntonioFiorelli. In theend,the Cascades<br />

prevailed andwillhold thetrophy untila<br />

wintercompetition.Wethen adjourned to<br />

heCascadesclubhouse forsalad,pizza,<br />

ings,and wine. Abig thankyou goes out<br />

to LindaAhearnand theI-A Club at The<br />

ascades foragreat afternoon. OurOctoeroutingwas<br />

held at Rosa Fiorelli Winrywithawiney<br />

tour,winetasting, buffet<br />

inner, and music inside the pavilion set<br />

fternoon, enjoying the day and getting<br />
