Recently, someonewho hadowned his
owner as to why hewas having the inspection
done.
Theowner’s answer put it allinperspective
Overall, the home was in great shape,
but in checkingout thehome’sswimming
Masseo asked the owner if he had ever
iswife, Therese, soon movedtoFlorida,
here Ronwas thegeneral contractor of
ecord for Phoenix Homes inNaples for
e held variouspositions forseven years.
his lengthy experience is what makes
asseo’s servicesoworthwhiletohis cusomers.Heisacertifiedhomeinspector.He
relikely to need attention, andhow to go
bout getting theseproblems fixed.
What sortsofthings arecovered inaRon
asseo inspection?Thatmay depend on
hether the home isanolder one which
ayneeda“four point” (roof, plumbing,
eating/air conditioning, and electrical)
nspection to qualifyitfor insurance covrage,
or anewer home being checked
uttoassure abuyer that allsystems are
roperly functioning. With newerhomes,
asseo hasfound that many homeowners
ren’t very knowledgeableabout thevarous
systems in their home, and may not
now howtoproperlymaintainthem,so
heinspectionalsobecomes an educationl
experiencefor theowner.Herecalls inpecting
one local home and finding out
hat the homeowner had noidea that it
asnecessary to periodically change the
lter inthe air conditioning system. The
wner didn’t even know where the filter
ccess waslocated,and hadn’t changedit
EXPERIENCE WORKINGFOR YOUFROM 1
since moving in.When Masseo removed
theold filter, he foundthree years’ worth
of dust, dog hair and other dirt clogging
the filter. The layer of accumulated crud
wasalmosttwo inches thick!
What are the major problems Masseo
finds in his inspection work? Mold is becomingamajor
concern, he said,especially
in homes which have been foreclosed
on by banks. Thebanks, inaneffort to reducetheir
costs, oftenhavethe electricity
turned off,which shutsdownthe airconditioningsystem,
therebypromotingthe formation
of mold withinthe structure. Another
foreclosure-related concern comes
from people whoare losing theirhouses,
andwho trashthe homesprior to moving
out, ripping cabinets from thewalls,tearingout
sinks, andeventakingthe covers
off electrical switch plates.
Masseo noted that homeowners, in addition
to getting to know howtheir home’s
systems operateand howtheyneedtobe
maintained,alsoshould be awarethatinsect
androdentproblems canbereduced
by making sure that plantingsaround the
home do not rise or grow over the level
of the roof. High plantings right next to
the walls and roof ofthe home make for
agateway into the roof structure for rodentsand
insects.
Whenshouldahomebeinspected?While
Masseo workswithbuyers, sellers, banks
andRealtors, he hasfound that it is in the
best interest of ahomeowner who plans
to sell hispropertytohaveaninspection
done BEFORE thehomeisput on themarket.
By doingthis, thesellerknows exactly
what mayneedattention, andcan have any
needed repairstaken care of BEFORE listingthe
home,thuspreventingany expensive
surprises for both the seller and the
potentialbuyer.The inspection report becomesagoodnegotiating
tool forthe seller.Inaddition,
if Masseo does an inspection,and
thehomedoesnot sell foralong
period of time, hecan return to update the
inspection at alater date –and at aminimalcost.
Masseo also does specialized inspections,
such as screening for Chinese
drywall, specific insect or rodent problems,
or waterdamage.
TheOctober Lakewood Ranch Community
on an air ofpeace and tranquility. The
assessment increases,some of which
hadbeenpublished in error, andsomeof
which had, bythe time of the meetings,
been trimmedback. At theOctober meetings,the
biggestpoint of controversy –ifit
could be called that –was theactionofthe
went rather smoothly.
Manatee County departments
to make sure that the county people followuponthe
This, aswas pointed out, isoften necessary
because people sometimes assume
that everythinginLakewoodRanch is all
that there isarather large pothole in the
southbound lane of Lakewood Ranch Boulevard,
right at the turnoff into the Town
best move mightbetowrite letters
to theManatee County BoardofCounty
Commissioners, since at this time, the
county isnot particularly inclined to restrict
this traffic. Supervisor Phyllis Troy
the board that OLM had given the landscapingcontractorascore
considered to be ahighrating.
is very simple but yetitrequirestime,
energy,and discipline. We areall human
beings with human minds. The human
mindcan be so busy andscattered much
of thetime. Meditation is taking thetime
to leavethe busy mindofracingthoughts
andreturn to thesimplicityand clarityof
thehereand now. In meditation we allow
ourselves to slow down and observe the
activity of themind. So many of thethings
we oftenworry about oftenpassawayin
minutes.The more peaceful andcentered
we become as individuals, themore we are
able to stay groundedfor ourdaily interactionsatwork,
with family andlife. Also,
please join us at 7p.m. Nov. 14for an inspirationalmovie
SPIRITUALBEGINNINGS
Have youfeltisolatedinchurch? Hasno
oneasked what youcan contributetothe
life of thechurch? Have yousat in church
formanyyears wonderingwhen some form
of spiritualgrowthwould happen?Ithink
many Christians are inthis situation but
they do not know what canbedoneabout
it. The early church always met in small
groups in homesand in relationshipwith
each other. They were known and wanted
to know one another. Each and every
Christianwas valuable andhad avoice in
thechurch. Thechurchmoved forwardby
consensus asthey prayed and struggled
through issues with oneanother.Leadership
wasnot separatedfromthe church as
it is todayasallChristians took on themantleas“priest.”
Theonlyway forthe Jesus
to be theheadofthe church is to step aside
and“allow” Hisspirittotakethe lead and
become prominentasJesus intended. My
hope is to talk about theseissues initially
with thehopethateventuallywecan meet
