07/09 - US private equity fund manager Angelo Gordon announced<br />
plans is to invest a substantial proportion of its $2bn of property<br />
funds in the UK.<br />
Angelo Gordon is <strong>com</strong>bing the UK for opportunities and has lined<br />
up partnerships with UK property experts, such as <strong>Property</strong><br />
Merchant Group and Investream, to work on the prospective<br />
transactions.<br />
The privately owned fund manager is investing two funds: its<br />
$800m AG Core Plus Realty Fund II, of which it has already spent<br />
around 35%; and its $1.25bn opportunity fund, the AG Realty Fund<br />
VII, of which around 25% is invested.<br />

Anglesea Capital Ltd was formed by former Rockpoint director Rys<br />
Lewis.<br />
05/09 - Anglesea and Rockpoint bought a portfolio worth around<br />
£140m from Scottish Widows Investment Partnership. It is thought<br />
that Scottish Widows has retained a small stake in the portfolio.<br />
The equity from Anglesea and Rockpoint is being provided in a<br />
50:50 split.<br />
The portfolio, which produces around £15m a year in rental in<strong>com</strong>e,<br />
will be <strong>com</strong>bined with an existing industrial portfolio owned by<br />
Rockpoint and Anglesea, and financed by Eurohypo: the Fusion<br />
portfolio Rockpoint bought from Gladman in 2007 for £180m.<br />
The <strong>com</strong>bined portfolio is thought to be worth around £250m and<br />
totals almost 5m sq ft.<br />

03/09 - Evans <strong>Property</strong> Group made its first UK property<br />
investment in around three years with a £20m purchase in Leeds.<br />
The family-run business led by Michael Evans bought the 80,000<br />
sq ft 1 Park Row, the Leeds office of law firm Pinsent Masons, at a<br />
price that represents a net initial yield of around 7.5%, from Aviva<br />
<strong>Investor</strong>s.<br />
Evans sold more than half its property portfolio in July 2007, the<br />
height of the property boom, to Leo Noé’s REIT Asset Management<br />
for £425m.<br />
In November 2008, Evans secured a £175m debt facility from the<br />
Royal Bank of Scotland and Barclays. The five-year facility will fund<br />
purchases and allow Evans to take advantage of falling prices.<br />

06/09 - Al Salam Bank-Bahrain teamed up with Evans Randall, the<br />
private equity group, to acquire Milton Gate, at 1 Moor Lane, EC2<br />
for £127m. The seven-storey office, let to Addleshaw Goddard, the<br />
law firm, was acquired from UBS.<br />
The deal is the first for Al Salam Bank in the UK and is part of a<br />
push into Europe in partnership with Evans Randall. The<br />
transaction, which reflects an initial yield of 7.5 per cent, was<br />
structured to be in <strong>com</strong>pliance with Shariah principles.<br />
The bank is said to have up to £500m in equity to spend, which<br />
gives it considerable investment firepower when matched by debt.<br />
