03/09 - Evans <strong>Property</strong> Group made its first UK property<br />

investment in around three years with a £20m purchase in Leeds.<br />

The family-run business led by Michael Evans bought the 80,000<br />

sq ft 1 Park Row, the Leeds office of law firm Pinsent Masons, at a<br />

price that represents a net initial yield of around 7.5%, from Aviva<br />

<strong>Investor</strong>s.<br />

Evans sold more than half its property portfolio in July 2007, the<br />

height of the property boom, to Leo Noé’s REIT Asset Management<br />

for £425m.<br />

In November 2008, Evans secured a £175m debt facility from the<br />

Royal Bank of Scotland and Barclays. The five-year facility will fund<br />

purchases and allow Evans to take advantage of falling prices.<br />

Evans Randall is a privately held investment banking firm<br />

specialising in global structured finance, private equity and<br />

<strong>com</strong>mercial real estate investments.<br />

06/09 - Al Salam Bank-Bahrain teamed up with Evans Randall, the<br />

private equity group, to acquire Milton Gate, at 1 Moor Lane, EC2<br />

for £127m. The seven-storey office, let to Addleshaw Goddard, the<br />

law firm, was acquired from UBS.<br />

The deal is the first for Al Salam Bank in the UK and is part of a<br />

push into Europe in partnership with Evans Randall. The<br />

transaction, which reflects an initial yield of 7.5 per cent, was<br />

structured to be in <strong>com</strong>pliance with Shariah principles.<br />

The bank is said to have up to £500m in equity to spend, which<br />

gives it considerable investment firepower when matched by debt.<br />

06/09 - Evenacre bought Victoria House in Birmingham’s Colmore<br />

Row, for £1.5m. A branch of Lloyds TSB operates from the ground<br />

floor of the 10,000 sq ft premises. Office tenants at the four storey<br />

building include Manpower, Reed and Judd Faris.<br />

Office suites from 600–1,221 sq ft will be available to let following<br />

refurbishment, with rents circa the early £20s.<br />

Evenacre will undertake a £250,000 refurbishment at the building.<br />

Based in Droitwich, Evenacre has an existing portfolio of industrial<br />

and office premises around the Midlands.<br />
