2.1 Land Use Regulations<br />
When proposing a preservation, renovation,<br />
or new construction project for the Downtown<br />
there are a number <strong>of</strong> working assumptions to<br />
consider:<br />
Under the Planning Act, Offi cial Plan (OP)<br />
Land Use designations and subsequent Zoning<br />
Districts exist within the boundaries <strong>of</strong> the<br />
<strong>Queen</strong> <strong>Street</strong> <strong>Urban</strong> <strong>Design</strong> Area and each<br />
contains a unique set <strong>of</strong> conditions. While the<br />
vast majority <strong>of</strong> the study area is designated<br />
Commercial under the Offi cial Plan and is zoned<br />
Central Commercial, development in this area<br />
must be mindful <strong>of</strong> the adjacent institutional<br />
and residential uses and ensure landuse<br />
compatability.<br />
For reference, the following map identifi es the<br />
location <strong>of</strong> the various zoning Districts.<br />
