When was the last time you had a<br />

According to Rodney Misener, home<br />

inspector and general manager of Trinity<br />

Inspection Services, homeowners should<br />

have their homes inspected every other year<br />

because “generally, there are people who<br />

aren’t aware of what’s going on in their<br />

home.”<br />

Misener compares owning a home to owning<br />

a car. A car goes in for a tune-up once a<br />

year, and a house is no different; often it’s a<br />

person’s largest investment and keeping up<br />

on maintenance reduces the cost of owning a<br />

home in the long run.<br />

However, Trinity Inspection Services can<br />

“<strong>The</strong> home buying process is stressful<br />

enough; by conducting a comprehensive<br />

electrical and even structure of the home<br />

He goes on to explain that Trinity Inspection<br />

reason being, to detect any leaky pipes<br />

or even loose connections that may become<br />

Home transactions usually occur more<br />

frequently this time of year, March<br />

through July, and with a huge investment<br />

hanging over your head, it’s better<br />

to know what you are getting yourself<br />

into beforehand.<br />

expected to slow in second half<br />

Real estate sales appear to be slowing year-over-year as summer advances<br />

in Nova Scotia. Residential listings sold through the Multiple<br />

Listing Service® (MLS®) System from April to June 2010 are up 3.2<br />

per cent when compared to the same three months in 2009. <strong>The</strong> Nova<br />

Scotia Association of REALTORS® (NSAR) also reports a 0.8 per cent<br />

decrease in listings.<br />

“<strong>The</strong> Canadian Real Estate Association reported that 70 per cent of<br />

Canadian markets saw a decrease in sales in June,” says Karen Edwards,<br />

president of the Nova Scotia Association of REALTORS®.<br />

“While the winter and spring were fairly busy with activity in Nova<br />

Scotia, the summer season is expected to cool sales.”<br />

Areas that saw the highest increase in sales were the South Shore<br />

and Yarmouth. Larger increases in sales and listings in Yarmouth<br />

could be due to more REALTORS® using NSAR’s MLS® System than<br />

in 2009 and not truly reflective of the current situation.<br />

“Yarmouth will be an important market to watch over time,” comments<br />

Edwards. “If listings continue to increase, pricing will most<br />

certainly be affected.”<br />

ensuring your bathroom<br />

is safe and comfortable for<br />

►First, ask yourself who<br />

will need to use the bathroom.<br />

For example, do the<br />

users need to have easy and<br />

Does your family<br />

prefer to use the shower or<br />

bathtub Does anyone in<br />

that might require greater<br />

manoeuvering space or grab<br />

bars beside the toilet and<br />

near the bathtub or shower.<br />

Do you worry that a family<br />

member might fall<br />

► If anyone in your home<br />

has limited mobility, you<br />

may need to consider safety<br />

issues such as having a<br />

larger bathroom, placing<br />

controls within<br />

easy reach, incorporating<br />

non-slip surfaces and adequate<br />

lighting, and providing<br />

a raised seat for the<br />

toilet.<br />

► To ensure your bathroom<br />

is as efficient as possible,<br />

place related elements together<br />

in the same location.<br />

For instance, locate the storage<br />

for make-up and medicines<br />

near the vanity or sink,<br />

and plan to have towels and<br />

bathing supplies near the<br />

shower so you don’t have to<br />

walk around the bathroom<br />

while wet. Consider providing<br />

storage options at a<br />

variety of heights.<br />

► To keep maintenance<br />

and cleaning to a minimum<br />

and to prevent mold from<br />

growing, make sure that the<br />

wall and floor surfaces in<br />

the shower are designed to<br />

drain fully. Adequate ventilation<br />

can also help eliminate<br />

moist air which could<br />

lead to mould and mildew<br />

on surfaces.<br />

► Bathrooms are one of<br />

the most common sites for<br />

falls and other accidents.<br />

To keep your family safe,<br />

choose a non-slip flooring<br />

surface and avoid placing<br />

bathmats or other tripping<br />

hazards on the floor.<br />

► If you have children, or<br />

if anyone in your home has<br />

Alzheimer’s disease, developmental<br />

disabilities or a<br />

reduced ability to feel temperature<br />

changes, consider<br />

installing a mixing valve to<br />

limit the water temperature<br />

in your home to a maximum<br />

of 49 degrees C.<br />

► Last but not least, make<br />

sure your bathroom has<br />

sufficient lighting, and try<br />

to avoid having any sharp<br />

edges on countertops or<br />

other surfaces.<br />

FIRST, CALCULATE<br />

YOUR NET WORTH.<br />

Your net worth is the total<br />

of all of your assets (including any investments,<br />

savings, properties, vehicles and other assets you<br />

own) minus your liabilities (such as any mortgages,<br />

car loans, personal or student loans, credit<br />

cards or other debts). Your net worth will give<br />

you an accurate snapshot of your current financial<br />

situation, as well as an idea of how large a<br />

down payment you can afford.<br />

your current<br />

monthly expenses<br />

to determine what<br />

kind of mortgage<br />

payment could<br />

comfortably fit<br />

into your budget.<br />

Your monthly<br />

expenses include<br />

your current housing<br />

expenses (such<br />

as rent, utilities,<br />

parking and other<br />

fees) as well as all<br />

other regular, nonhousing<br />

related<br />

costs (such as cable<br />

TV/Internet, debt<br />

payments, insurance,<br />

car fuel and<br />

repairs, clothing, medical and dental costs, child<br />

care expenses, groceries, entertainment and other<br />

expenses).<br />

Once you have a clear picture of your financial<br />

situation, figure out how much you can<br />

afford in monthly housing costs.<br />

As a general rule, your total monthly housing<br />

costs (including mortgage principal and interest,<br />

taxes and heating) shouldn’t exceed 32 per cent<br />

of your gross household monthly income. In addition,<br />

your entire monthly debt load (including<br />

mortgage payments, car or student loans, and<br />

credit cards) shouldn’t be more than 40 per cent<br />

of your gross household monthly income.<br />

If you have made all the necessary calculations<br />

and feel you are ready, it can be a good<br />

idea to select a lender and ask them to pre-approve<br />

you for a mortgage.<br />

Getting pre-approved lets you know in advance<br />

what price range you should have in mind<br />

when you are shopping for your new home.<br />

For most people, the hardest part of buying<br />

a home – especially a first home – is saving<br />

for the down payment.<br />

With CMHC mortgage loan insurance, you<br />

can purchase a home with a down payment of<br />
