towards Cyberjaya.<br />
One of the many advantages that Cyberjaya has is that it<br />
is an administrative centre which is quite well-thought-out<br />
even as a township. It has beautiful landscapes as well as<br />
wide open spaces and is comparable to Seri Kembangan,<br />
Serdang and Balakong.<br />
James Tan (JT): IOI Vivo City, Bandar Kinrara and some other<br />
pockets of land within Puchong have still yet to be developed.<br />
Even Bandar Bukit Puchong is not fully developed yet and<br />
the same goes for the 170 acres behind IOI Mall. Of course,<br />
there is also the Ayer Hitam Forest Reserve which may or<br />
may not be gazetted in the near future. As far as freehold<br />
land is concerned, people do not take that into consideration<br />
as much as they used to as the price difference between a<br />
freehold land and a leasehold land is nominal.<br />
Regarding the spill-over from Puchong into Cyberjaya, only<br />
something positive can come of it. Give Cyberjaya a few more<br />
years and you will definitely see it develop into something<br />
better. One big driving factor is the Maju Expressway (MEX)<br />
which provides the area with great accessibility.<br />
As more facilities start operating in Cyberjaya, there will<br />
definitely be an increase in migration there. One current<br />
example would be all the big players in property developing<br />
some kind of property in the area. Pair this with the extension<br />
of the LRT lines in parts of Puchong and developers have all<br />
the more reason to move into Cyberjaya in a bigger capacity.<br />
Kevin Lim (KL): Puchong continues to offer good options for<br />
development with key players such as IOI Group, Bukit Hitam<br />
Development Sdn Bhd and Hap Seng Consolidated Berhad<br />
still having new launches for freehold landed and high-rise<br />
projects there. The ever-increasing appeal of Puchong,<br />
evidenced by strong take-up rates of new launches, shows<br />
the maturity of the township, thus drawing new residents<br />
from surrounding areas.<br />
This will inevitably expand its boundaries to the limit and spillover<br />
into Cyberjaya, which is also experiencing a renaissance<br />
of sorts in its property offerings. The LRT extension will<br />
improve connectivity, raising its appeal even more. The spillover<br />
will create stronger demand for Cyberjaya and grow<br />
the population there, which has had challenges in drawing<br />
residents in the past. This is further augmented by the<br />
recent opening of shopping malls there to serve Cyberjaya’s<br />
