Honoring Our Past, Securing Our Future
Phi Kappa psi – California Epsilon
University of California, Los Angeles

“Especially during my years at UCLA, but also these many years later,
Phi Psi played an incredibly important role in my personal life, professional
life, and social life. Many of my closest, lifelong friends are my Phi Psi
brothers. This campaign represents perhaps the most meaningful way that
I can thank and honor the Phi Psis who came before me, who generously
and selflessly provided me and my Cal Ep contemporaries with the
opportunity and the venue to enrich our undergraduate days with
Brotherhood, camaraderie, and memories for a lifetime. It’s now our turn
to pay it forward for the future generations of Cal Eps, so that they may be
afforded the same rich, rewarding, and, in many cases, life-changing
opportunities that we were all so fortunate to experience.”
– Marc ThoMas ’91

OUR PROUD HERITAGE
For over 75 years, the California Epsilon Chapter of Phi
Kappa Psi has been an important part of UCLA. From our
founding in 1931 to the present, our proud history speaks for
itself with academic achievement, motivation, and leadership on
the UCLA campus. While many of our Brothers have gone on to
successful and distinguished careers in business, entertainment,
real estate, medicine, law, and countless other endeavors, the common
bond of our brotherhood remains, along with our shared principles
and values. Most of us can trace the roots of our success to
one place: Phi Kappa Psi. The early training we received through
our Fraternity, including leadership, organizational and social
skills, teamwork, and character, has been integral to our personal
development and success.
California Epsilon Chapter alumni should be proud of the legacy
we have helped create. Part of that heritage is our Chapter House,
which has been a proud and enduring symbol and home away from
home for nearly 2,000 undergraduate Brothers. While the Chapter
House has served us well for 80 years, we must overcome several
challenges in order to secure our future.

OUR NEED
Mold on the ceiling in the basement.
Ceiling in the Chapter Room.
“My Phi Psi experience at UCLA was a tremendous
complement to my education. I cherish the lifelong
friendships I made and did not realize until later in life
that this is not common among most fraternities. After
touring the house late last year, it became apparent that
it is in desperate disrepair and needs to be rebuilt so
future generations can experience what we did. I
encourage my Brothers to join in our effort, whatever
you can afford, and raise $5 million so that we can begin
the project as soon as possible.” – JiM harger ’78
Wall crumbling due to aging.
Simply put, after 80 years of hard use our
Chapter House is nearly unlivable. The
house is falling down around our
Brothers. The undergraduates are constantly
battling exposed wires, leaking pipes, mold
and other serious issues. Additionally, it is not
meeting the academic needs of our members.
A new facility will be instrumental in addressing
these challenges and will help achieve our
goal of providing a Chapter House that serves
as a proud symbol of our vision of excellence.
conTinuing our Legacy
Each of us has a duty to ensure the legacy of
the California Epsilon Chapter of Phi Psi. We
all took advantage of the lifelong relationships
and friendships, social activities, and leadership
development provided by the men who
invested in us without asking anything in
return. Now it is our turn to honor our past and
the memories of everyone who came before us
and secure the future of the next generation of
California Epsilon Phi Psis. This is our chance
to pay it forward.
safeTy
To ensure the safety of our members, the new
Chapter House will comply with all of the
stringent building codes associated with
building projects today; this will include the
installation of a fire-suppression system.
acadeMics and TechnoLogy
We have all seen the impact of technology
over the years, as devices not present during
your college years are now necessities,
including personal computers, high-speed
Internet access, e-mail, and cellular phones.
None of us know for sure what the future of
technology holds, but we must do our best to
make plans for the Chapter House with present
and future needs in mind. Study space and
academic needs have changed. The need for
quiet, well-lit, comfortable personal/group
study space within the Chapter House is
necessary for our members to compete academically.
We must rebuild the Chapter
House with this as a top priority.
coMpeTiTion
Today’s students and their parents demand
more for their housing dollars. Increasingly,
students expect more room and more privacy.
The number of apartment complexes surrounding
the campus increases each year.
Amenities include covered parking, swimming
pools, fitness rooms, and clubhouses.
These options, coupled with more space and
privacy, draw both our older and prospective
members away from the Chapter House. The
bottom line: California Epsilon cannot present
the same housing product we have
offered for the past 80 years and have a realistic
hope of remaining the leader within the
UCLA Greek community. While we have no
intention of providing all of the amenities

OUR PLAN
For the past five years, the California Epsilon Company has been evaluating
long-term plans that will address the needs of our Chapter. Emphasis
has been placed on providing ample study space, a more competitive
physical structure, and access to technology to attract young men.
The California Epsilon Company hired SMS Architects of Irvine, California, to
design a facility that meets the ever-changing needs of undergraduates while
reflecting the heritage of the house that has served us well. The state-of-the-art
facility will cost approximately $5 million to construct, will be over 22,000
square feet, will sleep 50 or more undergraduates, and will provide 28 off-street
parking spaces. The goal is a high-quality, durable facility that will provide a
safe living and learning environment for decades to come, while maintaining
the storied history of Phi Kappa Psi. In all areas, the architect has been instructed
to address mandatory building and fire code requirements. In addition, we have
placed a special emphasis on the use of practical and durable building materials,
finishes, and fixtures.
While our Phi Kappa Psi experience has always been more than the bricks and
mortar of our Chapter House, our new house will provide our undergraduate
Brothers the venue to instill the values, principles, and goals of our Fraternity.
We have taken into account the needs of California Epsilon and benchmarked
those with what others have done, not only at UCLA, but across the country.
The plans and projects highlighted in this brochure help illustrate and explain
the intent to create a Chapter House that places emphasis on expanding and
enhancing the educational and personal experiences offered by membership in
Phi Kappa Psi—and maintaining California Epsilon’s rich tradition.
Exposed wiring and deteriorating fixture.
that apartments offer, we must offer a safe,
attractive, and efficient facility in order to
be a viable and competitive option.
coMMuniTy
Phi Psi’s importance to the UCLA experience
must not be understated. Fraternity membership
creates a tie to the University by providing a
sense of belonging and community within the
larger University setting. California Epsilon
Chapter has a long history of both undergraduate
and alumni leaders involved with the
leadership of the University.
In summary, in order for California Epsilon to
remain a premier fraternity at UCLA, providing
increasingly important value to our
Brothers' lives, we must rebuild our Chapter
House to attract the quality of men about
which we can be proud.

FLOOR PLANS
“I have heard people say [that] giving to a fraternity is wasteful or low on their priority list. My question is:
look around you, who are we We are all Fraternity Brothers, and what great Brothers we are. When we support
Phi Psi we are supporting every charity out there. Our Brothers are some of the most successful people that
walk out of UCLA. Give to Phi Psi and you are building on a legacy that produces great leaders and businessmen
of our world. Philanthropy is an important value of our Fraternity, and our Fraternity helped to instill it in
each of us. To say you can give to cancer [research] or children’s charities is of course noble, but to give to
Phi Psi helps develop men in those fields. Now that is a gift that will keep giving for another hundred years,
if not forever. Our house is almost 100 years old now. It helped shape who we are. If we do not all
give today it will be gone forever, and so will this legacy.”
OUR VISION
While there may be some differences in today’s Chapter
compared to the one you knew, all alumni can be proud
of the legacy we have helped create. Through an
intense focus on leadership, scholarship, discipline, and alumni
involvement, California Epsilon will position itself as a role model
at UCLA and throughout the fraternal world.
Phi Kappa Psi is committed to bettering individuals in order to
improve society. Thanks to innovative programs, such as the
Woodrow Wilson Leadership Academy and the President’s
Leadership Academy, Phi Psis continue to build upon the foundation
of our great Fraternity. One program in particular has positioned
Phi Kappa Psi as the preeminent leadership development
organization. The American Leadership Academy, founded by
Jerry nelson ’48, impacts more than 700 Phi Psis from around
the country each year. The academy is a week-long program that
provides education and training in the areas of ethics, career
development, group dynamics, and service. Over the last decade
more than 350 California Epsilon undergraduates have attended
this workshop and emerged as leaders within the Chapter and on
the UCLA campus. Additionally, nearly 100 California Epsilon
alumni have served as facilitators of the impactful program.
We must position ourselves to attract top student leaders who will
move our Fraternity forward. Students recognize the value of a positive
fraternity experience in a top chapter, and completion of this
project will help ensure Phi Psi’s place as one of the premier fraternities
on UCLA’s campus.
“I work with college-age men for a living and often
hear, ‘Kids today are different.’ While I think that can
be overstated, there are certainly differences in the
way they were raised and their outlook on the
world. And knowing the specifics of those differences,
I have concluded that the fraternity experience is more
crucial to the development of our future leaders than
ever before. I am supporting this campaign because
I know it will make an impact on the individuals who
choose the fraternal path, as well as help mold
future leaders for our communities.”
Protecting Our
Investment
Our investment in California Epsilon will ensure
the future success of our Chapter. College
fraternities play a relevant role in shaping the
lives of young men. Today, perhaps more than ever, it is
important that we provide young men with a small, groupliving
environment that offers them a solid foundation for
their education, and also affords them opportunities for
high academic achievement and the development of leadership
and social skills.
The undergraduate men have already made a commitment
to work hard in continuing the programs and traditions
that have benefited the lives of so many Phi Psis over the
years. Together with our undergraduates, the volunteer
leadership of the California Epsilon House Corporation is
committed to this major undertaking, which will allow us
to secure the future of our Chapter House and continue to
be the preeminent fraternity at UCLA.
This stage of our project requires assistance from a highly
selective group of alumni—like you. We are working to
identify alumni who have both the ability and interest to
provide major assistance to the project. Remember that
each of us benefited from the generosity, work, and
sacrifice of those who went before us. We all enjoyed the
comfort and brotherhood Phi Kappa Psi provided during
our years at UCLA. Now it is our turn to repay the
Fraternity and ensure that the same, wonderful experience
is available to others.

BE A PART OF OUR FUTURE
“Phi Psi takes a high school boy and supports his development into manhood. Our Brotherhood is an association
of men that offers meaningful friendships for life. We are each challenged to GIVE BACK so that new arrivals have
the same opportunities that we were given.” – Jerry neLson ’47
Each of us, simply by our presence, has contributed to the history
of the California Epsilon. How appropriate then that
each of our names be entered into its halls. All supporters of
the project investing $2,500 or more will be recognized on a prominently
displayed plaque. All donors investing $1,000 or more will
appear in campaign publications, unless otherwise requested.
Names will appear by category, relative to the size of their gift.
Gifts in honor or in memory of Brothers, as well as family and
pledge class gifts, are welcomed. Recognition in such cases will be
given to both the donor and the honoree.
Because of the magnitude of California Epsilon’s need, we urge all
Brothers to consider major gifts to the campaign. Gifts can be made
through the Phi Kappa Psi Foundation and designated for the
California Epsilon Campaign Fund. To help donors make the
largest gift possible, pledges may be spread over a five-year period.
Early lead gifts to the campaign are preferable to help reduce
borrowing costs. Gifts of securities are encouraged, as there are
often significant tax advantages to the donor. For professional
advice, please consult your tax advisor.
We urge your thoughtful consideration of this plan. With your support,
California Epsilon will continue to provide a quality living
environment that supports, nurtures, and develops outstanding
young men with the skills and confidence to face an ever-changing
world. The commitment we make today cannot be underestimated—it
will have a ripple effect on the lives of our California
Epsilon Brothers for years to come.
“When I pledged Phi Psi as a freshman, it exposed
me to many things I probably would not have
experienced at UCLA – most of them good. It provided
an environment to associate with others and I
developed friends with whom I still enjoy adventures.
We need to preserve this opportunity for the next
generation of brothers at UCLA. Think about doors
that were opened by brothers that helped you
become successful. Let’s all get behind building a
new house. Be generous. You will feel good about it
and be proud when the project is completed.”
California Epsilon House Corporation
924 Westwood Blvd., Suite 550
Los Angeles, CA 90024
Dear Gentlemen:
I am thrilled to hear of your decision to rebuild the chapter house. I believe your project will enhance our
community and help to establish an additional set of expectations for other fraternities to follow. I know
that the alumni board has worked tirelessly to make this project possible, and I am eager for the day when
I will have a grand tour of your new home.
With the long-standing relationship that Phi Kappa Psi has with the University of California, Los Angeles
and fraternity and sorority relations, I believe that Phi Kappa Psi members will continue to be leaders on
campus, adding to the rich tradition of the campus and Greek community. The physical facility is badly
in need of improvement and will provide chapter members with a new sense of ownership and a healthier
and cleaner place to call home. Throughout my tenure, Greek-life students who have a physical structure
that they are proud to call home tend to take risk management, themselves and their fraternal obligations
much more seriously. I know that the men will have a greater sense of pride for themselves and Phi
Kappa Psi when the new structure is completed.
The standards for student housing at the University of California, Los Angeles are increasing each year.
In our new residence halls and in apartments off campus, students are provided with sufficient study space
and technology to support their complex lifestyles and their academic work. As new fraternities are coming
onto campus and other houses are being remodeled, there has been an increase in recruitment numbers,
more involvement from alumni and better programs due to nicer and quieter spaces. With the new
structure, Phi Kappa Psi will continue to be competitive with other fraternities and will have a new
“product” that they can sell to potential new members.
I strongly support our fraternities and sororities and greatly value the contribution that Phi Kappa Psi
makes to the quality of student life at the University. I do hope that the chapter’s alumni will respond to
the capital campaign with a degree of generosity that reflects both appreciation for what Phi Psi has done
for them and a desire to see the chapter move into its next century. I know this is a hearty project to
undertake and I support your endeavors.
Sincerely,
Mande Adams
“Giving to the capital campaign fund was an easy decision for me. I look at my
life today and see traces of my experiences at Phi Psi and UCLA at every turn.
Whether it’s the friends I’ve retained from my college days, the professional
connections I’ve made over the years, or the memories that I have of my college
experience, Phi Psi played an integral role in all of them. Making a donation is a
meaningful way for me to give back to the Fraternity and will ultimately lead to
the development of a facility that all California Epsilon alums can be proud of.”
