Managing
Directors’
Commentary
very warm welcome to
A 2014 and as we write these
notes during the early weeks of
this year, we are excited by the
market reaction.
Despite the
really awful,
wet dreary
weather that we
experienced at
the start of this
year, Morrish have
seen a favourable
number of new
applicants to
our sales centres both at
Poundbury, Dorchester and
Tregunnel Hill in Newquay.
Although we have often
noticed new found vigour
amongst our clientele at
the turn of any new year,
this feels slightly different.
Positive interest in property
has been quickly converted
to a commitment to make a
reservation at both our main
“Positive
interest in
property has
been quickly
converted to
sales”
Duchy sites. Hopefully this
augers well for the future.
It has been important for us
to focus quickly on our sales
strategy and to this end we
created a new show house at
Poundbury for launch at the end
of January. It will be interesting
to review this launch weekend
during our Spring Newsletter,
but at this time of writing, we
have already reserved two of
the four houses in this sector.
The presentation of this show
house ought to enable the sale
of the other two remaining
houses within a
reasonable period
of time.
Back to this
Newsletter,
look out for the
Tregunnel Hill
review as we
reflect on our
official opening
back at the end
of November. We are also able
to comment on the planning
success that we have had
at Oaklands Avenue, Chard
in South Somerset and we
can also update our position
commercially at Forest Gate,
Ringwood.
Thank you again for taking
interest in our company and all
the very best for 2014.
FOREST GATE,
RINGWOOD
Forest Gate, Christchurch
Road, Ringwood is the
former Wellworthy site.
Morrish, in association
with their commercial
agents Sibbett Gregory
are introducing this major
new business park to the
market.
The site is approximately
7.0 hectares (17.36 acres)
and has been granted
planning for B1, B2 and B8
use, subject to conditions.
Parcels of serviced land
are offered for freehold
sale for commercial
development from approx
0.2 hectares (0.5 acres
and above). Alternatively,
completed commercial
buildings can be provided
to suit occupiers on a
design and build basis.
“Working
hard with the
specifications
to meet the
expected high
standard.”
Editorial Comment
It is time for reflection for Morrish. Very shortly, we will be
commencing a marketing programme for the very last sector of
residential property in the South West Quadrant at Poundbury.
Sector 2.27 will be an exclusive phase of just eight detached
houses, all of which are slightly larger than the average three-storey
property consistent with those on the frontage of Middle Farm Way.
There will be similarities of course, for example with the colonial
style balconies at first floor level.
However, in close association with Ben Pentreath, the Duchy’s
architect, each of these houses will have a certain individualism and
an interior design brief that reflects very much on traditional as well
as classical styling.
Morrish are working very hard at present with the specification,
which although distinctive within the South West Quadrant, will still
be to the same high standard.
For a flavour of what is to come, Morrish will install, for example,
a wet underfloor heating system beneath flagstones to each of
the ground floors. There will also be column style radiators fitted
on first and second floor level. In addition, the kitchens will be
farmhouse based with “manor house mantles” and Aga dual fuel
range ovens. Each kitchen will also feature a Belfast sink and
polished granite work surfaces with corresponding up stands.
It is anticipated that Morrish will prepare a show house to
demonstrate these changes for the summer of 2014.
“A Week in the Day”
Jamie Owen – Finishing Manager
It is a year now since
the start of the
build programme at
Tregunnel Hill and with
a number of Morrish’s
first purchasers safely
in residence over the
Christmas period, it is a good time to focus on
some of the crucial aspects involved in the role
of Finishing Manager.
Jamie Owen, has over 20 years experience
working extensively in the South West of
England and he explains that the challenges
presented at Tregunnel Hill are
vastly different from anything he
has previously been involved with.
“Working on a Duchy of Cornwall
development has its own set
of challenges with a distinct
philosophy. The attention to
architectural detail and the
exceptional specification is at a
level not commonly seen elsewhere”.
He joined Morrish back in September and has
settled in comfortably alongside Site Manager,
Mark Jackson. “We have a really good working
relationship and share the same set of values
and high work ethic. We both realise how
important it is to show how successful this
development will be so that there is a smooth
transition to the growth area at Nansledan“.
Build deadlines are of paramount importance
and despite a heavy workload and the
sufferance of significant delays due to extreme,
inclement weather the site is starting to mature
nicely and portray the first signs of character
that is synonymous with other Duchy sites.
“Instilled
by a great
determination
to succeed”
“We have been hit really hard by the weather
and have had to be careful from a health and
safety perspective. However, we have remained
focused to achieve our targets and it instils a
greater determination to succeed. The early
residents seem to appreciate what we are
trying to do to assist them in settling into their
new surroundings”.
Jamie’s principle role as finishing manager
entails ensuring that each property is finished
to the required specification and that the target
build completion dates are achieved so that
each one can be sold and completed at the
appropriate time.
“My strength is in the
communication and interaction
with trades. I am very fortunate
as I have worked previously with
many of the tradesmen currently
on site and have always retained
a good working relationship.
Through effective communication,
we are usually able to foresee any issues
which may be preventative in achieving our
deadlines”.
His communicative skills are extended further
to those needed with our respective purchasers
at the time of completion. “We have a general
routine where we try and have pre-handover
meetings with our buyers. This enables us
to pre-empt any snagging issues before
completion day. So far it seems to be working”.
Jamie has been appreciative of the support
from head office back in Dorset and knows
that the linkage here is crucial in retaining a
successful working relationship throughout the
duration of the site.
TREGUNNEL HILL
OPENING REVIEW
On Saturday 23 November
2013, Morrish formally opened
their Tregunnel Hill show house
to the public.
For the previous fifteen
months, Morrish in conjunction
with Bradleys estate agents
in Newquay marketed the
first phase of new houses at
Tregunnel Hill from plan. This
included an opening Preview
Day back in July 2012 and a
further site opening last spring.
During this time, all seventeen first phases houses had been
reserved, effectively from plan, exceeding all of the expectations
of both developer and agent.
Tim Bishop, Sales & Marketing Manager for Morrish commented
“It was apparent from the earliest discussions that we had with
Bradleys that there was a ready and progressive market for us
in Newquay. Bradleys had monitored the reaction of the local
community from the time that planning had first been granted.
There was a pent up demand for local housing within a close
proximity to the town and as importantly, Fistral Beach”.
“We are pleased to
see that the strong
interest generated
in the first phase has
continued through to
the new phase.”
Michelle Rich, Bradleys
“The show house opening was a good way of introducing our next build phase to provide a
further opportunity for applicants to purchase ahead of build completion. We have seen a
number of our unsuccessful first phase applicants return as well as a good number of new
purchasers”.
Morrish have ten houses only available in the current build programme to September 2014,
and can report that two of these plots are already reserved. Michelle Rich, branch manager
of Bradleys, Newquay has said “The introduction of Help to Buy has undoubtedly had a
bearing as we are fielding a high volume of enquiries from new first-time buyers as well as
investors and second-time purchasers”.
GEORGE TERRACE, POUNDBURY
The Launch Weekend
In view of the anticipation
in the market place towards
the end of 2013, Morrish
very quickly decided to
dress a new show house
along Bridport Road at
Poundbury.
“We have had success in the
sale of all our townhouses
in Sectors 2.85A and 2.86A
so it made good sense to
create a new show house
in our next phase, namely
George Terrace” said Steve
Morrish, Joint Managing-
Director.
To this end Morrish released Plot 12
during the last weekend of January.
Interestingly, they have already
reserved the two centre terrace
townhouses during the early new year period.
All four houses are versatile with good reception space on both
ground and first floor levels. This flexibility is extended to the
bedroom accommodation which is available on the first and
second floors.
Steve Morrish continues “the flow and flexibility of these
houses has enabled us to capture the widest possible audience
from young families through to professional couples and the
retired. Many of our purchasers are able to work from home
and accommodate guests without compromise”.
A flavour of this new show house can be seen in the
photographs attached to this article.
is centrally located in the heart of Ferndown
with a gated courtyard entrance and allocated
