A 2014 and as we write these<br />

notes during the early weeks of<br />

this year, we are excited by the<br />

market reaction.<br />

Despite the<br />

really awful,<br />

wet dreary<br />

weather that we<br />

experienced at<br />

the start of this<br />

year, Morrish have<br />

seen a favourable<br />

number of new<br />

applicants to<br />

our sales centres both at<br />

Poundbury, Dorchester and<br />

Tregunnel Hill in Newquay.<br />

Although we have often<br />

noticed new found vigour<br />

amongst our clientele at<br />

the turn of any new year,<br />

this feels slightly different.<br />

Positive interest in property<br />

has been quickly converted<br />

to a commitment to make a<br />

reservation at both our main<br />

Duchy sites. Hopefully this<br />

It has been important for us<br />

to focus quickly on our sales<br />

strategy and to this end we<br />

of January. It will be interesting<br />

to review this launch weekend<br />

during our Spring Newsletter,<br />

but at this time of writing, we<br />

have already reserved two of<br />

the four houses in this sector.<br />

Editorial Comment<br />

It is time for reflection for Morrish. Very shortly, we will be<br />

commencing a marketing programme for the very last sector of<br />

residential property in the South West Quadrant at Poundbury.<br />

Sector 2.27 will be an exclusive phase of just eight detached<br />

houses, all of which are slightly larger than the average three-storey<br />

property consistent with those on the frontage of Middle Farm Way.<br />

There will be similarities of course, for example with the colonial<br />

style balconies at first floor level.<br />

However, in close association with Ben Pentreath, the Duchy’s<br />

architect, each of these houses will have a certain individualism and<br />

an interior design brief that reflects very much on traditional as well<br />

as classical styling.<br />

Morrish are working very hard at present with the specification,<br />

which although distinctive within the South West Quadrant, will still<br />

be to the same high standard.<br />

For a flavour of what is to come, Morrish will install, for example,<br />

a wet underfloor heating system beneath flagstones to each of<br />

the ground floors. There will also be column style radiators fitted<br />

on first and second floor level. In addition, the kitchens will be<br />

farmhouse based with “manor house mantles” and Aga dual fuel<br />

range ovens. Each kitchen will also feature a Belfast sink and<br />

polished granite work surfaces with corresponding up stands.<br />

It is anticipated that Morrish will prepare a show house to<br />

demonstrate these changes for the summer of 2014.<br />

It is a year now since<br />

the start of the<br />

build programme at<br />

Tregunnel Hill and with<br />

a number of Morrish’s<br />

first purchasers safely<br />

in residence over the<br />

Christmas period, it is a good time to focus on<br />

some of the crucial aspects involved in the role<br />

of Finishing Manager.<br />

Jamie Owen, has over 20 years experience<br />

working extensively in the South West of<br />

England and he explains that the challenges<br />

presented at Tregunnel Hill are<br />

vastly different from anything he<br />

has previously been involved with.<br />

“Working on a Duchy of Cornwall<br />

development has its own set<br />

of challenges with a distinct<br />

philosophy. The attention to<br />

architectural detail and the<br />

exceptional specification is at a<br />

level not commonly seen elsewhere”.<br />

He joined Morrish back in September and has<br />

settled in comfortably alongside Site Manager,<br />

Mark Jackson. “We have a really good working<br />

relationship and share the same set of values<br />

and high work ethic. We both realise how<br />

important it is to show how successful this<br />

development will be so that there is a smooth<br />

transition to the growth area at Nansledan“.<br />

Build deadlines are of paramount importance<br />

and despite a heavy workload and the<br />

sufferance of significant delays due to extreme,<br />

inclement weather the site is starting to mature<br />

nicely and portray the first signs of character<br />

that is synonymous with other Duchy sites.<br />

“We have been hit really hard by the weather<br />

and have had to be careful from a health and<br />

safety perspective. However, we have remained<br />

focused to achieve our targets and it instils a<br />

greater determination to succeed. The early<br />

residents seem to appreciate what we are<br />

trying to do to assist them in settling into their<br />

new surroundings”.<br />

Jamie’s principle role as finishing manager<br />

entails ensuring that each property is finished<br />

to the required specification and that the target<br />

build completion dates are achieved so that<br />

each one can be sold and completed at the<br />

appropriate time.<br />

“My strength is in the<br />

communication and interaction<br />

with trades. I am very fortunate<br />

as I have worked previously with<br />

many of the tradesmen <strong>current</strong>ly<br />

on site and have always retained<br />

a good working relationship.<br />

Through effective communication,<br />

we are usually able to foresee any issues<br />

which may be preventative in achieving our<br />

deadlines”.<br />

His communicative skills are extended further<br />

to those needed with our respective purchasers<br />

at the time of completion. “We have a general<br />

routine where we try and have pre-handover<br />

meetings with our buyers. This enables us<br />

to pre-empt any snagging issues before<br />

completion day. So far it seems to be working”.<br />

Jamie has been appreciative of the support<br />

from head office back in Dorset and knows<br />

that the linkage here is crucial in retaining a<br />

successful working relationship throughout the<br />

duration of the site.<br />

TREGUNNEL HILL<br />

OPENING REVIEW<br />

On Saturday 23 November<br />

2013, Morrish formally opened<br />

their Tregunnel Hill show house<br />

to the public.<br />

For the previous fifteen<br />

months, Morrish in conjunction<br />

with Bradleys estate agents<br />

in Newquay marketed the<br />

first phase of new houses at<br />

Tregunnel Hill from plan. This<br />

included an opening Preview<br />

Day back in July 2012 and a<br />

further site opening last spring.<br />

During this time, all seventeen first phases houses had been<br />

reserved, effectively from plan, exceeding all of the expectations<br />

of both developer and agent.<br />

“It was apparent from the earliest discussions that we had with<br />

Bradleys that there was a ready and progressive market for us<br />

in Newquay. Bradleys had monitored the reaction of the local<br />

community from the time that planning had first been granted.<br />

There was a pent up demand for local housing within a close<br />

proximity to the town and as importantly, Fistral Beach”.<br />

and can report that two of these plots are already reserved. Michelle Rich, branch manager<br />

of Bradleys, Newquay has said “The introduction of Help to Buy has undoubtedly had a<br />

bearing as we are fielding a high volume of enquiries from new first-time buyers as well as<br />

investors and second-time purchasers”.<br />

The Launch Weekend<br />

In view of the anticipation<br />

in the market place towards<br />

the end of 2013, Morrish<br />

very quickly decided to<br />

dress a new show house<br />

along Bridport Road at<br />

Poundbury.<br />

“We have had success in the<br />

sale of all our townhouses<br />

in Sectors 2.85A and 2.86A<br />

so it made good sense to<br />

create a new show house<br />

in our next phase, namely<br />

George Terrace” said Steve<br />

To this end Morrish released Plot 12<br />

during the last weekend of January.<br />

Interestingly, they have already<br />

reserved the two centre terrace<br />

townhouses during the early new year period.<br />

All four houses are versatile with good reception space on both<br />

ground and first floor levels. This flexibility is extended to the<br />

bedroom accommodation which is available on the first and<br />

second floors.<br />

OSBORNE PLACE, FERNDOWN<br />

Morrish are able to confirm that they<br />

completed the sale of the final apartment<br />

at Osborne Place in Ferndown at the end of<br />

January. In summary, the sales programme<br />

ran for approximately two years, in which time<br />

the interest ranged from first-time buyers,<br />

purchasing using the Morrish 75/25 Scheme to<br />

investors and retired persons. Osborne Place<br />

is centrally located in the heart of Ferndown<br />

with a gated courtyard entrance and allocated<br />
