BENEFITS
“WE WERE ATTRACTED TO THIS BUILDING DUE TO ITS ROAD COMMUNICATIONS
AND RAPIDLY GROWING SUPPLY OF LABOUR.”
Paul Leggett, Head of Logistics, Debenhams
WHY PETERBOROUGH
Greater Peterborough belongs to one of the fastestgrowing
economies in the UK. The city is being
revitalised by a dedicated regeneration company,
Opportunity Peterborough, and has recently been
included as a growth area within the “London -
Stansted - Cambridge” corridor.
Peterborough continues to capitalise on its excellent
location, transport connectivity, labour availability
and strength in important sectors and industries, such
as food and the environment.
Peterborough has been selected as a distribution
location by a number of important companies - for
instance, Debenhams and Willis & Gambier on the
adjacent site and IKEA, whose distribution centre is
located nearby.
Tesco expressed satisfaction with the quality of
job applicants when it moved to the North East
of Peterborough for a similar - scale distribution
warehouse. Generally, labour costs in Greater
Peterborough are highly competitive compared
with the national average, especially in comparison
with London and the South-East.
Other major manufacturing / distribution occupiers
include; Indesit, Peter Brotherhood, Baker Perkins,
Perkins Engines and Mars Petfoods.
THE COMMUNITY
Housing is another strong feature in Peterborough, with
the development of more than 7,500 new homes in four
neighbourhoods at Hampton, south of the city. Hampton is the
largest private development in Europe, a mixed-use community
on 2,500 acres of land. Most of the land has been remediated
and brought back into productive use for the first time in
decades, after 125 years of extraction by the brick industry.
Besides residential development, the Hampton Masterplan
includes retail, industrial, commercial and leisure / community
amenities, large open areas and nature reserves. The ratio of
house prices to average wage incomes compares well with the
wider region and very favourably with the rest of the southern
counties. Hampton will be a considerable advantage for
re-locating staff at all levels, including management.
Peterborough Population: 158,000
+10 miles: 236,970
+15 miles: 345,700
+20 miles: 542,675
Forecast Growth - Peterborough is scheduled to have at
least 22,000 new houses and 18,000 new jobs, increasing
the population by 40,000 by 2020.
ABOUT US
“THIS BUILDING IS A BIG STEP FOR US IN THE
SHORT TERM, BUT IT’S A BIGGER BUILDING
BLOCK FOR OUR FUTURE.”
Michelle Garrett, Operations Director, Willis & Gambier
ProLogis is the leading developer of industrial and distribution
buildings in the UK and throughout the world. The company
has amassed a significant landbank and is able to offer build
to suit opportunities across its UK developments to meet
customers’ specific materials handling requirements. In addition,
with a commitment to innovation in sustainable development,
an increasing number of ProLogis’ award-winning schemes are
rail-linked and from January 2008 ProLogis pledged to achieve
a minimum BREEAM rating of Very Good for all new warehouses
in the UK. The company’s world-class portfolio of customers
includes household names, such as M&S, Sainsbury’s, Tesco, the
Co-operative Group, ASOS and Argos.
ProLogis’ developments are financed from internal resources,
which means the company is not reliant on third-party funding
and, unlike trader-developers, ProLogis not only builds speculatively
to a very high quality, but also retains a long-term ownership and
management interest in its industrial and distribution parks and the
communities they serve.
