The Requirement<br />

Single price retailer, 99p Stores had been growing before<br />

the economic downturn, but the recession and the collapse<br />

of Woolworths rapidly accelerated both its sales and store<br />

expansion programme. Having acquired a number of prime<br />

Woolworths’ sites, the company needed to increase its<br />

distribution capacity quickly.<br />

99p Stores needed the structure of the lease to reflect its<br />

business plan.<br />

99p Stores operates on small margins, therefore it was vital<br />

that the building would be cost-effective to operate.<br />

99p was keen to retain its existing staff and therefore needed<br />

its new facility to be close to its existing 152,498 sq ft<br />

warehouse at <strong>Prologis</strong> Park Daventry.<br />

The Solution<br />

In April 2009, 99p Stores had only 12 months remaining on<br />

the lease of its existing facility, so it started talking to <strong>Prologis</strong><br />

about moving to a larger building. Although 99p Stores then<br />

started to focus on a second-hand warehouse in Rugby,<br />

it soon became clear that this building would not suit its<br />

operations and it re-opened discussions with <strong>Prologis</strong><br />

In March 2010 a deal was signed on a new 372,572 sq ft<br />

distribution centre at <strong>Prologis</strong> Park Pineham.<br />

The lease was structured so that 99p Stores can manage<br />

early payments in line with its growth forecast. In addition,<br />

<strong>Prologis</strong> included the building fit-out as part of the deal,<br />

which meant that 99p Stores was able to maintain the<br />

continuity of its operations and move with the minimum<br />

disruption to its business.<br />

Another important benefit was that the two buildings<br />

are located in the same area, so 99p Stores was able to<br />

retain staff.<br />

With BREEAM ‘Excellent’ accreditation and an EPC ‘A’ rating<br />

(CO 2 index 25), the operational energy costs of the new 99p<br />

Stores building are 67% lower than an older EPC ‘E’ rated<br />

(CO 2 index 76) building of the same size.<br />

The Result<br />

99p Stores has moved into its new facility at <strong>Prologis</strong> Park<br />

Pineham and it is now planning its next phase<br />

of expansion. As Gordon Brown, the company’s<br />

chairman said:<br />

We are now working with <strong>Prologis</strong> on our mid-term<br />

plan of opening another NDC within four years in the<br />

north of England to build our chain to over 600 stores.<br />

CASE STUDY


The Requirement<br />

Online fashion retailer ASOS was based at a 158,250 sq ft<br />

warehouse facility at <strong>Prologis</strong> Hemel Hempstead. However,<br />

in the year ending 31 March 2010, it had delivered sales of<br />

£223 million, an increase of 35% over the previous year and it<br />

needed to expand.<br />

As part of its expansion, ASOS needed to relocate to an area<br />

where there was a skilled labour pool from which to recruit.<br />

It was vital that the new facility should have easy access to<br />

the UK motorway network.<br />

The Solution<br />

<strong>Prologis</strong> was able to offer <strong>Prologis</strong> Barnsley, a<br />

530,002 sq ft cross-docked warehouse and the deal was<br />

signed in June 2010.<br />

As part of the deal, <strong>Prologis</strong> carried out a full fit out so that<br />

ASOS could relocate with minimum disruption to its business.<br />

One of the main attractions of this location for ASOS is that<br />

Barnsley has a skilled workforce available with the expertise<br />

that ASOS needs to expand its customer base.<br />

Another important benefit of the Barnsley site is that it is<br />

close to Junction 36 of the M1 and to Junction 37 of the<br />

A1(M), which means that ASOS is within a two hour drive<br />

time of 15 million potential customers.<br />

The new BREEAM ‘Excellent’ accredited building with an<br />

EPC ‘A’ rating (CO 2 index 24) mean that the building will be<br />

cost effective to run. In comparison with a new Building<br />

Regulations compliant building of the same size that has<br />

achieved an EPC B (CO 2 index 48) rating, <strong>Prologis</strong> Barnsley<br />

offers a 50% reduction in energy costs. This saving increases<br />

to 77% when the new ASOS facility is compared to an<br />

older existing building that has a typical EPC E (CO 2 index<br />

103) rating.<br />

ASOS has moved into its new strategically located, costefficient<br />

building. As chief executive, Nick Robertson said:<br />

CASE STUDY


The Requirement<br />

Alongside its passenger and freight transport business,<br />

Heathrow Airport operates separate and rapidly expanding<br />

retail and service industries that require an efficient 24hour<br />

logistics operation. Because of the airport’s lay-out<br />

restrictions and the potential environmental impact of the<br />

vehicles delivering to individual outlets, BAA plc needed a<br />

purpose-built, secure off-site consolidation centre.<br />

The Solution<br />

<strong>Prologis</strong> worked with BAA to design the Heathrow<br />

Consolidation Centre at <strong>Prologis</strong> Park Heathrow. Operated<br />

by DHL, the Centre provides 56,288 sq ft of ambient, chilled<br />

and frozen storage to 185 airport retailers. 1680 deliveries a<br />

week are received into 19 loading bays. The goods are then<br />

collated and stored until they are required by the outlets at<br />

Heathrow’s five terminal buildings.<br />

This consolidation process means that an average of only 341<br />

vehicle trips a week are necessary to make 2454 deliveries<br />

to the airport. This not only brings down transport and<br />

operational costs, it also reduces the environmental impact<br />

of the delivery traffic on the airport and the surrounding<br />

area. By the end of 2008, 130,000 vehicle km were saved by<br />

decreasing the number of 16km round trips. This means<br />

a reduction of 134,000 kg of CO2 emissions and 12,000kg<br />

of NOX.<br />

The multi-user function of the Consolidation Centre has<br />

encouraged collaboration among suppliers, which in turn<br />

has led to further environmental initiatives, such as reusable<br />

packaging, recycling waste oil and using electric vehicles.<br />

With so many different customers, security is a vital<br />

consideration at the new facility and to meet this requirement,<br />

<strong>Prologis</strong> developed an innovative security system. This<br />

includes full CCTV cover, complemented by state-of-the-art<br />

control measures.<br />

The Result<br />

We are delighted with the new centre. It has<br />

meant that we can build on our previous success by<br />

consolidating all Heathrow retail deliveries, including<br />

those for Terminal 5.<br />

CASE STUDY


The Requirement<br />

BSH Home Appliances, the distribution arm of BSH Bosch<br />

und Siemens Hausgeräte - manufacturer of the Bosch,<br />

Siemens and Neff kitchen brands –needed a new<br />

400,000 sq ft UK distribution facility quickly. It was vital that<br />

BSH could move into its new premises by early December in<br />

time to meet the post-Christmas sales rush.<br />

The Solution<br />

<strong>Prologis</strong> was ideally placed to meet this requirement within<br />

the deadline as it already had planning permission for a<br />

building of this size at <strong>Prologis</strong> Park Kettering. Working with<br />

BSH, the existing design was modified to create a building of<br />

427,000 sq ft including 20,000 sq ft of offices over two floors<br />

and 10,000 sq ft of support/hub offices.<br />

Understanding the time constraints, <strong>Prologis</strong> guaranteed a<br />

30 week programme that would include fitting BSH’s lighting,<br />

heating and sprinkler systems while allowing the company<br />

access to the building before completion. As a result, BSH’s<br />

contractors were able to finish the fit-out in time for practical<br />

completion on 5 December.<br />

CASE STUDY


The Requirement<br />

Working with Dartford Borough Council in a joint venture<br />

partnership, <strong>Prologis</strong> was asked to create a sustainable community<br />

on a 264 acre site close to Junction 1a of the M25 motorway.<br />

The Solution<br />

<strong>Prologis</strong> developed a masterplan that aims to create The Bridge,<br />

an integrated mixed-use development that comprises 1.8<br />

million sq ft of employment space and 1,500 new homes along<br />

with leisure, retail, education and community facilities. The<br />

development also includes 80 acres of public open space and the<br />

award-winning Fastrack public transport system, which has been<br />

funded entirely by the development partners.<br />

Having secured a pre-let of 670,000 sq ft to J Sainsbury plc,<br />

<strong>Prologis</strong> undertook a £49.4 million infrastructure and site services<br />

contract that included 10 miles of new roads, including the<br />

Fastrack carriageway; the installation of over 72,000 feet of electric<br />

cable, 148,000 ft of telecom ducting and more than 35,000 ft of<br />

gas and water mains.<br />

Linking the site to local amenities and railway stations that<br />

include Ebbsfleet International, Fastrack offers a viable alternative<br />

to private car travel and therefore reduces the impact of the<br />

development on the local road network.<br />

To encourage an entrepreneurial culture, The Bridge includes<br />

the Nucleus, a 30,000 sq ft innovation centre together with<br />

live/work units, that will be ideal for start up companies on<br />

neighbouring plots.<br />

In partnership with local agencies and organisations, <strong>Prologis</strong> and<br />

Dartford Borough Council have set up a JobShop recruitment<br />

service on site to maximise the employment opportunities for<br />

local people, together with a LearningShop, that offers training,<br />

mentoring and funding advice for local businesses.<br />

The first phase of 1,134 new homes is being built by<br />

George Wimpey South East. These have been designed to<br />

create interesting, individual homes within safe,<br />

friendly neighbourhoods.<br />

At the centre of The Bridge is a Learning & Community Campus<br />

that includes a primary school, nursery, a library point and social<br />

services for both children and adults.<br />

The Bridge has been sensitively designed to protect and enhance<br />

the natural environment. Alongside the more formal landscaped<br />

areas, the development provides plenty of space for sport an<br />

recreation together with two reclaimed lakes, linked by a network<br />

of footpaths and cycle ways.<br />

The Result<br />

The first commercial buildings are operational and the first phase<br />

of new homes has been completed and sold. <strong>Prologis</strong> has started<br />

construction work in the SusCon building and the second phase of<br />

the George Wimpey development is on site.<br />

Fastrack is proving to be a successful means of reducing private<br />

car usage.<br />

The Bridge is emerging as a centre for environmental industries.<br />

It has already attracted the Institute for Sustainability and the<br />

SusCon academy, two organisations that are working on the new<br />

solutions for sustainable living.<br />

CASE STUDY


The Requirement<br />

The Co-operative Group (Co-op) was seeking to consolidate six<br />

existing operations into one distribution facility at a location<br />

from which it could deliver to retail outlets in Scotland and the<br />

north of England.<br />

Because the Co-op has undertaken to reduce its energy<br />

consumption by 25% on 2006 levels by 2012, it was important that<br />

the new distribution centre should be a low carbon building.<br />

Canada Life was seeking a long-term secure investment at a good<br />

yield for its annuity fund.<br />

The Solution<br />

<strong>Prologis</strong> was able to offer a site at Newhouse, near Glasgow,<br />

immediately adjacent to the M8 motorway and signed a pre-let<br />

with the Co-op for a 503,000 sq ft distribution centre.<br />

When agreeing the occupational deal, <strong>Prologis</strong> also entered into<br />

a forward commitment to sell the completed facility to<br />

Canada Life Ltd.<br />

The building has been designed and constructed to be energyefficient<br />

and cost-effective to run. As a result, it has achieved an<br />

EPC ‘A’ 8 rating (equivalent to a CO 2 index 20 under the English<br />

system), the lowest – and therefore the best – rating that <strong>Prologis</strong><br />

has achieved to date.<br />

This means that the energy costs of the new Co-op building will be<br />

56% lower than those of a benchmark new build of the same size<br />

rated EPC ‘B’ 18 (equivalent to a CO 2 index 48 under the English<br />

system) and 80% less than the energy costs of an existing building<br />

(EPC ‘E’ CO 2 index 102 under the English System).<br />

As well as its energy performance, the overall environmental<br />

sustainability of the building has been assessed.<br />

Areas such as management, health and wellbeing, transport, water<br />

use, materials and waste, land use and ecology and also pollution<br />

have been included in the initial assessment and as a result, the<br />

building is expected to achieve a BREEAM ‘Excellent’ accreditation.<br />

The building has been used as the first trial site for the<br />

development of a new product by Corus Colours Ltd. New highly<br />

reflective roof liner panels have been used throughout the ambient<br />

area of the warehouse and it is expected that this system will<br />

reduce lighting energy use by 7-8%.<br />

<strong>Prologis</strong> has also taken measures to eliminate the carbon<br />

embodied in the structure and fabric of the building. Embodied<br />

carbon emissions were measured by sustainability consultants<br />

Deloitte. Physical reductions in embodied carbon were recorded<br />

during construction and the remaining embodied carbon footprint<br />

has been offset by 100%.<br />

As a result of the combined reduction of operational and embodied<br />

carbon emissions, the building has a carbon intensity of 0.228<br />

tCO 2 e/m 2 /annum, which is 75% lower than that of a new<br />

benchmark building constructed in full accordance with current<br />

Building Regulations.<br />

The Result<br />

The Co-op has a new cost-efficient distribution centre that<br />

not only saves running costs but that also contributes to its<br />

corporate climate change targets.<br />

CASE STUDY


The Requirement<br />

<strong>Prologis</strong> Park Coventry is a 265 acre mixed-use development<br />

that has been built on the site of the former Coventry<br />

Colliery and Homefire coke-producing plant. Before starting<br />

construction work, <strong>Prologis</strong> had to carry out an extensive<br />

£18 million programme to improve the infrastructure, which<br />

included retaining and improving the existing colliery rail link.<br />

The Solution<br />

As a former colliery and coke-producing plant, the site was<br />

heavily contaminated and one of the first steps that <strong>Prologis</strong><br />

took was to remediate the land. Once this phase was<br />

completed, parklands, lakes, footpaths and cycleways were<br />

created alongside the on-site road network. The rail-link was<br />

also re-instated and a dedicated Rail Management Company<br />

was established to administer the use of the track and to<br />

organise the maintenance of the line.<br />

Off-site works included a new road linking the site to<br />

the A444 and extensive works to Junction 3 of the M3,<br />

including widening the slip roads and installing<br />

traffic lights.<br />

The Result<br />

Since the completion of these infrastructure works,<br />

<strong>Prologis</strong> Park Coventry has created new homes, a<br />

60 acre country park and thousands of new jobs for the<br />

area, making a significant contribution to the regeneration<br />

of the north Coventry region.<br />

The Requirement<br />

Dalepak, a Northampton-based logistics company has been<br />

growing steadily since its formation in the early 1990s. The<br />

company needed a new distribution facility that was close to<br />

its existing operations.<br />

In addition to providing further warehouse accommodation,<br />

Dalepak was seeking a building that would serve as<br />

its new headquarters.<br />

The Solution<br />

<strong>Prologis</strong> was able to offer DC139, a new 139,000 square feet<br />

distribution centre at <strong>Prologis</strong> Park Pineham DC 139 includes<br />

10,861 square feet of offices on two floors.<br />

<strong>Prologis</strong> carried out a generic fit-out of the building as part<br />

of the deal.<br />

The building has gained BREEAM 2007 ‘Excellent’<br />

accreditation and an EPC (CO 2 Index 27) rating, which means<br />

that it is cost-effective to operate.<br />

Following the fit-out programme, Dalepak moved into the<br />

building and now occupies around 340,000 square feet in<br />

the Northampton area.<br />

shows how far Dalepak has come since we started as<br />

The Requirement<br />

In 2006, Dunelm Mill realised that it needed a new<br />

distribution facility that would allow it to consolidate its<br />

existing operations at Burton on Trent and at Syston in<br />

Leicestershire. Anticipating future growth, Dunelm had also<br />

been looking for a flexible solution that would accommodate<br />

further expansion. Four years later, Dunelm’s continuing<br />

success meant that it required this additional space to service<br />

its rapidly developing business.<br />

The Solution<br />

Responding to Dunelm’s initial requirement, <strong>Prologis</strong> was able<br />

to offer a 250,000 sq ft speculative building at <strong>Prologis</strong> Park<br />

Stoke, which is close to Junction 15 of the M6. The 10 year<br />

lease deal included additional land that could accommodate<br />

a 100,000 sq ft extension.<br />

In 2010, when Dunelm decided to expand, it needed more<br />

space than the 100,000 sq ft that it had anticipated. <strong>Prologis</strong><br />

was able to offer the neighbouring site that together with<br />

the original expansion land, would accommodate a second,<br />

linked, building of 250,000 sq ft.<br />

<strong>Prologis</strong> proposed a build-to-suit solution that would both<br />

meet Dunelm’s timetable and construction work started<br />

in April 2010 with a completion date five months later<br />

in early September.<br />

A further benefit for Dunelm was that <strong>Prologis</strong> undertook<br />

to build the new, interconnecting warehouse without any<br />

disruption to operations in the original building.<br />

Dunelm Mill has been able not only to retain its existing<br />

workforce, it has also been able to bring new jobs to the<br />

local economy.<br />

Dunelm Mill has been able to expand its distribution<br />

facilities from 250,000 sq ft to 500,000 sq ft with minimal<br />

disruption to its business.<br />

The Requirement<br />

Expert Logistics, a subsidiary of DRL Holdings, had thrived<br />

and expanded during the recession. Working out of a number<br />

of small warehouses in the North West, the company wanted<br />

to consolidate its operations in one building.<br />

Since Expert Logistics specialises in the distribution of<br />

white goods, handling deliveries for DRL’s online brands –<br />

Appliances Online and Appliance Deals – as well as for<br />

other retailers such as Marks & Spencer, Debenhams and<br />

Argos, it was essential that the new building had easy<br />

motorway access.<br />

The Solution<br />

<strong>Prologis</strong> was able to offer Crewe 360, a new 360,000 square<br />

feet distribution centre on Weston Road, Crewe, close to<br />

Junctions 16 and 17 of the M6 motorway.<br />

<strong>Prologis</strong> carried out a generic fit-out of the building as part of<br />

the deal.<br />

The building has achieved BREEAM 2007 ‘Excellent’<br />

accreditation and an EPC ‘A’ (CO 2 index 25) rating.<br />

Cheshire East Council actively supported Expert Logistics’<br />

relocation to Crewe and agreed a short-term lease on the<br />

nearby Royal Mail site to help the company manage the<br />

transition process.<br />

The Requirement<br />

In order to develop a distribution park at Grange Park<br />

in Northampton in 2001, <strong>Prologis</strong> needed regenerate<br />

a contaminated 500-acre brownfield site into an easily<br />

accessible new community.<br />

The Solution<br />

<strong>Prologis</strong> developed a masterplan that integrated the new<br />

distribution centres with housing, shops, restaurants, offices<br />

and a large country park.<br />

After re-mediating the site of a former domestic refuse plant,<br />

<strong>Prologis</strong> carried out a £12 million infrastructure programme<br />

that included re-building Junction 15 of the M1, extensive<br />

improvements to the A508 and the provision of all<br />

on-site services.<br />

<strong>Prologis</strong> worked in partnership with residential developers to<br />

provide 1,500 new homes.<br />

The Requirement<br />

Honda Logistics UK wanted to relocate to a new purposebuilt<br />

facility and needed to move swiftly to take advantage of<br />

a break in the lease on its existing headquarters building in<br />

Swindon and to be ready for the New Year sales rush.<br />

The Solution<br />

<strong>Prologis</strong> secured a site next to Honda’s manufacturing plant,<br />

five miles from Junction 15 of the M4. The team then worked<br />

closely with Honda to develop a new HQ and distribution<br />

centre for car parts, motorbikes and power equipment that<br />

was designed to enhance both the office and warehouse<br />

functions and to make Honda’s operations more efficient.<br />

Architects Michael Sparks Associates designed a 350,000 sq<br />

ft distribution centre with 21,000 sq ft of offices and following<br />

a 10 month build programme, Honda Logistics was able<br />

to move into its new headquarters in time to meet the<br />

January sales peak.<br />

The Requirement<br />

Global logistics supplier Kuehne+Nagel had decided to take<br />

Crossflow 540 at <strong>Prologis</strong> Park Wellingborough when it<br />

won the contract to provide a national distribution centre<br />

for Whitbread to supply Costa Coffee, Brewers Fayre<br />

and Premier Inn Hotels. The new contract meant that<br />

Kuehne+Nagel had to finalise the deal on the 540,000 sq ft<br />

building and that <strong>Prologis</strong> had to complete a bespoke fit-out<br />

within seven months. Although <strong>Prologis</strong> is accustomed to<br />

working within demanding deadlines, this programme was<br />

unusually tight.<br />

The Solution<br />

Following the start of discussions in January, Kuehne+Nagel<br />

was able to sign a lease agreement with <strong>Prologis</strong> in April and<br />

to install Whitbread by July. Against seemingly impossible<br />

odds, this result was achieved through the trust built by<br />

long-term working relationships: between <strong>Prologis</strong> and its<br />

customer as well as between <strong>Prologis</strong> and its supply chain.<br />

<strong>Prologis</strong> provides distribution space to Kuehne+Nagel in<br />

seven countries around the world and the partnership<br />

between the two companies meant that the legal<br />

documentation was completed in just three weeks. The<br />

fit-out could then begin and <strong>Prologis</strong> was able to rely on its<br />

long-standing relationship with main contractors Fitzpatrick to<br />

ensure that specialist facilities, such as a 60,000 sq ft freezer<br />

area and a 30,000 sq ft chilled area were installed and fully<br />

operational in time for Whitbread’s arrival.<br />

The Result<br />

The Wellingborough facility is now our largest<br />

multi-user site in the UK. The pace of both the deal<br />

and the fit-out has been phenomenal: frozen, chilled<br />

The Requirement<br />

Marks & Spencer had launched a programme to consolidate its<br />

existing logistics network and needed a new low carbon facility<br />

in the North of England that would meet the demands of its<br />

environmental initiative, which is known as Plan A.<br />

Marks & Spencer is making comprehensive sustainability<br />

improvements to its operations and the company has set itself<br />

challenging targets that include becoming carbon neutral<br />

by 2012.<br />

The Solution<br />

<strong>Prologis</strong> had recently acquired the site on Rooley Lane in<br />

Bradford, close to the M606 and just three miles north of J26<br />

of the M62, so it was able to offer an ideal location.<br />

It was also able to provide the necessary environmental<br />

expertise with a certified Carbon Neutral building, designed to<br />

achieve both a BREEAM ‘Excellent’ standard and a high Energy<br />

Performance Certificate (EPC) rating.<br />

In response to Marks & Spencer’s interest in the site, <strong>Prologis</strong><br />

revised the original masterplan drawings to reflect the new<br />

requirement and submitted a new planning application to<br />

Bradford Metropolitan District Council.<br />

Having gained planning approval, <strong>Prologis</strong> formed a 50/50 joint<br />

venture partnership with Marks & Spencer to develop a 1.1<br />

million sq ft distribution centre that will be completed in 2010.<br />

carbon emissions and to achieve this, <strong>Prologis</strong> adopts a<br />

structured approach to carbon reduction.<br />

The building was designed to function passively and then the<br />

most efficient plant available was specified for essential energy<br />

usage. Features include optimal orientation of the building to<br />

reduce the effects of solar gain and prevailing winds; airtight<br />

construction; a large stormwater retention system; extensive<br />

rooflights; low-energy light fixtures with daylight linking and<br />

motion sensors.<br />

As well as addressing the building related operational carbon,<br />

<strong>Prologis</strong> also took measures to eliminate the carbon embodied<br />

in the structure and fabric of the building. Embodied carbon<br />

emissions have been measured and reduced, while the<br />

remaining embodied carbon footprint has been entirely offset<br />

through a fully audited carbon offsetting scheme provided by<br />

sustainability consultants, dcarbon8.<br />

The Result<br />

The combined operational and embodied carbon emissions<br />

of the building will be 64% lower than other new buildings<br />

of a comparable size.<br />

Many new jobs and training opportunities have been<br />

created for the local area.<br />

The Requirement<br />

In line with its commitment to low-carbon supermarket<br />

shopping, Ocado needed a new distribution centre with easy<br />

motorway access to its customer base in the South East. This<br />

new facility would be a transhipment depot; consolidating<br />

goods from Ocado’s main warehouse in Hatfield for onward<br />

delivery by a fleet of vans to customers’ homes.<br />

The Solution<br />

<strong>Prologis</strong> was able to offer a site at <strong>Prologis</strong> Park Littlebrook<br />

in Dartford, close to Junction 1A of the M25. Along with the<br />

10,000 sq ft transhipment depot, the site included additional<br />

land for future expansion.<br />

<strong>Prologis</strong> sold Ocado a freehold site for the depot and acted<br />

as the development manager on the 10,000 sq ft facility that<br />

was designed to meet its exact specification.<br />

Ocado aimed to bring around 350 jobs to Dartford and<br />

<strong>Prologis</strong> was able to offer the services of the JobShop on its<br />

neighbouring site, The Bridge, to co-ordinate local recruitment<br />

and training.<br />

In line with the company’s environmental commitment,<br />

Ocado staff are able to travel to work on the Fastrack public<br />

transport system that runs through The Bridge with a stop<br />

close to the depot.<br />

Sainsbury’s needed a new East Midlands distribution centre<br />

that would serve 50 stores and carry 1.5 million cases per<br />

week. The new facility had to meet Sainsbury’s strict<br />

environmental criteria.<br />

The Solution<br />

<strong>Prologis</strong> was able to offer an ideal location at Pineham, next<br />

to Junction 15a of the M1.<br />

Working closely with Sainsbury’s, <strong>Prologis</strong> delivered a<br />

618,000 sq ft Carbon Neutral, highly cost-efficient facility that<br />

achieved BREEAM ‘Excellent’ accreditation with a score of<br />

71.84%. There is an on-site resource recycling unit and<br />

the rainwater harvesting system saves 16 million litres of<br />

water a year.<br />

To meet Sainsbury’s operational needs, <strong>Prologis</strong> installed low<br />

or zero carbon systems, including a combined heat and power<br />

(CHP) plant that provides electricity and heat for the facility.<br />

The heat is produced during the electricity generation process<br />

and is used to drive an absorption refrigeration system as well<br />

as to heat harvested rainwater for use in an industrial tray<br />

wash in the on-site resource recycling unit.<br />

The Requirement<br />

The Royal Mail needed to re-locate its distribution hub to a<br />

new building that would meet its strict environmental criteria,<br />

that would satisfy its specific business needs and that its staff<br />

could maintain and operate at maximum levels of efficiency.<br />

The Solution<br />

<strong>Prologis</strong> designed and constructed a 212,846 sq ft certified<br />

Carbon Neutral building, fully funded by Aviva Investors,<br />

that has achieved BREEAM ‘Excellent’ accreditation with<br />

a score of 76.76%. Water use in the building has been<br />

reduced by over 60% through rainwater harvesting and water<br />

conservation measures; 98% of construction waste has been<br />

re-used or re-cycled and the building will achieve an Energy<br />

Performance Certificate (EPC) ‘A’ rating (CO 2 index 21)<br />

carbon emissions and to achieve this, <strong>Prologis</strong> adopts a logical<br />

approach to carbon reduction. The building was designed to<br />

function passively and then the most efficient plant available<br />

measures resulted in building-related operational carbon<br />

emissions 46% lower than other new buildings and 66%<br />

lower than existing buildings. This equates to an annual<br />

reduction in operational carbon emissions of 1056 tonnes.<br />

Royal Mail’s need to maintain a constant, comfortable<br />

temperature for staff working in the sorting hall provided a<br />

further opportunity for energy reduction. A biomass boiler,<br />

solar wall and thermal hot water system were installed,<br />

reducing the operational energy use by a third and achieving<br />

a further reduction in operational carbon emissions of 174.6<br />

tonnes per annum.<br />

Extensive operations and maintenance manuals were<br />

prepared for Royal Mail and handed over with the building<br />

Investors have procured a building that has been<br />

specifically tailored to Royal Mail’s exact business<br />

requirements and that will reduce the overall carbon<br />

footprint of the distribution hub by 77% over its<br />

30-year life span.<br />

SUPERDRUG AT PROLOGIS PARK DUNSTABLE<br />

The Requirement<br />

A.S. Watson Ltd, one of the UK’s leading retailers of health<br />

and beauty products, including the Superdrug and Savers<br />

brands, had decided to consolidate its distribution operations<br />

in order to improve efficiency and customer service.<br />

The Solution<br />

<strong>Prologis</strong> proposed a 536,000 sq ft distribution centre at<br />

<strong>Prologis</strong> Park Dunstable, the site of the former Bedford<br />

Truck manufacturing plant. The building had been started<br />

speculatively and A S Watson signed a deal to take the<br />

building through to completion.<br />

<strong>Prologis</strong> Park Dunstable is just 1.5 miles from Junction 11<br />

of the M1, providing A.S. Watson easy access to the national<br />

motorway network.<br />

<strong>Prologis</strong> designed and constructed the building to achieve<br />

BREEAM ‘Excellent’ accreditation. This not only met the<br />

environmental requirements of A.S. Watson’s corporate<br />

social responsibility policy, it has also helped to minimise the<br />

building’s operational energy costs.<br />

The building was completed on schedule and handed over<br />

to A.S. Watson for fit-out.<br />

A.S. Watson was able to consolidate two older distribution<br />

warehouses into a new, environmentally sustainable<br />

A.S. Watson has created around 500 new jobs for<br />

Dunstable and its decision to move to <strong>Prologis</strong> Park<br />

was an important step in the regeneration of the former<br />

Bedford Truck site.<br />

The contribution that <strong>Prologis</strong> Park Dunstable has made<br />

to the regeneration of the town was recognised by South<br />

Bedfordshire District Council, which commended the<br />

development in its Urban Design Awards 2006.<br />

The Requirement<br />

Tesco needed a facility that would allow it to consolidate<br />

and expand both its distribution capabilities and its rail<br />

freight operations.<br />

The new facility had to support Tesco’s commitment to<br />

becoming a zero-carbon company by 2050.<br />

The Solution<br />

Having resolved the problem of rail access to the site,<br />

<strong>Prologis</strong> was able to offer Tesco an 18.77 acre plot at DIRFT II<br />

and a pre-let deal was agreed for an 840,000 sq ft facility.<br />

The building, which was completed in May 2011, comprises<br />

785,000 sq ft of warehouse space, a 25,000 sq ft mezzanine<br />

and 30,000 sq ft of offices. It has 102 dock pods with 40<br />

external scissor lifts and a 778-space multi-deck car park,<br />

linked to the main warehouse building by a 95m bridge.<br />

The building has achieved BREEAM ‘Excellent’ certification<br />

and an EPC ‘A’ (CO2 Index 23) rating, with operational carbon<br />

emissions at 36% lower than Building Regulations.<br />

<strong>Prologis</strong> has measured and reduced the carbon embodied in<br />

the fabric and structure of the building and it has mitigated<br />

29,387 tonnes of unavoidable CO2 emissions by investing in<br />

local community projects and by supporting the Cool Earth<br />

‘avoided deforestation’ programme protecting 622 acres –<br />

almost a square mile - of Peruvian rainforest.<br />

As well as an intermodal area with three rail lines, the scheme<br />

includes two 60m yards, while the concrete box tunnel<br />

under the A5 provides a rail link between DIRFT II and the<br />

original DIRFT development, giving Tesco the opportunity to<br />

consolidate the rail freight operations of its other locations<br />

elsewhere on DIRFT.<br />

When fully operational, the facility will handle up to eight<br />

trains a day, taking almost 100,000 lorry journeys off the road<br />

every year. The modal shift will save around 14 million road<br />

miles and 19,600 tonnes of carbon emissions annually, a<br />

potential reduction in transport related carbon emissions<br />

of 46%.<br />

The Result<br />

The facility is helping Tesco to develop its operations,<br />

while at the same time supporting its commitment to<br />

becoming a zero-carbon company.<br />

Each acre of Peruvian rainforest provides storage for<br />

260t CO 2 e. On average an acre will also support six<br />

endangered mammals; 322 types of plants; 11,000<br />

species of insects and 44 mature trees.<br />

The Requirement<br />

Teva UK, a division of Teva Pharmaceutical Industries,<br />

decided to move its head office and logistics centre to a new<br />

flagship building in West Yorkshire.<br />

The company, which is one of the largest generic<br />

pharmaceutical companies in the world, needed more space<br />

to accommodate its expanding UK business and high quality<br />

facilities to provide the best possible customer service.<br />

The Solution<br />

<strong>Prologis</strong> acquired a site at Glasshoughton on the junction of<br />

the M62 and the A1 trunk road and designed a 262,000 sq ft<br />

facility to meet Teva’s precise brief.<br />

The building, which includes 60,000 sq ft of offices, was<br />

designed to reflect its UK head office function, while the<br />

warehouse was specifically designed for pharmaceutical<br />

storage and distribution.<br />

The project included a £6 million generic and specialist fitout,<br />

including dual systems for all environmental controls to<br />

provide back-up should any of the equipment fail.<br />

The offices were fully fitted, leaving only the furniture to<br />

be provided by Teva. In the warehouse, only the specialist<br />

material handling equipment (MHE) was installed by<br />

Teva and <strong>Prologis</strong> ensured that all systems had a high<br />

degree of tolerance to ensure a smooth integration with the<br />

MHE installation.<br />

BMW Group (UK) Ltd needed a new energy-efficient, costeffective<br />

regional distribution centre from which it could<br />

deliver parts to BMW, MINI, Rolls-Royce Motor Cars and<br />

BMW motorcycle dealers throughout the UK and Ireland.<br />

The BMW Group wanted to focus on its core business rather<br />

than the management and maintenance of the facility.<br />

Planning constraints meant that <strong>Prologis</strong> needed to develop a<br />

design strategy that reduced the height of the building without<br />

sacrificing internal space.<br />

West Northamptonshire Development Corporation (WNDC),<br />

the planning authority specified that the BMW Group site<br />

should include a piece of public art.<br />

The Solution<br />

<strong>Prologis</strong> was able to offer a site at <strong>Prologis</strong> Park Pineham,<br />

which is close to Junction 15a of the M1, at the heart of the<br />

UK motorway network.<br />

<strong>Prologis</strong> designed and constructed the facility in line with its<br />

established sustainable development methodology.<br />

The building, which is both energy-efficient and cost-effective<br />

to run has achieved an EPC ‘A’ (CO 2 Index 23) rating and<br />

BREEAM 2011 ‘Very Good’ accreditation.<br />

<strong>Prologis</strong> has also measured and reduced the carbon embodied<br />

in the structure and fabric of the building and it has mitigated<br />

110 % of unavoidable carbon emissions by investing in a<br />

verified avoided deforestation programme and a sustainability<br />

project for four local primary schools.<br />

commissioned an artist to make a piece of public art that<br />

combined a machine aesthetic with the principles<br />

of sustainability.<br />

The BMW Group has a new, sustainable, visually attractive<br />

facility in a location that is ideally suited to its business.<br />

Having agreed an internal repairing lease with <strong>Prologis</strong>, the<br />

company can focus on offering the best possible service to<br />

its dealers across the UK and Ireland.<br />
