The Requirement
Single price retailer, 99p Stores had been growing before
the economic downturn, but the recession and the collapse
of Woolworths rapidly accelerated both its sales and store
expansion programme. Having acquired a number of prime
Woolworths’ sites, the company needed to increase its
distribution capacity quickly.
99p Stores needed the structure of the lease to reflect its
business plan.
99p Stores operates on small margins, therefore it was vital
that the building would be cost-effective to operate.
99p was keen to retain its existing staff and therefore needed
its new facility to be close to its existing 152,498 sq ft
warehouse at Prologis Park Daventry.
The Solution
In April 2009, 99p Stores had only 12 months remaining on
the lease of its existing facility, so it started talking to Prologis
about moving to a larger building. Although 99p Stores then
started to focus on a second-hand warehouse in Rugby,
it soon became clear that this building would not suit its
operations and it re-opened discussions with Prologis
In March 2010 a deal was signed on a new 372,572 sq ft
distribution centre at Prologis Park Pineham.
The lease was structured so that 99p Stores can manage
early payments in line with its growth forecast. In addition,
Prologis included the building fit-out as part of the deal,
www.prologisparkpineham.co.uk
which meant that 99p Stores was able to maintain the
continuity of its operations and move with the minimum
disruption to its business.
Another important benefit was that the two buildings
are located in the same area, so 99p Stores was able to
retain staff.
With BREEAM ‘Excellent’ accreditation and an EPC ‘A’ rating
(CO 2 index 25), the operational energy costs of the new 99p
Stores building are 67% lower than an older EPC ‘E’ rated
(CO 2 index 76) building of the same size.
The Result
99p Stores has moved into its new facility at Prologis Park
Pineham and it is now planning its next phase
of expansion. As Gordon Brown, the company’s
chairman said:
“
We are now working with Prologis on our mid-term
plan of opening another NDC within four years in the
north of England to build our chain to over 600 stores.
CASE STUDY
The Requirement
Online fashion retailer ASOS was based at a 158,250 sq ft
warehouse facility at Prologis Hemel Hempstead. However,
in the year ending 31 March 2010, it had delivered sales of
£223 million, an increase of 35% over the previous year and it
needed to expand.
As part of its expansion, ASOS needed to relocate to an area
where there was a skilled labour pool from which to recruit.
It was vital that the new facility should have easy access to
the UK motorway network.
The Solution
Prologis was able to offer Prologis Barnsley, a
530,002 sq ft cross-docked warehouse and the deal was
signed in June 2010.
As part of the deal, Prologis carried out a full fit out so that
ASOS could relocate with minimum disruption to its business.
One of the main attractions of this location for ASOS is that
Barnsley has a skilled workforce available with the expertise
that ASOS needs to expand its customer base.
Another important benefit of the Barnsley site is that it is
close to Junction 36 of the M1 and to Junction 37 of the
A1(M), which means that ASOS is within a two hour drive
time of 15 million potential customers.
www.prologis.co.uk
The new BREEAM ‘Excellent’ accredited building with an
EPC ‘A’ rating (CO 2 index 24) mean that the building will be
cost effective to run. In comparison with a new Building
Regulations compliant building of the same size that has
achieved an EPC B (CO 2 index 48) rating, Prologis Barnsley
offers a 50% reduction in energy costs. This saving increases
to 77% when the new ASOS facility is compared to an
older existing building that has a typical EPC E (CO 2 index
103) rating.
The Result
ASOS has moved into its new strategically located, costefficient
building. As chief executive, Nick Robertson said:
“ ”
This site has the ability to turn us into a £1 billion
business within the next five years.
CASE STUDY
The Requirement
Alongside its passenger and freight transport business,
Heathrow Airport operates separate and rapidly expanding
retail and service industries that require an efficient 24hour
logistics operation. Because of the airport’s lay-out
restrictions and the potential environmental impact of the
vehicles delivering to individual outlets, BAA plc needed a
purpose-built, secure off-site consolidation centre.
The Solution
Prologis worked with BAA to design the Heathrow
Consolidation Centre at Prologis Park Heathrow. Operated
by DHL, the Centre provides 56,288 sq ft of ambient, chilled
and frozen storage to 185 airport retailers. 1680 deliveries a
week are received into 19 loading bays. The goods are then
collated and stored until they are required by the outlets at
Heathrow’s five terminal buildings.
This consolidation process means that an average of only 341
vehicle trips a week are necessary to make 2454 deliveries
to the airport. This not only brings down transport and
operational costs, it also reduces the environmental impact
of the delivery traffic on the airport and the surrounding
area. By the end of 2008, 130,000 vehicle km were saved by
decreasing the number of 16km round trips. This means
a reduction of 134,000 kg of CO2 emissions and 12,000kg
of NOX.
www.prologisheathrow.co.uk
“
The multi-user function of the Consolidation Centre has
encouraged collaboration among suppliers, which in turn
has led to further environmental initiatives, such as reusable
packaging, recycling waste oil and using electric vehicles.
With so many different customers, security is a vital
consideration at the new facility and to meet this requirement,
Prologis developed an innovative security system. This
includes full CCTV cover, complemented by state-of-the-art
control measures.
The Result
We are delighted with the new centre. It has
meant that we can build on our previous success by
consolidating all Heathrow retail deliveries, including
those for Terminal 5.
The Requirement
BSH Home Appliances, the distribution arm of BSH Bosch
und Siemens Hausgeräte - manufacturer of the Bosch,
Siemens and Neff kitchen brands –needed a new
400,000 sq ft UK distribution facility quickly. It was vital that
BSH could move into its new premises by early December in
time to meet the post-Christmas sales rush.
The Solution
Prologis was ideally placed to meet this requirement within
the deadline as it already had planning permission for a
building of this size at Prologis Park Kettering. Working with
BSH, the existing design was modified to create a building of
427,000 sq ft including 20,000 sq ft of offices over two floors
and 10,000 sq ft of support/hub offices.
Understanding the time constraints, Prologis guaranteed a
30 week programme that would include fitting BSH’s lighting,
heating and sprinkler systems while allowing the company
access to the building before completion. As a result, BSH’s
contractors were able to finish the fit-out in time for practical
completion on 5 December.
www.prologiskettering.co.uk
“
The Result
Prologis was flexible in all its dealings. They allowed us
early access to our warehouse and fitted out our heating,
lighting and sprinkler systems so that we could move in to
”
meet our own deadline.
The Requirement
Working with Dartford Borough Council in a joint venture
partnership, Prologis was asked to create a sustainable community
on a 264 acre site close to Junction 1a of the M25 motorway.
The Solution
Prologis developed a masterplan that aims to create The Bridge,
an integrated mixed-use development that comprises 1.8
million sq ft of employment space and 1,500 new homes along
with leisure, retail, education and community facilities. The
development also includes 80 acres of public open space and the
award-winning Fastrack public transport system, which has been
funded entirely by the development partners.
Having secured a pre-let of 670,000 sq ft to J Sainsbury plc,
Prologis undertook a £49.4 million infrastructure and site services
contract that included 10 miles of new roads, including the
Fastrack carriageway; the installation of over 72,000 feet of electric
cable, 148,000 ft of telecom ducting and more than 35,000 ft of
gas and water mains.
Linking the site to local amenities and railway stations that
include Ebbsfleet International, Fastrack offers a viable alternative
to private car travel and therefore reduces the impact of the
development on the local road network.
To encourage an entrepreneurial culture, The Bridge includes
the Nucleus, a 30,000 sq ft innovation centre together with
live/work units, that will be ideal for start up companies on
neighbouring plots.
In partnership with local agencies and organisations, Prologis and
Dartford Borough Council have set up a JobShop recruitment
www.thebridgedartford.co.uk
service on site to maximise the employment opportunities for
local people, together with a LearningShop, that offers training,
mentoring and funding advice for local businesses.
The first phase of 1,134 new homes is being built by
George Wimpey South East. These have been designed to
create interesting, individual homes within safe,
friendly neighbourhoods.
At the centre of The Bridge is a Learning & Community Campus
that includes a primary school, nursery, a library point and social
services for both children and adults.
The Bridge has been sensitively designed to protect and enhance
the natural environment. Alongside the more formal landscaped
areas, the development provides plenty of space for sport an
recreation together with two reclaimed lakes, linked by a network
of footpaths and cycle ways.
The Result
The first commercial buildings are operational and the first phase
of new homes has been completed and sold. Prologis has started
construction work in the SusCon building and the second phase of
the George Wimpey development is on site.
Fastrack is proving to be a successful means of reducing private
car usage.
The Bridge is emerging as a centre for environmental industries.
It has already attracted the Institute for Sustainability and the
SusCon academy, two organisations that are working on the new
solutions for sustainable living.
CASE STUDY
The Requirement
The Co-operative Group (Co-op) was seeking to consolidate six
existing operations into one distribution facility at a location
from which it could deliver to retail outlets in Scotland and the
north of England.
Because the Co-op has undertaken to reduce its energy
consumption by 25% on 2006 levels by 2012, it was important that
the new distribution centre should be a low carbon building.
Canada Life was seeking a long-term secure investment at a good
yield for its annuity fund.
The Solution
Prologis was able to offer a site at Newhouse, near Glasgow,
immediately adjacent to the M8 motorway and signed a pre-let
with the Co-op for a 503,000 sq ft distribution centre.
When agreeing the occupational deal, Prologis also entered into
a forward commitment to sell the completed facility to
Canada Life Ltd.
The building has been designed and constructed to be energyefficient
and cost-effective to run. As a result, it has achieved an
EPC ‘A’ 8 rating (equivalent to a CO 2 index 20 under the English
system), the lowest – and therefore the best – rating that Prologis
has achieved to date.
This means that the energy costs of the new Co-op building will be
56% lower than those of a benchmark new build of the same size
rated EPC ‘B’ 18 (equivalent to a CO 2 index 48 under the English
system) and 80% less than the energy costs of an existing building
(EPC ‘E’ CO 2 index 102 under the English System).
As well as its energy performance, the overall environmental
sustainability of the building has been assessed.
www.prologism8.co.uk
Areas such as management, health and wellbeing, transport, water
use, materials and waste, land use and ecology and also pollution
have been included in the initial assessment and as a result, the
building is expected to achieve a BREEAM ‘Excellent’ accreditation.
The building has been used as the first trial site for the
development of a new product by Corus Colours Ltd. New highly
reflective roof liner panels have been used throughout the ambient
area of the warehouse and it is expected that this system will
reduce lighting energy use by 7-8%.
Prologis has also taken measures to eliminate the carbon
embodied in the structure and fabric of the building. Embodied
carbon emissions were measured by sustainability consultants
Deloitte. Physical reductions in embodied carbon were recorded
during construction and the remaining embodied carbon footprint
has been offset by 100%.
As a result of the combined reduction of operational and embodied
carbon emissions, the building has a carbon intensity of 0.228
tCO 2 e/m 2 /annum, which is 75% lower than that of a new
benchmark building constructed in full accordance with current
Building Regulations.
The Result
The Co-op has a new cost-efficient distribution centre that
not only saves running costs but that also contributes to its
corporate climate change targets.
Canada Life has a building that is likely to retain its value.
“
Prologis has an impeccable reputation for its high quality,
energy efficient design and development. We therefore
committed to this project early on and we are delighted to
”
add the facility to our growing portfolio.
The Requirement
Prologis Park Coventry is a 265 acre mixed-use development
that has been built on the site of the former Coventry
Colliery and Homefire coke-producing plant. Before starting
construction work, Prologis had to carry out an extensive
£18 million programme to improve the infrastructure, which
included retaining and improving the existing colliery rail link.
The Solution
As a former colliery and coke-producing plant, the site was
heavily contaminated and one of the first steps that Prologis
took was to remediate the land. Once this phase was
completed, parklands, lakes, footpaths and cycleways were
created alongside the on-site road network. The rail-link was
also re-instated and a dedicated Rail Management Company
was established to administer the use of the track and to
organise the maintenance of the line.
Off-site works included a new road linking the site to
the A444 and extensive works to Junction 3 of the M3,
including widening the slip roads and installing
traffic lights.
www.prologiscoventry.co.uk
The Result
Since the completion of these infrastructure works,
Prologis Park Coventry has created new homes, a
60 acre country park and thousands of new jobs for the
area, making a significant contribution to the regeneration
of the north Coventry region.
The Requirement
Dalepak, a Northampton-based logistics company has been
growing steadily since its formation in the early 1990s. The
company needed a new distribution facility that was close to
its existing operations.
In addition to providing further warehouse accommodation,
Dalepak was seeking a building that would serve as
its new headquarters.
The Solution
Prologis was able to offer DC139, a new 139,000 square feet
distribution centre at Prologis Park Pineham DC 139 includes
10,861 square feet of offices on two floors.
Prologis carried out a generic fit-out of the building as part
of the deal.
The building has gained BREEAM 2007 ‘Excellent’
accreditation and an EPC (CO 2 Index 27) rating, which means
that it is cost-effective to operate.
www.prologisparkpineham.co.uk
“
The Result
Following the fit-out programme, Dalepak moved into the
building and now occupies around 340,000 square feet in
the Northampton area.
As Gary White, joint managing director of Dalepak said:
The decision to move into this new Prologis building
was a tremendous step forward for our business and
shows how far Dalepak has come since we started as
a small packaging company 20 years ago.
We already have a skilled workforce and highly
sophisticated technology. Now we have the building
to match.
The Requirement
In 2006, Dunelm Mill realised that it needed a new
distribution facility that would allow it to consolidate its
existing operations at Burton on Trent and at Syston in
Leicestershire. Anticipating future growth, Dunelm had also
been looking for a flexible solution that would accommodate
further expansion. Four years later, Dunelm’s continuing
success meant that it required this additional space to service
its rapidly developing business.
The Solution
Responding to Dunelm’s initial requirement, Prologis was able
to offer a 250,000 sq ft speculative building at Prologis Park
Stoke, which is close to Junction 15 of the M6. The 10 year
lease deal included additional land that could accommodate
a 100,000 sq ft extension.
In 2010, when Dunelm decided to expand, it needed more
space than the 100,000 sq ft that it had anticipated. Prologis
was able to offer the neighbouring site that together with
the original expansion land, would accommodate a second,
linked, building of 250,000 sq ft.
Prologis proposed a build-to-suit solution that would both
meet Dunelm’s timetable and construction work started
in April 2010 with a completion date five months later
in early September.
www.prologisstoke.co.uk
A further benefit for Dunelm was that Prologis undertook
to build the new, interconnecting warehouse without any
disruption to operations in the original building.
Dunelm Mill has been able not only to retain its existing
workforce, it has also been able to bring new jobs to the
local economy.
The Result
Dunelm Mill has been able to expand its distribution
facilities from 250,000 sq ft to 500,000 sq ft with minimal
disruption to its business.
“
Because Prologis Park Stoke is on the M6 and within
90 minutes drive of Birmingham, Manchester and
Liverpool, it is a prime location for us. Prologis has
always provided us with a very high standard of quality
and service and we look forward to working closely
with them as we continue to expand our operations.
The Requirement
Expert Logistics, a subsidiary of DRL Holdings, had thrived
and expanded during the recession. Working out of a number
of small warehouses in the North West, the company wanted
to consolidate its operations in one building.
Since Expert Logistics specialises in the distribution of
white goods, handling deliveries for DRL’s online brands –
Appliances Online and Appliance Deals – as well as for
other retailers such as Marks & Spencer, Debenhams and
Argos, it was essential that the new building had easy
motorway access.
The Solution
Prologis was able to offer Crewe 360, a new 360,000 square
feet distribution centre on Weston Road, Crewe, close to
Junctions 16 and 17 of the M6 motorway.
Prologis carried out a generic fit-out of the building as part of
the deal.
The building has achieved BREEAM 2007 ‘Excellent’
accreditation and an EPC ‘A’ (CO 2 index 25) rating.
Cheshire East Council actively supported Expert Logistics’
relocation to Crewe and agreed a short-term lease on the
nearby Royal Mail site to help the company manage the
transition process.
www.prologiscrewe360.co.uk
“
The Result
Expert Logistics has consolidated its activities in a
modern, low carbon distribution centre. As Dave Ashwell,
managing director of Expert Logistics said:
This building is ideally suited to our business since it
gives us immediate access to the motorway network
and its environmental credentials mean that it will be
cost-effective to operate.
Global logistics supplier Kuehne+Nagel had decided to take
Crossflow 540 at Prologis Park Wellingborough when it
won the contract to provide a national distribution centre
for Whitbread to supply Costa Coffee, Brewers Fayre
and Premier Inn Hotels. The new contract meant that
Kuehne+Nagel had to finalise the deal on the 540,000 sq ft
building and that Prologis had to complete a bespoke fit-out
within seven months. Although Prologis is accustomed to
working within demanding deadlines, this programme was
unusually tight.
The Solution
Following the start of discussions in January, Kuehne+Nagel
was able to sign a lease agreement with Prologis in April and
to install Whitbread by July. Against seemingly impossible
odds, this result was achieved through the trust built by
long-term working relationships: between Prologis and its
customer as well as between Prologis and its supply chain.
Prologis provides distribution space to Kuehne+Nagel in
seven countries around the world and the partnership
between the two companies meant that the legal
documentation was completed in just three weeks. The
fit-out could then begin and Prologis was able to rely on its
long-standing relationship with main contractors Fitzpatrick to
ensure that specialist facilities, such as a 60,000 sq ft freezer
area and a 30,000 sq ft chilled area were installed and fully
operational in time for Whitbread’s arrival.
www.prologiswellingborough.co.uk
“
The Result
The Wellingborough facility is now our largest
Marks & Spencer had launched a programme to consolidate its
existing logistics network and needed a new low carbon facility
in the North of England that would meet the demands of its
environmental initiative, which is known as Plan A.
Marks & Spencer is making comprehensive sustainability
improvements to its operations and the company has set itself
challenging targets that include becoming carbon neutral
by 2012.
The Solution
Prologis had recently acquired the site on Rooley Lane in
Bradford, close to the M606 and just three miles north of J26
of the M62, so it was able to offer an ideal location.
It was also able to provide the necessary environmental
expertise with a certified Carbon Neutral building, designed to
achieve both a BREEAM ‘Excellent’ standard and a high Energy
Performance Certificate (EPC) rating.
In response to Marks & Spencer’s interest in the site, Prologis
revised the original masterplan drawings to reflect the new
requirement and submitted a new planning application to
Bradford Metropolitan District Council.
Having gained planning approval, Prologis formed a 50/50 joint
venture partnership with Marks & Spencer to develop a 1.1
million sq ft distribution centre that will be completed in 2010.
All Prologis buildings are designed to minimise operational
carbon emissions and to achieve this, Prologis adopts a
structured approach to carbon reduction.
www.prologisbradford.co.uk
The building was designed to function passively and then the
most efficient plant available was specified for essential energy
usage. Features include optimal orientation of the building to
reduce the effects of solar gain and prevailing winds; airtight
construction; a large stormwater retention system; extensive
rooflights; low-energy light fixtures with daylight linking and
motion sensors.
As well as addressing the building related operational carbon,
Prologis also took measures to eliminate the carbon embodied
in the structure and fabric of the building. Embodied carbon
emissions have been measured and reduced, while the
remaining embodied carbon footprint has been entirely offset
through a fully audited carbon offsetting scheme provided by
sustainability consultants, dcarbon8.
The Result
The combined operational and embodied carbon emissions
of the building will be 64% lower than other new buildings
of a comparable size.
Many new jobs and training opportunities have been
created for the local area.
“
We are delighted that such a major project is now
underway,” said Bradford Council’s Executive Member
for Regeneration and the Economy, Councillor Adrian
Naylor, “Prologis and Marks & Spencer have recognised
Bradford’s potential by locating the distribution site
here and we are confident that the facility will attract
other, large-scale companies to both invest and locate
”
operations within the city and district.
The Requirement
In line with its commitment to low-carbon supermarket
shopping, Ocado needed a new distribution centre with easy
motorway access to its customer base in the South East. This
new facility would be a transhipment depot; consolidating
goods from Ocado’s main warehouse in Hatfield for onward
delivery by a fleet of vans to customers’ homes.
The Solution
Prologis was able to offer a site at Prologis Park Littlebrook
in Dartford, close to Junction 1A of the M25. Along with the
10,000 sq ft transhipment depot, the site included additional
land for future expansion.
Prologis sold Ocado a freehold site for the depot and acted
as the development manager on the 10,000 sq ft facility that
was designed to meet its exact specification.
Ocado aimed to bring around 350 jobs to Dartford and
Prologis was able to offer the services of the JobShop on its
neighbouring site, The Bridge, to co-ordinate local recruitment
and training.
In line with the company’s environmental commitment,
Ocado staff are able to travel to work on the Fastrack public
transport system that runs through The Bridge with a stop
close to the depot.
www.prologislittlebrook.co.uk
The Result
The building was completed to meet Ocado’s
timetable and the company was able to re-locate its
Aylesford operation to its new purpose-built facility at
Prologis Park Littlebrook.
“
This is a great location for our business, with its
advantageous transport links and proximity to London.
We are very pleased to continue our rapid growth in
The Requirement
Sainsbury’s needed a new East Midlands distribution centre
that would serve 50 stores and carry 1.5 million cases per
week. The new facility had to meet Sainsbury’s strict
environmental criteria.
The Solution
Prologis was able to offer an ideal location at Pineham, next
to Junction 15a of the M1.
Working closely with Sainsbury’s, Prologis delivered a
618,000 sq ft Carbon Neutral, highly cost-efficient facility that
achieved BREEAM ‘Excellent’ accreditation with a score of
71.84%. There is an on-site resource recycling unit and
the rainwater harvesting system saves 16 million litres of
water a year.
All Prologis buildings are designed to minimise operational
carbon emissions and to achieve this, Prologis adopts a logical
approach to carbon reduction. The Sainsbury’s building was
designed to function passively and then the most efficient
plant available was specified for essential energy usage.
To meet Sainsbury’s operational needs, Prologis installed low
or zero carbon systems, including a combined heat and power
(CHP) plant that provides electricity and heat for the facility.
The heat is produced during the electricity generation process
and is used to drive an absorption refrigeration system as well
as to heat harvested rainwater for use in an industrial tray
wash in the on-site resource recycling unit.
“
The embodied carbon emissions of the development totalled
22,000 tonnes. These were offset by 110% through a fully
audited carbon offsetting scheme provided by sustainability
consultants, dcarbon8.
The Result
Sustainability is one of our core company values, so
we are extremely please that so many sustainable
design features have been incorporated into our new
The Requirement
The Royal Mail needed to re-locate its distribution hub to a
new building that would meet its strict environmental criteria,
that would satisfy its specific business needs and that its staff
could maintain and operate at maximum levels of efficiency.
The Solution
Prologis designed and constructed a 212,846 sq ft certified
Carbon Neutral building, fully funded by Aviva Investors,
that has achieved BREEAM ‘Excellent’ accreditation with
a score of 76.76%. Water use in the building has been
reduced by over 60% through rainwater harvesting and water
conservation measures; 98% of construction waste has been
re-used or re-cycled and the building will achieve an Energy
Performance Certificate (EPC) ‘A’ rating (CO 2 index 21)
All Prologis buildings are designed to minimise operational
carbon emissions and to achieve this, Prologis adopts a logical
approach to carbon reduction. The building was designed to
function passively and then the most efficient plant available
was specified for essential energy usage. These combined
measures resulted in building-related operational carbon
emissions 46% lower than other new buildings and 66%
lower than existing buildings. This equates to an annual
reduction in operational carbon emissions of 1056 tonnes.
Royal Mail’s need to maintain a constant, comfortable
temperature for staff working in the sorting hall provided a
further opportunity for energy reduction. A biomass boiler,
solar wall and thermal hot water system were installed,
reducing the operational energy use by a third and achieving
a further reduction in operational carbon emissions of 174.6
tonnes per annum.
www.prologis.co.uk
“
As well as addressing the building related operational
carbon, Prologis also took measures to eliminate the carbon
embodied in the structure and fabric of the building. As a
result, the embodied carbon emissions have been reduced
by 1705 tonnes or 24% in comparison with a typical new
build. In addition, the remaining embodied carbon footprint
of the development has been entirely offset through a fully
audited carbon offsetting scheme provided by sustainability
consultants, dcarbon8, further reducing the overall carbon
footprint of the development by 5552 tonnes.
Extensive operations and maintenance manuals were
prepared for Royal Mail and handed over with the building
at completion.
The Result
By working closely with Royal Mail, Prologis and Aviva
Investors have procured a building that has been
specifically tailored to Royal Mail’s exact business
requirements and that will reduce the overall carbon
footprint of the distribution hub by 77% over its
30-year life span.
A quality building, fully completed when promised.
Well done and thank you.
SUPERDRUG AT PROLOGIS PARK DUNSTABLE
The Requirement
A.S. Watson Ltd, one of the UK’s leading retailers of health
and beauty products, including the Superdrug and Savers
brands, had decided to consolidate its distribution operations
in order to improve efficiency and customer service.
The Solution
Prologis proposed a 536,000 sq ft distribution centre at
Prologis Park Dunstable, the site of the former Bedford
Truck manufacturing plant. The building had been started
speculatively and A S Watson signed a deal to take the
building through to completion.
Prologis Park Dunstable is just 1.5 miles from Junction 11
of the M1, providing A.S. Watson easy access to the national
motorway network.
Prologis designed and constructed the building to achieve
BREEAM ‘Excellent’ accreditation. This not only met the
environmental requirements of A.S. Watson’s corporate
social responsibility policy, it has also helped to minimise the
building’s operational energy costs.
The building was completed on schedule and handed over
to A.S. Watson for fit-out.
www.prologis.co.uk
The Result
A.S. Watson was able to consolidate two older distribution
warehouses into a new, environmentally sustainable
facility that allowed for future growth.
A.S. Watson has created around 500 new jobs for
Dunstable and its decision to move to Prologis Park
was an important step in the regeneration of the former
Bedford Truck site.
The contribution that Prologis Park Dunstable has made
to the regeneration of the town was recognised by South
Bedfordshire District Council, which commended the
development in its Urban Design Awards 2006.
“
The development makes a huge improvement to
the area and we are delighted that it will be bringing
new job opportunities to the town. We applaud the
environmental measures that Prologis has put in place
and we are particularly impressed with how well the
buildings fit in with their surroundings.
The Requirement
Tesco needed a facility that would allow it to consolidate
and expand both its distribution capabilities and its rail
freight operations.
The new facility had to support Tesco’s commitment to
becoming a zero-carbon company by 2050.
The Solution
Having resolved the problem of rail access to the site,
Prologis was able to offer Tesco an 18.77 acre plot at DIRFT II
and a pre-let deal was agreed for an 840,000 sq ft facility.
The building, which was completed in May 2011, comprises
785,000 sq ft of warehouse space, a 25,000 sq ft mezzanine
and 30,000 sq ft of offices. It has 102 dock pods with 40
external scissor lifts and a 778-space multi-deck car park,
linked to the main warehouse building by a 95m bridge.
The building has achieved BREEAM ‘Excellent’ certification
and an EPC ‘A’ (CO2 Index 23) rating, with operational carbon
emissions at 36% lower than Building Regulations.
Prologis has measured and reduced the carbon embodied in
the fabric and structure of the building and it has mitigated
29,387 tonnes of unavoidable CO2 emissions by investing in
local community projects and by supporting the Cool Earth
‘avoided deforestation’ programme protecting 622 acres –
almost a square mile - of Peruvian rainforest.
www.prologis.co.uk
As well as an intermodal area with three rail lines, the scheme
includes two 60m yards, while the concrete box tunnel
under the A5 provides a rail link between DIRFT II and the
original DIRFT development, giving Tesco the opportunity to
consolidate the rail freight operations of its other locations
elsewhere on DIRFT.
When fully operational, the facility will handle up to eight
trains a day, taking almost 100,000 lorry journeys off the road
every year. The modal shift will save around 14 million road
miles and 19,600 tonnes of carbon emissions annually, a
potential reduction in transport related carbon emissions
of 46%.
The Result
The facility is helping Tesco to develop its operations,
while at the same time supporting its commitment to
becoming a zero-carbon company.
Each acre of Peruvian rainforest provides storage for
260t CO 2 e. On average an acre will also support six
endangered mammals; 322 types of plants; 11,000
species of insects and 44 mature trees.
“
Not only does the new site provide the space we need
to support the future growth of our grocery range; it
”
also delivers major environmental benefits.
The Requirement
Teva UK, a division of Teva Pharmaceutical Industries,
decided to move its head office and logistics centre to a new
flagship building in West Yorkshire.
The company, which is one of the largest generic
pharmaceutical companies in the world, needed more space
to accommodate its expanding UK business and high quality
facilities to provide the best possible customer service.
The Solution
Prologis acquired a site at Glasshoughton on the junction of
the M62 and the A1 trunk road and designed a 262,000 sq ft
facility to meet Teva’s precise brief.
The building, which includes 60,000 sq ft of offices, was
designed to reflect its UK head office function, while the
warehouse was specifically designed for pharmaceutical
storage and distribution.
The project included a £6 million generic and specialist fitout,
including dual systems for all environmental controls to
provide back-up should any of the equipment fail.
The offices were fully fitted, leaving only the furniture to
be provided by Teva. In the warehouse, only the specialist
material handling equipment (MHE) was installed by
Teva and Prologis ensured that all systems had a high
degree of tolerance to ensure a smooth integration with the
MHE installation.
www.prologisglasshoughton.co.uk
The Result
The project was completed within a tight timescale to
allow Teva to test run the facility, ensuring 100% accuracy
in product delivery.
“
The new site will bring big improvements for our
customers, as we finally have the space and facilities
to provide the best possible service.
The Requirement
BMW Group (UK) Ltd needed a new energy-efficient, costeffective
regional distribution centre from which it could
deliver parts to BMW, MINI, Rolls-Royce Motor Cars and
BMW motorcycle dealers throughout the UK and Ireland.
The BMW Group wanted to focus on its core business rather
than the management and maintenance of the facility.
Planning constraints meant that Prologis needed to develop a
design strategy that reduced the height of the building without
sacrificing internal space.
West Northamptonshire Development Corporation (WNDC),
the planning authority specified that the BMW Group site
should include a piece of public art.
The Solution
Prologis was able to offer a site at Prologis Park Pineham,
which is close to Junction 15a of the M1, at the heart of the
UK motorway network.
Prologis designed and constructed the facility in line with its
established sustainable development methodology.
The building, which is both energy-efficient and cost-effective
to run has achieved an EPC ‘A’ (CO 2 Index 23) rating and
BREEAM 2011 ‘Very Good’ accreditation.
Prologis has also measured and reduced the carbon embodied
in the structure and fabric of the building and it has mitigated
110 % of unavoidable carbon emissions by investing in a
verified avoided deforestation programme and a sustainability
project for four local primary schools.
www.prologisparkpineham.co.uk
“
Addressing the planning constraints, Prologis constructed
the facility using the new Cerberus roof, an innovation that
has reduced the height of the building and improved its visual
impact while maximising internal space
Prologis agreed to an internal repairing lease, which means
that it will act as facilities manager, taking full responsibility for
maintaining the external fabric of the building for the period of
the lease.
With the agreement of the BMW Group and WNDC, Prologis
commissioned an artist to make a piece of public art that
combined a machine aesthetic with the principles
of sustainability.
The Result
The BMW Group has a new, sustainable, visually attractive
facility in a location that is ideally suited to its business.
Having agreed an internal repairing lease with Prologis, the
company can focus on offering the best possible service to
its dealers across the UK and Ireland.
Tim Abbott, managing director said:
This new facility represents a multi-million pound
