SUPERDRUG AT PROLOGIS PARK DUNSTABLE<br />
The Requirement<br />
A.S. Watson Ltd, one of the UK’s leading retailers of health<br />
and beauty products, including the Superdrug and Savers<br />
brands, had decided to consolidate its distribution operations<br />
in order to improve efficiency and customer service.<br />
The Solution<br />
<strong>Prologis</strong> proposed a 536,000 sq ft distribution centre at<br />
<strong>Prologis</strong> Park Dunstable, the site of the former Bedford<br />
Truck manufacturing plant. The building had been started<br />
speculatively and A S Watson signed a deal to take the<br />
building through to completion.<br />
<strong>Prologis</strong> Park Dunstable is just 1.5 miles from Junction 11<br />
of the M1, providing A.S. Watson easy access to the national<br />
motorway network.<br />
<strong>Prologis</strong> designed and constructed the building to achieve<br />
BREEAM ‘Excellent’ accreditation. This not only met the<br />
environmental requirements of A.S. Watson’s corporate<br />
social responsibility policy, it has also helped to minimise the<br />
building’s operational energy costs.<br />
The building was completed on schedule and handed over<br />
to A.S. Watson for fit-out.<br />

The Result<br />
A.S. Watson was able to consolidate two older distribution<br />
warehouses into a new, environmentally sustainable<br />
facility that allowed for future growth.<br />
A.S. Watson has created around 500 new jobs for<br />
Dunstable and its decision to move to <strong>Prologis</strong> Park<br />
was an important step in the regeneration of the former<br />
Bedford Truck site.<br />
The contribution that <strong>Prologis</strong> Park Dunstable has made<br />
to the regeneration of the town was recognised by South<br />
Bedfordshire District Council, which commended the<br />
development in its Urban Design Awards 2006.<br />
