SUPERDRUG AT PROLOGIS PARK DUNSTABLE
The Requirement
A.S. Watson Ltd, one of the UK’s leading retailers of health
and beauty products, including the Superdrug and Savers
brands, had decided to consolidate its distribution operations
in order to improve efficiency and customer service.
The Solution
Prologis proposed a 536,000 sq ft distribution centre at
Prologis Park Dunstable, the site of the former Bedford
Truck manufacturing plant. The building had been started
speculatively and A S Watson signed a deal to take the
building through to completion.
Prologis Park Dunstable is just 1.5 miles from Junction 11
of the M1, providing A.S. Watson easy access to the national
motorway network.
Prologis designed and constructed the building to achieve
BREEAM ‘Excellent’ accreditation. This not only met the
environmental requirements of A.S. Watson’s corporate
social responsibility policy, it has also helped to minimise the
building’s operational energy costs.
The building was completed on schedule and handed over
to A.S. Watson for fit-out.

The Result
A.S. Watson was able to consolidate two older distribution
warehouses into a new, environmentally sustainable
facility that allowed for future growth.
A.S. Watson has created around 500 new jobs for
Dunstable and its decision to move to Prologis Park
was an important step in the regeneration of the former
Bedford Truck site.
The contribution that Prologis Park Dunstable has made
to the regeneration of the town was recognised by South
Bedfordshire District Council, which commended the
development in its Urban Design Awards 2006.
