The Requirement<br />
In 2006, Dunelm Mill realised that it needed a new<br />
distribution facility that would allow it to consolidate its<br />
existing operations at Burton on Trent and at Syston in<br />
Leicestershire. Anticipating future growth, Dunelm had also<br />
been looking for a flexible solution that would accommodate<br />
further expansion. Four years later, Dunelm’s continuing<br />
success meant that it required this additional space to service<br />
its rapidly developing business.<br />
The Solution<br />
Responding to Dunelm’s initial requirement, <strong>Prologis</strong> was able<br />
to offer a 250,000 sq ft speculative building at <strong>Prologis</strong> Park<br />
Stoke, which is close to Junction 15 of the M6. The 10 year<br />
lease deal included additional land that could accommodate<br />
a 100,000 sq ft extension.<br />
In 2010, when Dunelm decided to expand, it needed more<br />
space than the 100,000 sq ft that it had anticipated. <strong>Prologis</strong><br />
was able to offer the neighbouring site that together with<br />
the original expansion land, would accommodate a second,<br />
linked, building of 250,000 sq ft.<br />
<strong>Prologis</strong> proposed a build-to-suit solution that would both<br />
meet Dunelm’s timetable and construction work started<br />
in April 2010 with a completion date five months later<br />
in early September.<br />

A further benefit for Dunelm was that <strong>Prologis</strong> undertook<br />
to build the new, interconnecting warehouse without any<br />
disruption to operations in the original building.<br />
Dunelm Mill has been able not only to retain its existing<br />
workforce, it has also been able to bring new jobs to the<br />
local economy.<br />
The Result<br />
Dunelm Mill has been able to expand its distribution<br />
facilities from 250,000 sq ft to 500,000 sq ft with minimal<br />
disruption to its business.<br />
