July 2013 <strong>Condo</strong> <strong>Letter</strong><br />
July 2013 has passed us and the Holiday Season is fast approaching.<br />
The summer is almost gone and most schools are back in session here on Maui. We ended July up almost 48% over<br />
last year and August is pacing high above last year as well. September is still proving to be our toughest month,<br />
although it is ahead of last year. October and November are both pacing ahead and both will be refreshing following<br />
September. December is continuing to do well and the first quarter is moving ahead.<br />
January and February continue to do well and we also are seeing more bookings <strong>com</strong>e in during that time. If you are<br />
planning on occupying your unit during the first quarter please make your reservation now. Please remember when<br />
making your booking online, if you do not receive a confirmation number then the reservation is not valid.<br />
Reservations can be made on Ownerlink, by email and as always by phone.<br />
Airfare has dropped from the beginning of the summer, but it is still not down to where it was this time last year.<br />
The average rates from the west coast to Maui is about $550- and up depending on departure city and date. San<br />
Francisco is still in the high-$600 range, but Seattle is down to the low-$400 range. We hope to see a drop in prices<br />
as other carriers enter our market and hopefully there will be more outflow to the neighbor islands.<br />
September hosts the annual Westjet sales trip and the Homeaway Software conference. Tiana and Marina will be<br />
attending the Westjet sales trip in Canada. Westjet is a Travel Agency/wholesaler and they are also an airline carrier<br />
and provide many flights to Hawaii, Maui in particular. Last year we gained new business through the Westjet sales<br />
trip and we hope to continue to grow our Travel Agent business this year. The annual Homeaway software<br />
conference will be held at the same time. Melanie and I will be attending the Homeaway conference this year and<br />
we are excited to hear about how our reservations software has improved and how it will affect business.<br />
Our mobile app launch on the first of May. To download the App, visit the App store and search: Maui <strong>Condo</strong> and<br />
Home. If you have any questions about how the App works, please contact Marina.<br />
We ask that you follow up with an email on all requests submitted by phone. There is no way for us to track if an<br />
owner called and who they spoke to, so having an email allows for a paper trail. This is not necessary for<br />
reservations made, as long as you have a confirmation number. For any other requests, especially remodels or<br />
inventory changes, please follow up with an email. If you have any questions about this new policy please contact<br />

Account Managers will now be assigned to specific properties. Account managers will be the main contact for all<br />
owner needs and inquiries. Account Managers are responsible for contact with owners at the following properties:<br />
Georgina: Sugar Beach Resort<br />
Sheena: Kauhale Makai, Leina’ala, Kihei Bay Vista, Maui Sunset<br />
Tiana Raymondo will handle all properties not listed above.<br />

Unit Quality Control: A coat of Paint will go a long way! If you have not given your unit a fresh coat of paint in<br />
the past 5 years then you are due. With traffic moving about the condo there will be scuff marks and soiling on the<br />
walls. This will affect the overall look and feel of the unit. September is the slowest month of the year. It is a great<br />
time to do remodels or maintenance to your unit. If you need assistance with any re-model or maintenance item in<br />
your condo please contact Austin Hall.<br />
Owner Updates:<br />
Maui Banyan – The check-in fees will go up to $30- starting January 2014.<br />
Kamaole Sands– The check-in fees will go up to $35- plus tax starting January 2014. Lanai Fascia repair on<br />
building 4 from August 19-23, 2013.<br />
Sugar Beach – the pool was closed for Maintenance on July 9th, 10th and re-opened the afternoon of the 11 th .<br />
