How do we define an Ultra Prime Property<br />
Do we rely on price per square foot, absolute<br />
value, city, country or type of property Is a<br />
property 'Ultra Prime' only when it is located<br />
in a 'safe-haven' city such as London, New York or Geneva<br />
Is the Ultra Prime market expanding geographically<br />
or will these properties only ever exist in certain<br />
areas of the world<br />
The subjective nature of the question and the everchanging<br />
realities of the property market within an<br />
increasingly globalised economy mean that property<br />
market commentators and participants may find it difficult<br />
to agree on a true definition of 'Ultra Prime'.<br />
At Ultra Primus, we intend to become the focal point<br />
for the only segment of the property market which we<br />
believe to be truly global – the very top. Whilst a small<br />
number of deals each year are transacted at $100m+,<br />
these transactions are often newsworthy (such as the recent<br />
$100.5m sale of a residence in Manhattan's One57<br />
development and the 2014 sale of Connecticut's $120m<br />
Copper Beach Farm). The majority of the transactions<br />
in this niche consist of homes sold between $10m and<br />
$50m. In London, arguably the epicentre of the global<br />
property market, there are currently no homes for sale on<br />
the open market at $100m+ although clearly off-market<br />
transactions do also take place.<br />
TOP <strong>OF</strong> <strong>THE</strong> MARKET<br />
Whilst acknowledging that geographical<br />
differences exist, we therefore describe<br />
the $10m+ market as 'Ultra Prime' and<br />
believe this, broadly speaking, is an accurate<br />
reflection of the top of the global property<br />
market. Naturally this figure may exclude some smaller<br />
properties in 'prime' areas and include some vast properties<br />
in less popular areas however as a starting point<br />
for this niche, it ensures that all world-class properties<br />
are included. We do also believe this category is better<br />
defined by describing the people who purchase the<br />
homes at this end of the market.<br />
ULTRA HIGH NET WORTH<br />
The world's population of approximately<br />
200,000 Ultra High Net Worth (UHNW) individuals<br />
– described by Wealth-X as those individuals<br />
with net assets of at least $30m – are<br />
the principal participants at the top of the market.<br />
The global mobility of the UHNW population, their<br />
appetite for owning property around the world and<br />
the multitude of choices which lie before them mean<br />
that their purchases are primarily driven by want rather<br />
than need. This means that whilst transactions at<br />
the top of the market can be completed very quickly<br />
indeed, the opposite is just as likely. Buyers with ample<br />
liquidity and numerous options – including not<br />
buying at all – are rightly inclined to be tough negotiators<br />
whilst sellers are often disposing of a property<br />
out of choice rather than necessity and thus can also<br />
afford to be patient waiting for the right offer. In contrast<br />
to the mainstream property market where most<br />
buyers are looking for a principal home, buyers in the<br />
Ultra Prime category purchase for a number of additional<br />
reasons including: as a 'safe-haven' asset, to<br />
enhance a lifestyle (e.g. a vineyard or ski chalet), for<br />
business reasons (a base in a global city where the<br />
principal might be based for large parts of the year),<br />
for family members, as a hedge against inflation or<br />
as a residence which generates an income (such as<br />
a working ranch).<br />
Whilst every $10m+ property may not be Ultra<br />
Prime, the vendors and agents of any $10m+ property<br />
should take a global view on marketing in order<br />
to maximise the speed of the sale and the sale price<br />

Breaking ground on his latest and highestprofile<br />
Miami project in April 2013, Gil Dezer<br />
of Dezer Development commented 'This is<br />
an especially proud moment to launch the<br />
first-ever Porsche Design Tower'. At an after-party on<br />
the beach where guests watched fireworks lighting up<br />
the glittering Miami skyline, prospective buyers were<br />
able to speculate just how impressive it would be to<br />

A WORLD CITY<br />
Now enjoying an incredible renaissance after some turbulent<br />
years, Miami has not only covered up lost ground,<br />
it has emerged as a genuine world city. Whilst not quite<br />
competing with New York and London, the city has<br />
benefited from an influx of investor money – often from<br />
Latin America, though increasingly from around the<br />
world. Russian, European and Asian buyers have realised<br />
that not only is Miami an exciting and vibrant city<br />
with an increasingly large financial services industry, it<br />
also offers an excellent quality of life – in terms of climate,<br />
leisure pursuits and – with world class art galleries<br />
and the emergence of Art Basel Miami as a key destination<br />
on the social calendar – as a cultural hub. With<br />
direct flights from China to Florida expected in 2016,<br />
the surge in new developments which cause many to<br />
worry about another property crash, may well represent<br />
a step change in Miami's fortunes and a recognition that<br />
this is one of the best mid-size cities in the world.<br />
DEVELOPMENT BOOM<br />
Although Gil Dezer's project is certainly unique in Miami,<br />
it is not alone in striving to reach the pinnacle of<br />
ultra prime living. A swathe of new apartment blocks<br />
are both under construction and awaiting approval<br />
in an environment which even a few years ago would<br />
have seemed unthinkable. Investors, hedge funds and<br />
developers are all pouring huge amounts of money in<br />
to a thriving real estate market, which unnervingly, feels<br />
like it will only go up. This however could genuinely be<br />
the beginning of a new era for the city. Mayi de la Vega,<br />
CEO of One Sotheby's Realty, Miami commented:<br />
'Last year’s resurgence in new residential developments<br />
has resulted in a real estate market that’s hotter<br />
than ever. This is partly due to “starchitects” such as<br />
Piero Lissoni at the Ritz-Carlton Residences and Zaha<br />
Hadid at One Thousand Museum bringing Miami to the<br />
attention of global media. The area hasn’t seen this level<br />
of creativity and attention to detail since its Art Deco<br />
and Mid-century Modern heyday.'<br />
Having shaken off much of its seedy reputation some<br />
years ago, Miami now has a plethora of cultural events<br />

Mayfair, London. The location of many of London's<br />
most expensive properties and, arguably,<br />
the epicentre of the global Ultra Prime<br />
property market. Certainly lured by the numerous<br />
lifestyle benefits on offer but more importantly<br />
the city's 'safe-haven' factor, the world's Ultra High Net<br />
Worth population have flocked to London, and Mayfair<br />
in particular, to park their money. At the heart of<br />
Mayfair's property market is Beauchamp Estates. Led<br />
by the tireless Gary Hersham, Beauchamp's team routinely<br />
transact multi-million pound deals in a number<br />
of London's prime areas and produce sales of £1bn<br />
per annum. Gary's passion for London property has<br />
helped him, together with business partner Penelope<br />
Court, build both a loyal client list of wealthy individuals<br />
and a business which encompasses offices in London,<br />
Cannes, Florence and Mykonos. Beauchamp have<br />

Prime London property and dealing with the world's<br />
wealthiest buyers.<br />
Activity in the Ultra prime market appears to be brisk.<br />
How is business for Beauchamp Estates currently<br />
The top end of the market is strong, there are some<br />
very, very good products on the market though not<br />
very many of them. There are some very good buyers<br />
around at the moment, most of whom have bought<br />
beforehand however there are not that many fresh<br />
buyers coming in to the market, in other words buyers<br />
that are unknown. There are not the same amount of<br />
top end buyers as in the last year but the quality of the<br />
buyers that are around at the moment is superb.<br />
What is currently your highest value listing in London<br />
We've sold quite a bit recently. We're under offer on<br />
a property where we were asking £39m, we've sold a<br />
property in excess of £40m recently and the highest<br />
that we have on our books at the moment is in the<br />
order of £40m.<br />
Price performance at the top end of the market has<br />
been strong over recent years, do you see that continuing<br />
over the next 5 to 10 years<br />

London is, has and always will be a city that is the focal<br />
point of purchasers' attention in the world. London,<br />
because of all its safety factors is a magnet for the very<br />
rich to come and live. In my 40 year career, I have seen<br />
a constant stream of rich buyers coming in to London<br />
and buying their homes throughout that period. There<br />
have been one or two pockets of quiet, for example, the<br />
most recent was the post-Lehman's period but if one<br />
looks at what happened up to the Lehman's situation<br />
in terms of sales over £25m there were probably something<br />
like 20 sales in the year prior to that September<br />
but if you take the twelve months from the following<br />
March there were over 40 sales. So the answer is very,<br />
very simple; I believe very firmly that neither markets<br />
nor political situations, nor taxation will ever effect the<br />
desire of the rich to buy prime central London property.<br />
Does continued rhetoric about mansion tax (in the UK)<br />
have any effect at all on the decisions at the top end of<br />
the market<br />
Well its not a question one can answer in one go. Certainly<br />
there are going to be people who won't be terribly<br />
happy with having to pay a mansion tax but with<br />
stamp duty now at 12% for the top end of the market<br />
(15% in a corporate envelope), will an additional annual<br />
tax affect the value I think if people need to or want to<br />
buy in London, they will understand that's one of the<br />
prices of owning a house in London.<br />
But the other thing that people [when they comment<br />
on Ultra Prime property] don't seem to ever focus<br />
on is 'what is the running cost of a £20m or £30m<br />
house'. You have all of the ancillary costs of running<br />
a house – not related to water, light, gas and electricity.<br />
What a man has to take out of his pocket to pay<br />
to keep his house in the way he wants to keep it with<br />
food, guests, wine, staff, cars, drivers etc. I think you've<br />
got to say as a general rule, a £25m property can cost<br />
somewhere between £0.5m and £1m per annum to run<br />
and so everything else pales in to insignificance.<br />
With regards to France (Beauchamp Estates has<br />
a Cannes office), has the relatively unfavourable tax<br />
and general political climate affected the decisions of<br />
UHNW buyers<br />
There have been some very big sales in the South<br />
of France. Of course there is taxation if you transfer<br />
an asset. There's a huge amount of tax to be paid<br />
if you dispose of an asset within a certain period of<br />
time and I believe that period is now 30 years but<br />
generally speaking, if you look at the time frames of<br />
people buying in the south of France, it's not a question<br />
of 'will I have to pay tax if I dispose of it', they're<br />
buying it for the long term and will hold forever so<br />
it doesn't really count. There are two types generally<br />
in the top end of the market there, the Arabs<br />
and the eastern Europeans, and they're not tending<br />

to consider any tax implications because those are<br />
post-factum. Those tax implications only come at the<br />
point of sale – so it's not really affecting things and<br />
we've had some very big sales there too over the last<br />
year or two.<br />
Are you seeing more money coming in from Asia A lot<br />
is written about Chinese buyers in the London market<br />
but this activity doesn't seem to be in the Ultra Prime<br />
end of the market.<br />
The ability for mainland Chinese to extract money<br />
from China isn't clear yet. As far as I understand it,<br />
the Chinese can buy commercial assets abroad, they<br />
need a licence to do that and that's relatively easy<br />
to obtain. It's very much more difficult for them to<br />
extract money to buy property for their own use<br />
abroad. We have seen a few sales from mainland Chinese<br />
but they are around the £3m to £5m range so<br />
not at the top end of the market. I haven’t seen very<br />
many mainland Chinese individual purchasers – of<br />
course there have been some very noted and notable<br />
purchases of huge chunks of property but they are<br />
either sovereign funds or government institutions. I'm<br />
given to understand that some Chinese have managed<br />
to get their funds in to Singapore and then buy<br />
via Singapore.<br />
We’ve highlighted Mykonos as quite an interesting<br />
place for Ultra Prime properties. What made you decide<br />
to open an office there<br />
We've had our Mykonos office for six or seven years<br />
and we opened it for the same reason we opened one<br />
in the South of France and one in Italy, because we<br />
are dealing with the same applicant base who want<br />
the same types of properties as they do over here in<br />
London. We've recently sold the most expensive house<br />
in Mykonos – that was €7m and we're now seeing a<br />
resurgence there with sales taking place. Mykonos was<br />
always isolated from the economic troubles of Greece<br />
and it will continue to be so.<br />
Do you think Mykonos could rival other Ultra Prime island<br />
locations such as Ibiza and Mallorca in the future<br />
It could certainly rival Mallorca but Ibiza is coming in<br />
to its own. Ibiza values practically doubled in the last<br />
year. Certainly 2014 summer rental costs completely<br />
doubled from summer rentals in 2013. Ibiza has always<br />
been a very well-loved place and I think it's going<br />
to be much more frequented than it has been in<br />
the past.<br />
Do you have any plans for new overseas offices elsewhere<br />
Yes we do, but I can't disclose where.<br />
If you have a 'normal' week, can you describe it to us<br />
Are you entirely London based<br />
Yes, I'm completely London based. A normal week for<br />
me is Monday to Friday and Sunday. I enjoy what I do<br />
and most of the time I'm showing properties, going to<br />
meetings, taking instructions on new properties etc all<br />
from very early in the morning to very late at night.<br />
I work – on an easy week, in the order of 55 hours and<br />
it can go up to 70 hours a week.<br />
Do you think that new builds in less established areas<br />
in London will find it more difficult to generate buyer<br />
interest as opposed to established areas like Mayfair,<br />
Belgravia etc<br />
Yes. London hasn't changed. Areas haven't really<br />
grown in London. Fulham is still Fulham, it's more expensive<br />
than it used to be but it hasn't kept up the<br />
pace with price increases in prime central London.<br />
Nothing has. So if we look at prime London – Hampstead,<br />
St Johns Wood, Mayfair, Belgravia, Knightsbridge,<br />
Holland Park, South Kensington, Notting Hill<br />
Gate, Regents Park – those have risen quite considerably.<br />
The best areas will always remain the best areas.<br />
Outside those areas where one tries to say, 'this is going<br />
to be the new prime central London', it's not going<br />
to happen.<br />
How much has the internet changed your business<br />
over the last 5 to 10 years<br />
Enormously, the speed of delivery of details, the speed<br />
of receiving enquiries, we receive a huge amount of<br />
internet generated leads. My uncle is 88 years old, he<br />
uses the internet, he uses an iPad. Everybody from<br />
young to old uses mobile phones and has some form<br />
of tablet. Yes, enormously.<br />
Another of our interviewees (Jeff Buerger of Hall & Hall)<br />
produces marketing videos for high-value ranches, have<br />
you used or considered using videos to promote your<br />
properties<br />
No. We do produce a few walkabout videos for properties.<br />
We have a system where we do that for one in<br />
every five or six properties but at the end of the day,<br />
hard copy manuals, magazines and the internet work.<br />
All the other things are secondary for us.<br />
Do you offer additional services<br />
Our private office (also in Mayfair, London) deals with<br />
everything for our HNW clients. Anything; privacy,<br />
property, sourcing staff, anything that they want we<br />
do for our clients with the greatest pleasure. That does<br />
two things for us. It brings us extra sales in and it keeps<br />

Keith, thank you for taking the time out to<br />
speak to us. For those readers not aware<br />
of your company, can you summarise the<br />
services offered by United Design Partnership<br />
and where we may have viewed or experienced<br />
your work<br />
I founded United 20 years ago. In the early days<br />
United was best known for luxury hospitality, bar and<br />
restaurant interior designs such as the iconic Dolder<br />
Grand hotel in Zurich, The Metropolitan hotel in London<br />
(including the Met Bar and Nobu restaurant), The<br />
Clarence hotel in Dublin (for U2’s Bono and Edge),<br />
Galvin at Windows and Maze Grill by Gordon Ramsay<br />
to name but a few.<br />
In 2008 we were approached by business property<br />
tycoon Gerald Ronson to work on his new ultra prime<br />
residential project in the heart of the City – The Heron.<br />
Since then United has built up a strong residential<br />
portfolio which includes the penthouses at the two<br />
recent developments by Berkeley Group: The Tower,<br />
One St George Wharf and Cambridge Penthouse,<br />
One Tower Bridge.<br />
Today the company is busier than ever and has<br />
a reputation for outstanding luxury interior designs<br />
with over 200 international projects in 20 countries.<br />

Can you tell us about some of the projects you are currently<br />
working on<br />
We are currently working on several luxury residential<br />
projects in London which include One Nine Elms<br />
for Wanda One(UK) Ltd, Riverwalk for Ronson Capital<br />
Partners, Lille Square and Earls Court for CAPCO,<br />
Southbank Place for Canary Wharf and Qatari Diar<br />
and St John’s Wood Square for Craigewan.<br />
We are also working with the Related Group on<br />
several projects in Brazil such as V House Boutique<br />
residences in Faria Lima (São Paulo’s answer to<br />
Bond Street or Fifth Avenue) and a project called<br />
Parque Global. United was responsible for the branding<br />
as well as the design. United always carry out extensive<br />
research for every project we are involved in<br />
and this research leads the branding, narrative and<br />
design. We were impressed to discover that the city<br />
of São Paulo has more than 30 parks and over 15 million<br />
square meters of green space. Parque Global sits<br />
at the heart of this space. The city is also well known<br />
for its international and cultural diversity. We wanted<br />
to celebrate this with a unique residential concept.<br />
As a result our branding and design for the 5 luxury<br />
residential towers was inspired by 5 international<br />
parks. Prospect and Sempione towers have recently<br />
One Tower Bridge Cambridge Penthouse<br />
launched and are already 90 percent sold. We have<br />
some major projects in the pipeline for Brazil off the<br />
back of this successful project.<br />
Finally we are designing new projects in Miami’s exclusive<br />
Edgewater district, including Paraiso Bay which<br />
is currently under construction. Prior to the launch The<br />
Related Group experienced record sales, including international<br />
DJ David Guetta and world tennis champion<br />
Arantxa Sánchez Vicario.<br />
At what stage in the process does UDP generally get<br />
involved with new residential projects<br />
United is involved from the beginning and work closely<br />
with the architect and/or developer. We understand<br />
how important functionality is and how we can add<br />
value to their space plans. We have years of experience<br />
and know what connoisseur clients are looking for. We<br />
carry out all the aspects of the design from the architectural<br />
review to the implementation on site.<br />
How much of a different approach is needed when<br />
working with Ultra Prime properties (compared to the<br />
'standard' luxury market) Is there an additional level<br />
of expectation from clients because of the monetary<br />
amounts involved<br />

Yes. The high end clients we work with often own<br />
several homes around the world and have very high<br />
expectations that require a high attention to detail.<br />
As I mentioned earlier we always carry out extensive<br />
research before we begin designing in order<br />
to provide our clients with a design that is relevant<br />
to their home, city or country. Every detail is thoroughly<br />
considered in order to create a design that<br />
is truly unique.<br />
It can be a fickle game though and you soon learn<br />
to expect the unexpected. For instance, we recently<br />
designed a £50 million pound penthouse and the client<br />
decided to buy the two £25 million apartments<br />
below so they will have to be redesig ned from<br />
scratch.<br />
When working for high end developers, they always<br />
require you to design a scheme in order to give<br />
insight into what will be produced. It is not unusual<br />
however for a client to spend £25 million on a property<br />
only to completely redesign it no matter how beautifully<br />
it has been designed in the first place. Clients<br />
who can afford to buy £25 million penthouses can<br />
easily afford to spend £10 million refurbishing them.<br />
It is important that they are immaculately designed<br />
in order to sell, but it is not unusual for them to be<br />
redone once sold.<br />
Paraiso Bay Miami<br />
To what extent does the integration of new technologies<br />
now play a part in designing properties<br />
It waxes and wanes. Some clients want everything at<br />
the touch of a button whilst others such as my good<br />
friend Urs E. Schwarzenbach (owner of the Dolder<br />
Grand hotel, Zurich) prefer simplicity and practicality.<br />
I sometimes wonder if technology has become<br />
over complicated to the point where some ultra prime<br />
homes require an engineering degree simply to make<br />
sure everything is running smoothly!<br />
How much of your business is done internationally How<br />
much has this changed for you in the last ten years<br />
Approximately 60-70 percent is international work.<br />
This has increased steadily over the past 10 years and<br />
we are currently working extensively in the US, Middle<br />
East and Asia.<br />
Where, geographically, do you see opportunities for<br />
your company over the next ten years<br />
Brazil is a growing market for us, as is New York and Miami.<br />

Does your company benefit significantly from being<br />
based in London Do you have any plans to establish<br />

Yes the company benefits from being London based.<br />
Not only did we benefit from the luxury residential<br />
boom in London but we also appeal strongly to foreign<br />
developers and private high profile clients who want<br />
the kudos of working with a London based designer. In<br />
growing luxury residential markets such as São Paulo<br />
and Miami’s Edgewater district, a notable British designer<br />
can potentially set a project apart and is promoted<br />
as part of their sales and marketing campaigns.<br />
United employs designers from all over the world and<br />
10 languages are spoken in the office. When we are<br />
working on international projects we send out one<br />
of our designers to carry out extensive research and<br />
oversee and manage the project. We do not currently<br />
have plans to establish offices elsewhere.<br />
Operating at this end of the property market, you have<br />
clearly worked with some high-profile clients [UDP's<br />
website mentions Bruce Willis as a client]. Are you at<br />
liberty to tell us more about any other well-known individuals<br />
you have worked with and the types of projects<br />
you have completed for them<br />
St James private residence 3rd floor lounge<br />
I have had the pleasure of working with many high profile<br />
clients over the years. They include Bruce Willis, as<br />
you have mentioned, for who I designed a beach residence<br />
in the Turks and Caicos Islands and an apartment<br />
in Manhattan, Bono and Edge from U2, Bryan Adams,<br />
Brad Pitt, George Clooney and Rande Gerber to name<br />
a few. I am not at liberty however to disclose any more<br />
information on these projects.<br />
Are there any particular projects you have worked on<br />
that stand out for you as achievements<br />
The Heron which launched recently stands out as<br />
a great achievement as it was a groundbreaking residential<br />
project and represents the height of luxury<br />
living at the heart of the City. The project required<br />
a luxury hotel flavour and took about 5 years of extensive<br />
research and planning to complete. It has since<br />
been nominated for several ‘Development of the Year’<br />
awards and the South Penthouse [host venue for the<br />
Ultra Primus launch event] is currently on the market<br />

City, the Nebraska State Capitol, and the Chapel and<br />
Original Campus of the U.S. Military Academy at West<br />
Point. El Fureidis is known as Bertram Goodhue’s outstanding<br />
Mediterranean Revival masterpiece.<br />
Together, Gillespie and Goodhue embarked on<br />
a yearlong trip to Europe and the Mediterranean region<br />
to gather inspiration for the estate; a significant<br />
portion of their journey included over 500 miles on<br />
horseback from the Caspian Sea to the Gulf of Persia.<br />
This journey birthed the concept of a grand Roman<br />
villa with Persian gardens, a very progressive architectural<br />
style for the time.<br />
Constructed of steel-reinforced concrete and retaining<br />
the original layout footprint, Goodhue built El Fureidis<br />
to last. The main house recently underwent a multimillion-dollar<br />
renovation with a careful eye for detail,<br />
preserving the historic elements of the estate, while<br />
equipping the estate for modern living in a new era.<br />
Many of the original fixtures and appointments remain,<br />
and are coupled with fully modernized and deluxe appointments<br />
in the bathrooms, kitchen, and laundry facilities,<br />
such as radiant floor heating, a steam shower,<br />
and top-end appliances. The renovation includes a second<br />
floor configured with three guest suites.<br />
The estate itself forms a rectangle with a bright atrium<br />
terrace at its center, and is accessed through an<br />
entry hall and a “conversation room,” a Byzantine-style<br />
alcove crowned with an 18-foot-high central dome that<br />
is decorated with a floral hand painted, gold and blue<br />
design in 24k gold-leaf modeled after the church of<br />
St. John Lateran in Rome. The conversation room has<br />
remained the piéce de résistance of the house.<br />
Offering numerous areas for entertaining, the public<br />
rooms of the estate are grand in style. Each public<br />
room is bathed in natural light from the numerous<br />
sets of double doors, which open to the central courtyard<br />
and other patio areas. The formal dining room is<br />
unique with a barreled ceiling painted in 24k gold leaf<br />
and depicting a scene of Alexander the Great conquering<br />
Persepolis by Henry Wadsworth Moore. The original<br />
signature by the artist remains intact. A musician’s<br />
balcony overlooks the formal dining room and is accessed<br />
via a glass door. From the entry, one may enter<br />
the formal living room with lovely blue paneled ceilings,<br />
representing the heavens, and the neoclassical<br />
era of the estate. From the living room, the floor plan<br />
continues to a library, a sitting room and a lounge.<br />
Upstairs, an exquisite rooftop with three access<br />
points provides 360-degree views of the lavish tenacre<br />
property, Pacific Ocean, and the Channel Islands.<br />
The desirable Montecito climate allows the rooftop to<br />

are enhanced by Lee Lawrie’s nine bas-reliefs located<br />
at the rear of the estate. Lee Lawrie and Bertram<br />
Goodhue collaborated on many projects, bringing<br />
Lawrie to the forefront of the architectural industry.<br />
Lee Lawrie known as one of the United States’ most<br />
influential architectural sculptors and likely best known<br />
for the sculpture of Atlas at Rockefeller Center. The<br />
nine bas-reliefs depict scenes from Arthurian legends,<br />
which form a band between the tops of columns on<br />
the south side of the estate and feature Lawrie’s signature<br />
etched in stone.<br />
The south elevation of the estate is dominated by<br />
a dazzling terrace of herringbone brick and turquoise<br />
reflecting pools, which descends via a walkway graced<br />
with additional water features – ending at a stately Roman<br />
temple or casino. The prevalent rectangular shape<br />
of the pools, terraces and walking paths in the gardens<br />
provide a tranquil atmosphere while water transports<br />
from one place to the next via narrow, shallow channels<br />
that are terraced to create cooling water. The estate includes<br />
numerous original brick pathways offering opportunities<br />
to take in the lovely trees, and to reflect on<br />
the peaceful atmosphere across the grounds.<br />
El Fureidis is a place of legendary provenance and<br />
has at times received credit for playing host to many<br />
memorable tenants and visitors, including Thomas<br />
Mann, Albert Einstein, Winston Churchill, Charles<br />
Chaplin, and John F. Kennedy. It is perhaps best known<br />
in recent years as a location for the 1983 film “Scarface,”<br />

Tell us more about the Great Western Ranch (recently<br />
sold with an asking price of $59.5m). How long did it<br />
take your company to shoot and edit the video<br />
Great Western Ranch is a rarity in the ranch world primarily<br />
due to it's size and overall diversity. The ranch is<br />
300,000 acres and 457 square miles; and as you can imagine<br />
it is difficult to cover. Due to vastness of the property<br />
it took our crew one full week to shoot. We had over<br />
six hours of content and took around a month to complete<br />
the edits including the teaser and feature videos.<br />
When did you recognise that videography could play<br />
a major role in marketing properties<br />
Static imagery is just that, it's static. Aerial Imaging<br />

for has happened in terms of the implementation of<br />
video, specifically the aerial component. Prospective<br />
buyers are able to get a much better understanding of<br />
a ranch through this medium while being captivated<br />
by natural beauty and simultaneously learning more<br />
about the property. Sellers, of course love to see their<br />
property highlighted in a way that appeals to their<br />
business savvy and emotional attachment to the property.<br />
The video becomes more than just an effective<br />
marketing tool.<br />
Have you found that videography is a niche method only<br />
to be used at the very top of the market or do you think<br />
it will become a mainstream tool How useful are videos<br />
for marketing Ultra Prime Properties – a sector known for<br />
its dependence on networking and personal referrals<br />
Without question I am 100% convinced videography<br />
will be a mainstream tool as it should be. For people<br />
that get it, video is already mainstream and has been<br />
for quite some time. I personally feel any high end marketing<br />
venue will benefit from professional videography<br />
services in general. Properties that are truly unique<br />
deserve to be recognized well beyond simple photography.<br />
Video benefits both buyer and seller. A quick<br />
Google search will present an overwhelming amount<br />
of evidence to support the use of video in nearly any<br />
market that specializes in selling a product. As an example<br />
Google is 53x's more likely to index a website<br />
with proper video content. Conversions are substantially<br />
increased and the use of video dramatically enhances<br />
SEO across the board.<br />
Clearly the name of your company [Aerial Imaging]<br />
implies that you are able to produce aerial videos and<br />
photographs but how much interest do you get from<br />
realtors and individuals wanting you to also capture<br />
non-ranch properties<br />
We started Aerial Imaging Productions with an emphasis<br />
on marketing ranches through me being a partner<br />
at Hall and Hall. I wanted to do something completely<br />
outside of the proverbial box, very creative, artistic,<br />
and innovative. As a result of our beginning focus,<br />
we have been very fortunate to branch out into areas<br />
that frankly, we did not expect. Generically speaking<br />
we have been hired by very diverse clientèle including,<br />
production companies, music video producers, outdoor<br />
adventure companies, industrial parks, commercial<br />
and residential real estate and many other businesses<br />
and people. When we started AIP we wanted to<br />
have a strict business focus that provides tangible and<br />
added benefits to businesses and their story. Advancement<br />
in technology and increased use of unmanned<br />
aerial vehicles will grow exponentially, however, capturing<br />
video is simply the first step in the process. Telling<br />
the story in a compelling, informative and professional<br />
way is equally challenging.<br />
At Hall & Hall, in addition to the Great Western Ranch<br />
you deal with a number of high-end ranch properties<br />
(the company has numerous $10m+ listings on their<br />
books). How has the market performed for these properties<br />
in recent years<br />
Hall and Hall has been and continues to be the leader in<br />
the US in terms of specialising and marketing premier<br />
ranches. We specialise in three asset classes, traditional<br />
working ranches, farmland and recreational properties.<br />
We typically have around 120 ranches for sale at any<br />
given time. When I first started selling ranches my mentor<br />
used to say; "land is the one thing that can never be<br />
reproduced, there will never be an over supply and if<br />
the property possesses the right physical characteristics<br />
it will be a good long term investment. As a partner<br />
at Hall and Hall we deal with very discerning and sophisticated<br />
buyers looking to diversity their holdings.<br />
During last three years we have sold over a billion dollars<br />
of ranch real estate. The strength of market continues<br />
to be large holdings in terms of acreage that offer<br />
distinctive physical attributes like a significant river,<br />
resident elk herd, viable livestock operation, etc.<br />
To what extent did the financial crisis affect transactions<br />
in this space Is activity back to pre-crisis levels yet<br />
Like all markets, the ranch market was impacted. We<br />
experienced a substantial slow down, however, ownership<br />
of a ranch is a luxury item, regardless of market<br />
ups and downs the ranch market is always resilient.<br />
It is a difficult thing to adequately articulate how the<br />
market impacts ranch sales. At the end of the day in<br />
an up market, obviously we perform well. In a down<br />
market a small percentage of sellers find themselves in<br />
a challenging financial position thus presenting good<br />
buying opportunities. The reality is that the vast majority<br />
of our selling clientèle is for the most part insulated<br />
from market conditions and rarely in a position<br />
whereby they are forced to sell. All in all, an investment<br />
in land is intelligent and presents a long term alternative<br />
to traditional investment strategies. To be candid<br />
a challenge with any of the asset classes we sell is they<br />
do not have the liquidity of most other investments.<br />
Additionally, it’s difficult to analyse as it does not lend<br />
itself to any easy investment formula.<br />
Does the international buyer factor in to the US ranch<br />
market or is it still dominated by domestic buyers<br />
I would say the market in the US to acquire ranch, farm<br />
and recreationally oriented real estate is heavily influenced<br />
by US buyers, naturally. Ironically enough, I have<br />
been engaged as a buyer's agent for a buyer from the<br />
UK that is a very recognizable family by name across the<br />
world. We are in the process of putting together two,<br />
potentially three contiguous ranches that will present<br />
a "legacy" and large acreage high end ranch in Colorado.<br />

acquisitions are institutional buyers. This being said<br />
we are seeing a slight increase in private international<br />
investors for ranch property primarily due to lifestyle,<br />
open space, privacy, and a place to park capital.<br />
Are buyers at the top end of the market looking for<br />
a home or would the ranch be a long term investment asset<br />
which they might use on occasion as a lifestyle asset<br />
While Hall and Hall does not specialize in residential<br />
real estate it does appear from residential brokers that<br />
we have relationships with in this market that there is<br />
a significant interest acquiring world class homes in resort<br />
markets like Aspen, Vail, Jackson Hole, Sun Valley<br />
and Park City. Investors that are interested in buying<br />
a ranch have a very different profile than residential<br />
buyers. We are in a very segmented and unique marketplace<br />
to deal with a highly focused buying pool.<br />
A ranch presents an opportunity to buy a property<br />

Bursting with interesting stories (although many details<br />
she is not at liberty to divulge), Penny was once<br />
contacted in the middle of the night by an entrepreneur<br />
who was on his way to Rio de Janeiro to view<br />

Summoned to join him, she was on a flight to Brazil the<br />
following morning to accompany the client on viewings<br />
