EXCEPTING THEREFROM “Parcel A” as shown on Record of Survey dated August 22,<br />
2002 <strong>and</strong> described as the north 457.35 feet of the east 476.00 feet of said N½NE¼NE¼.<br />
TOGETHER WITH all improvements <strong>and</strong> appurtenances thereunto belonging.<br />
SUBJECT to property taxes <strong>and</strong> assessments for 2011 <strong>and</strong> subsequent years; to exceptions<br />
<strong>and</strong> reservations contained in patents from the United States <strong>and</strong> the State of <strong>Wyoming</strong>; to<br />
all prior mineral reservations, leases, <strong>and</strong> conveyances of record, if any; to all easements<br />
<strong>and</strong> rights-of-way of record or that may be apparent upon an inspection of the surface; <strong>and</strong><br />
to zoning ordinances, statutes, <strong>and</strong> covenants of record restricting building or use.<br />

limit the covenants of the deed to those herein expressed, <strong>and</strong> excludes all covenants arising or to<br />
arise by statutory or other implication, <strong>and</strong> do hereby covenant that against all persons<br />
whomsoever lawfully claiming or to claim by, through or under said GRANTOR <strong>and</strong> not<br />
otherwise, it will forever warrant <strong>and</strong> defend the said described real estate.<br />
