SPECIAL WARRANTY DEED
Central Bank and Trust, a Wyoming Banking Corporation, Grantor, for and in
consideration of $10.00 and other good and valuable consideration to it in hand paid, the receipt
for which is hereby acknowledged, grants, bargains, sells, conveys, and confirms unto

Grantee, the following described real property, situate in the County of Park, State of Wyoming,
to-wit:
Township 57 North, Range 102 West, 6 th P.M., Park County, Wyoming, according to the
records of the County Clerk and Recorder of Park County, State of Wyoming.

All of said E½NW¼NE¼ shown as “Parcel 9" on the Record of Survey done for Freeman
A. Fowler recorded June 1995 and filed in Plat Book “D” on page 191 of the plat records
on file in the office of the Park County Clerk and Recorder:

A parcel of land in the N½NE¼NE¼ Section 21, Township 57 North, Range 102 West,
6 th P.M., Park County, Wyoming, Original Government Survey, according to the records
of the County clerk and Recorder of Park County, State of Wyoming, said parcel being
more particularly described as follows:
All of said N½NE¼NE¼ shown as “Parcel 11" on the Record of Survey done for Freeman
A. Fowler recorded June 1995 and filed in Plat Book “D” on Page 191 of the plat records
on file in the office of the Park County Clerk and Recorder.
EXCEPTING THEREFROM “Parcel A” as shown on Record of Survey dated August 22,
2002 and described as the north 457.35 feet of the east 476.00 feet of said N½NE¼NE¼.
TOGETHER WITH all improvements and appurtenances thereunto belonging.
SUBJECT to property taxes and assessments for 2011 and subsequent years; to exceptions
and reservations contained in patents from the United States and the State of Wyoming; to
all prior mineral reservations, leases, and conveyances of record, if any; to all easements
and rights-of-way of record or that may be apparent upon an inspection of the surface; and
to zoning ordinances, statutes, and covenants of record restricting building or use.

The GRANTOR for itself and for its successors in interest do by these presents expressly
limit the covenants of the deed to those herein expressed, and excludes all covenants arising or to
arise by statutory or other implication, and do hereby covenant that against all persons
whomsoever lawfully claiming or to claim by, through or under said GRANTOR and not
otherwise, it will forever warrant and defend the said described real estate.
