The Development
With the magnificent snow capped mountains of the High Atlas as a backdrop and surrounded by palm and
olive groves, as well as the trim verdant greens of the golf course, the Atlas Golf Resort in Marrakech is truly a
development to exceed anything that has gone before in Morocco.
This upscale development is exceptionally low density with 1813 residential units spread over 174 hectares.
There is a mixture of apartments, penthouses, townhouses and riad villas available - all properties have
been designed to remain faithful to the traditions and inspirations of Marrakech with a distinctly Moroccan
influence on the architecture. The luxury villas and riads for example use inner courtyards and openings to
provide light and shade, just as in a traditional riad.
The development is being constructed by one of the foremost development companies in Morocco who has
extensive experience of large scale resort construction and golf course development.
Location
The development is located near the prestigious Palmerie at Annakhil. (see map opposite)
For those with a local knowledge it’s 4 km east of Marrakech and west of Fez in the area of La Palmeraie
between METRO market and AMELKIS GOLF COURSE and only 5 km from the airport.
“It is impossible to resist Marrakech. Once
you see the early morning sunshine dance
over the intricate plasterwork of a horseshoe
arch, hear the soft murmur of water rippling
in a rose-strewn fountain, and catch the
heady scent of dried roses, cumin and savon
noir mingling in the souk, it becomes a
question of when - not whether - to buy a
home here.”
The Location of the Development

Plan of the development

Marrakech; the ideal investment
Marrakech has long held the fascination of people from around the globe. The heady and mystic combination of
the ancient traditions, stunning natural scenery and a historic openness to visitors have lead to the creation of a
unique and exotic destination which continues to draw millions of visitors every year. And what’s more, it is now
served by over 100 low cost flights from the UK and Eire and an increasingly sophisticated tourism sector.
A World Class Destination
Marrakech is one of the few global destinations that dwarf the country in which they are located. Responsible
for over 54% of visitors to Marrakech, it’s the giant of Moroccan tourism. Ever since its establishment in
1062 the city has been an important artistic and cultural centre. Each ruler or sultan has left their mark with
magnificent palaces and grandiose projects. From the hustle of the world famous Jemaa el-Fna square to the cool
sophistication of Palmeraie, Marrakech offers every visitor their own unique experience.
Climate
With a climate that rarely dips below 17ºC Marrakech offers the both property investor and holiday maker a
year round warmth that mean that it’s perfectly possible to enjoy rental returns or sunbathe all year round. In the
cooler winter months (from18ºC to 23ºC) it’s still an ideal temperature in which to play golf or explore the sites.
Location
Situated in the heart of Southern Morocco, Marrakech is a traditional crossroads where traders from the Sahara
and the Atlas mountains would meet with merchants from Tangier to sell their wares. Today this location means
that visitors to Marrakech can also quickly escape to the vastness of the Sahara or the majesty of the High Atlas.
A combination that is firmly establishing Marrakech as a centre for the fastest growing sector of the tourism
industry, namely activity tours and trekking holidays. (Notable as they also attract a wealthy demographic.)
Flights
The tremendous appeal of Marrakech meant that it was inevitable that, as soon as the Open Skies agreement
was signed between the EU and Morocco, low cost carriers would begin flights. Today everyone from celebrities,
party-goers, adventure seekers and tourists make up the millions of visitors per year, all of them returning home
as Marrakech’s best advertisement and encouraging more and more people to visit this vibrant “Red City” .
Massive Investment in Tourist Facilities
Marrakech has great plans to be a destination that appeals across the board. Expansion work at the airport
will enable it to handle up to 8 million passengers a year within the next 5 years. Golf and Spa projects are
particularly popular and $300 million of golf related development is underway, as well as three or four theme
parks in addition to Fantasia and Aqualands resort on the outskirts of the city.
Environmental concerns are not being forgotten. There is a policy that there has to 40 palm trees per hectare on
developments and a system of waste water treatment must be in place. Furthermore, all architecture must be in
harmony with traditional environment and even the colours of the buildings are regulated.
Add to this compelling mix a healthy rental market where, due to the demand and the year round season,
it’s clear that Marrakech warrants the serious attention of anyone looking to invest in the Moroccan property
market.

The Marrakech Rental Market
The arrival of the low cost air carriers to Marrakech has heralded a new era for the tourism industry in the city.
With over 100 flights a week between the UK and Marrakech alone the numbers of travellers enchanted by
this mystical city has grown exponentially. Indeed visitor numbers increased by 11% over the first half of 2007.
(Magreb Arab Press) Overall Marrakech accounts for roughly 54% of the tourism numbers for the entire country
and has recorded a rise in numbers for every quarter over the previous seven years. Recently the Moroccan low
cost carrier Atlas Blue announced flights from London for only £39 one way, which is sure to increase visitor
numbers and make Marrakech one of the most popular winter sun and weekend break destinations.
One of the most important factors for a potential buy-to-let investment strategy is the tax situation in Morocco.
The good news is that there is an exemption of taxes on turnover profits for export during the first 5 years (50%
for the following 5 years), meaning that you don’t pay taxes on income declared from rental for the first five years
of ownership and after that only half the rate is due.
Other indicators suggest that the attraction of Marrakech will continue for some time to come. Lastminute.com
recorded the fastest increase in enquiries for any destination over the first half of 2007 and every day seems to
bring news of a new opening of a fashionable nightclub, restaurant or boutique hotel chain. Hotel occupancy in
the city, according to the Moroccan Tourism Board, currently stands at an impressive 76%.
From Richard Branson to Rocco Forte and from the Puro Lounge to Pacha the city attracts an incredibly wide
spectrum of new businesses to entertain the visitor. An likewise, much of the attraction of Marrakech is the
diversity of the visitors, from elderly archaeologists to young thrill seekers looking for the latest outward bound
holiday.
Example Current Rental Prices
Short Term / Holiday Lets
A three bedroomed new house in a development 10 minutes from the centre on www.holidayrentals.co.uk is
currently available for between £400 to £600 per week.
Luxury four bedroom villa in a new development 15 minutes from the centre on www.holidayrentals.co.uk is
currently available for between £1600 to £2000 per week.
Long term Rentals
Long term rentals are growing in popularity as Marrakech becomes a favoured relocation and retirement
destination for large numbers of French, as well as British buyers.
A new 3 bedroom house on the outskirts of the city currently rents for around £700 per month on karimo.com.

The Light is on Amber - Are You Ready to Go?
No other emerging market destination can match the combination of factors that continues to draw serious and
sophisticated investors to Morocco.
Tax Regime in Morocco favourable to investors
- No Income tax on rental income for 5 years – plus a double taxation treaty in place between Morocco and UK.
- No Inheritance Tax if left to a family member
- No Capital Gains Tax after 10 years – 20% of sold within 5 years – 10% if sold between 6-10 years.
Sleeping Giant of Mediterranean Tourism
- Closest exotic to the UK – only three hours flying time from UK and Eire and you’re in a totally different
world. No other similar destination as close. Last minute.com reported that Marrakech was its fastest growing
global destination in terms of enquires, whilst Tangiers ranked fifth. Today there are over 100 flights per week
between the UK and Marrakech.
- Brand Morocco – as a brand has become very “trendy” influencing interior design art throughout Western
Europe. Superbrands recently found Morocco to be the second most desirable holiday destination in the world
(after NZ).
- Celebrity endorsements – A series of films from James Bond to Babel and the Bourne Ultimatum have
featured Morocco. Plus high profile holiday makers such as the Beckhams and George Clooney have continued
the media coverage. Many designers and business people (such as Jean Paul Gautier and Richard Branson) have
homes in Morocco.
Political Stability
Morocco has a functioning democratic system with free elections at all levels of government. The King still holds
immense personal power but is Western in outlook and still young so looks likely to reign for many more years.
Financial Stability
The Dirham is a non-exchangeable currency but its value is tied to the dollar and the Euro to maintain a balance.
Inflation is low (2-4%) and growth rates are high (6-9%)
Under supply of rental properties
Each summer the large number of MRE’s (Moroccan Residents Abroad) fill most of the available rental accommodation.
Plus the coast lines of Morocco have long been popular with French, Belgian and German tourists.
Those who originally camped as part of the “hippy trail” are now coming back as affluent property purchasers.
The Moroccan government is committed to large marketing campaigns in key markets (such as UK).
Live like a King - for very little!
The cost of living and the cost of property is a fraction of the UK and roughly a half to two thirds that in Spain.
Luxury items like chauffeurs and a round of golf all within the reach of normal budgets.

Things to do in Marrakech
Golf There are three golf courses in Marrakech that host domestic
and international tournaments. Courses are generally easy
to get onto and relatively cheap compared to European prices -
Green fees start at around 3000dh (30 euros) with local caddies
available from around 90dh (9 euros) per round.
Golf d’Amelkis - the best looking course around and very exclusive.
Open 7am to 6pm summer and 7.30am to 3.30pm winter.
Palmerie Golf Palace - designed by Robert Trent Jones this is the
pride and joy of the Palmerie estate.
Royal Golf Club - oldest and grandest of the courses set in a
dense forest and overlooked by the Atlas Mountains.
Desert Treks and Mountain Adventures The High
Atlas Mountains are just 50km from Marrakech making it easy
to reach, even by taxi. The best time to go is in the spring when
the valleys are full of wild flowers. You can trek from village to
village enjoying the Berber hospitality and the solitude of the
mountains. This is an extremely fast growing area of tourism and
Marrakech is ideally situated to become the world leader. For the
less energetic quad bikes and camels make an easy alternative.
Cooking Schools With influences from Arabia, France, Berbers,
Spain the national cuisine of Morocco is a genuine joy and
it’s healthy qualities are increasingly being recognised by a wider
audience. There’s an exciting range of cooking schools in the city,
notably Kasbah Agafay which has stunning views over the desert
and mountains and where you can enjoy a day’s tuition and introduction
to the art of Moroccan cooking. La Maison Arabe in
the Palmerie is attached to an exclusive Median hotel and pupils
can enjoy a swim in the fabulous pool for a fun day out.
Skiing Only 74km from Marrakech lies the ski resort of Oukaimeden
which is situated 3,273m above sea level. Lift passes are
cheap but the absence of snow can be a problem outside the winter
months. In good conditions there are up to 20km of runs, the
single longest one being 3km. For a true Moroccan ski experience
you can hire a donkey and a guide and head off piste to access the
terrain not served by the lifts, an experience unlike that found at
any other ski resort but which opens up some impressive steeps
and chutes.

Places to go in Marrakech
Pacha Marrakech Despite the huge increase in worldwide
tourism to Marrakech the city always lacked a nightspot with
connections to the global club scene. Now Pacha, one of the biggest
global club brands has opened a magnificent complex with
a spacious chill-out lounge, two restaurants and a pool. Capable
of holding 1,500 people it’s amongst the biggest venues in the
city and boasts the largest sound system in Africa. The very good
Crystal Pacha restaurant attracts gourmets as well as clubbers.
As well as Pacha there are an increasing number of achingly
trendy and stylish clubs and bars opening across the city as it
becomes the destination of choice for the beautiful people from
all over Europe. Be sure to check out the uber-chic Jad Mahal
with its strong Versace influences and a wealthy and glamorous
clientele.
Le Comptoir The sister restaurant of the famed Parisian restaurant
opened with a fanfare a few years ago, quickly setting a new
standard for food in the city. It provides an instant hit for those
wanting to experience the city’s legendary mix of chic and exoticism.
The main dining room has a dark seductive atmosphere,
strangely reminiscent of a Far Eastern opium den. The belly
dancer that whirl around and the waitresses in pink dresses dashing
between tables create a buzz and atmosphere that few places
anywhere in the world can match.
Jemaa el Fna The true way to eat “Marrakech style”. Simply
grab a seat atone of the sizzling open air food stalls when the
square turns into an enormous open air BBQ - illuminated by
strings of light bulbs stretched between the stalls. It’s a sight that
will transport you back in time and across continents and remains
the defining image of Marrakech. There’s not a great deal
of difference between the stalls and you can sample anything
from fried fish to kebabs and salads. The more adventurous can
tuck into a sheep’s head, brains or the delicious local steamed
snails. For a view to treasure simply take up a prime seat in one
of the cafes over looking the square, it’s a site that turns even the
worst amateur into a photographic genius, such is it’s vibrancy.
The perfect mix of ancient and modern it sums up Marrakech
perfectly.
