Assistant Vice President (2004-present)<br />
Identify opportunities for business growth via land and lot acquisition to position the company for sustained and steady increases in<br />
the volume of work. Negotiate and finalize contracts for targeted acquisitions. Increase development activity by establishing joint<br />
ventures with developers. Identify and prepare for the appropriate mobilization of resources. Network with other builders and<br />

Responsible for construction for multiple concept project, including site inspections, construction project management, and<br />
administration tasks for all aspects of a 29,000-square-foot, 41-unit, 6-story building located at 130-136 West 112 th Street in New<br />
York City. <strong>The</strong> site is a combination of a 12-unit gut rehabilitation and a 29-unit new construction facility.<br />
• Review and re-establish construction budget and coordinate the implementation of design specifications. Provide guidance<br />
and technical support to the field and corporate office during development, build-out, turnover, and the renovations of<br />
existing units. Establish budgets, negotiate with outside vendors, and manage construction contracts between General<br />
Contractors and Subs. Chair weekly field meetings and review and track submittals, requisitions, and change orders.<br />
• Maintain constant flow of information regarding all current construction benchmarks informing owners, architect, and<br />
lenders as to the operations and status of projects in process.<br />
• Monitor progress of overall project and sub-categories and perform regular inspections to ensure that the project plan,<br />

NORTHEAST BROOKLYN HOUSING DEVELOPMENT CORPORATION, Brooklyn, NY 2002 – 2004<br />
Managing Director of Real Estate Development<br />
Promoted to direct the operations of the real estate development department. Directed development of more than $40 million in<br />
residential real estate. Challenged to design and execute redevelopment strategies to position the organization for growth in the<br />
public housing market. Held primary responsibility for policy/procedure development, site selection, the negotiation of agreements,<br />
and compliance with regulatory agreements. Prioritized potential markets using demographic analysis, trade area analysis, and onsite<br />
examinations. Supervised the design of mixed-finance and bond financing to facilitate development of affordable housing.<br />
