The appointment underlines <strong>SAV</strong>'s<br />

conviction that the UK market for<br />

energy saving, variable volume<br />

technology is opening up - and fast!<br />

His career has included appointments<br />

w<strong>it</strong>h a building services consultancy<br />

in Bridgend and a mechanical and<br />

electrical contrac<strong>to</strong>r based in Cardiff.<br />

selecting each<br />

calculating <strong>it</strong>s<br />

pressure loss and<br />

summating the<br />

losses <strong>to</strong> give an<br />

overall resistance.<br />

The only data the<br />

client needs <strong>to</strong> provide are the flow<br />

rates and pressure losses through the<br />

terminal un<strong>it</strong>s, plus some indication<br />

of the maximum lengths of<br />

multilayer pipe between manifolds<br />

and terminals. This data is required in<br />

order <strong>to</strong> <strong>size</strong> the 2-port control valves<br />

and the governing differential<br />

pressure control valves.<br />

Sizing of these two key components is<br />

the trickiest part of the exercise. In<br />

order <strong>to</strong> achieve good author<strong>it</strong>y, the 2-<br />

port valve must be <strong>size</strong>d such that the<br />

pressure loss across <strong>it</strong> is a significant<br />

proportion of the <strong>to</strong>tal pressure loss<br />

controlled constant by the DPCV. Due<br />

<strong>to</strong> the uniform pattern of the modular<br />

arrangement, this calculation can<br />

usually be au<strong>to</strong>mated.<br />

There’s no subst<strong>it</strong>ute for an<br />

experienced engineer’s input <strong>to</strong> the<br />

sizing process!<br />

AV Modules has announced an<br />

enhancement the company’s<br />

FloCon Commissioning Module design.<br />

In future all FloCon un<strong>it</strong>s will be<br />

supplied ready f<strong>it</strong>ted w<strong>it</strong>h a bypass that<br />

ensures that system flow never falls<br />

below 10%. This offers a simple, but<br />

highly effective, solution <strong>to</strong> the<br />

“Achille’s Heel” of the variable volume<br />

approach <strong>to</strong> energy saving by providing<br />

au<strong>to</strong>matic protection for expensive<br />

variable speed pumping systems, which<br />

cannot be allowed <strong>to</strong> pump against a<br />

closed system.<br />

The new <strong>SAV</strong> feature will also improve<br />

system response time by ensuring that<br />

there is some heating or chilled water in<br />

the local pipework at all times.<br />

The bypass addresses another<br />

frequent concern <strong>to</strong> consultants by<br />

ensuring good “local” circulation of<br />

chemicals added <strong>to</strong> the system water<br />

<strong>to</strong> combat pseudomonads. These slime<br />

forming organisms can be a problem in<br />

closed circu<strong>it</strong> lower temperature<br />

systems, especially those w<strong>it</strong>h nil or<br />

low levels of oxygen.<br />

Bypasses will be an integral feature of<br />

All <strong>SAV</strong> FloCon Modules – <strong>size</strong>d and<br />

selected <strong>to</strong> match individual<br />

application requirements. Pump<br />

selection is unlikely <strong>to</strong> be affected in<br />

the major<strong>it</strong>y of cases.<br />

The technique makes a perfect match<br />

for the Differential Pressure Control<br />

Valves (DPCV’s) used by <strong>SAV</strong> Modules.<br />

To ensure that the system is completely<br />

“future-proof” all <strong>SAV</strong> Commissioning<br />

Modules now also incorporate a spacer<br />

section <strong>to</strong> make room for the integration<br />

of an energy meter should this ever be<br />

required.<br />

<strong>SAV</strong> pioneered the modular concept for<br />

distribution of hot and chilled water in<br />

heating and air cond<strong>it</strong>ioning systems.<br />

The <strong>SAV</strong> FloCon Commissioning<br />

Modules is now a standard solution for<br />

use w<strong>it</strong>h 2 and 4-pipe fan coil systems<br />

and chilled beams.<br />

Now a simple, but highly effective<br />

improvement perm<strong>it</strong>s even more<br />

efficient performance. <strong>SAV</strong> FloCon<br />

Commissioning Modules can now be<br />

supplied w<strong>it</strong>h an integral 10% bypass<br />

already f<strong>it</strong>ted.<br />

The option <strong>to</strong> incorporate small, in-built<br />

Differential Pressure Control Valves<br />

(DPCV's) has always been a major<br />

feature of <strong>SAV</strong> FloCon Module design.<br />

FloCon Commissioning Modules used<br />

w<strong>it</strong>h flexible multi-layer pipework make<br />

<strong>it</strong> possible <strong>to</strong> sub-divide the system in<strong>to</strong><br />

smaller, self-contained sub systems<br />

each served by a single distribution<br />

Module w<strong>it</strong>h <strong>it</strong>s own integral DPCV. The<br />

distance from DPCV <strong>to</strong> control valve is<br />

reduced <strong>to</strong> the minimum and accurate<br />

modulating control of the pumping<br />

system is maximised.<br />

The right 2-port valves can be selected.<br />

Modules also reduce the need for<br />

add<strong>it</strong>ional sub-branch rigid pipework,<br />

which might otherwise be required.<br />

The Commissioning Module technique<br />

enables one compact DPCV <strong>to</strong> be<br />

shared by up <strong>to</strong> six terminal un<strong>it</strong>s w<strong>it</strong>h a<br />

maximum loading of 11.6kW heating<br />

and 6.3kW cooling per terminal – a<br />

highly cost efficient ratio.<br />

Moreover, because the DPCV’s are<br />

located close <strong>to</strong> the terminals, the<br />

pressures they control are relatively low –<br />

typically 0.2 – 0.5 bar. Crucial good valve<br />

author<strong>it</strong>y can be achieved every time.<br />

Minimum flow<br />

However, <strong>to</strong> protect the pump(s) a<br />

minimum flow equivalent <strong>to</strong> 10% of the<br />

system maximum must be maintained<br />

at all times.<br />

This can be achieved by utilising a<br />

reverse acting DPCV, which operates on<br />

the main flow lines on each floor. This<br />

senses rising pressure and will throttle<br />

flow down <strong>to</strong> 10-15% as the system<br />

closes down. Such DPCV's are expensive,<br />

however, and offer poor local control.<br />

An alternative is <strong>to</strong> configure the system<br />

w<strong>it</strong>h one fan coil un<strong>it</strong> in the mini system<br />

served by the <strong>SAV</strong> FloCon Module f<strong>it</strong>ted<br />

w<strong>it</strong>h a 3-port valve so that the system<br />

can never <strong>to</strong>tally shut down.<br />

Now there’s a third alternative. <strong>SAV</strong><br />

Modules is offering FloCon un<strong>it</strong>s w<strong>it</strong>h<br />

an in-built 10% permanent bypass. This<br />

solution is simple, but ensures that the<br />

system is protected at all times - w<strong>it</strong>hout<br />

special design consideration.<br />

Pre-insulated Pipe Protection For <strong>SAV</strong><br />

Connections In The Heart Of The C<strong>it</strong>y<br />

Located just northeast of St Pauls, 20<br />

Gresham Street is a new build<br />

development by Hermes Offices<br />

offering 240,00 ft 2 of prime office space<br />

in the oldest part of London.<br />

<strong>SAV</strong> Modules has supplied 200 FloCon<br />

Commissioning Modules <strong>to</strong> Skanska<br />

Rashleigh Weatherfoil for integration<br />

in<strong>to</strong> the air cond<strong>it</strong>ioning system serving<br />

the eight-s<strong>to</strong>rey building.<br />

The un<strong>it</strong>s were specified by Hilson<br />

Moran - London Office.<br />

The project team already had experience<br />

of the speed which <strong>SAV</strong>'s Modular<br />

solutions could bring <strong>to</strong> the installation<br />

and commissioning of v<strong>it</strong>al services.<br />

They'd previously used <strong>SAV</strong> FloCon<br />

Modules at Adelaide House at the north<br />

end of London Bridge. COPY AA<br />

This time <strong>it</strong> was decided <strong>to</strong> aim for<br />

further savings in time and installation<br />

cost by pre-insulating the <strong>SAV</strong> Alupex<br />

pipework w<strong>it</strong>h Armaflex Tuffcoat. This<br />

flexible n<strong>it</strong>rile rubber insulation<br />

material features an outer polymeric<br />

coating. It protects pipework against<br />

mechanical impact and is resistant <strong>to</strong><br />

attack by birds and rodents. A built-in<br />

vapour barrier prevents condensation<br />

and that outer coating means that no<br />

painting is required.<br />

Concept<br />

In trad<strong>it</strong>ional systems, using copper pipe, the valves<br />

must be close <strong>to</strong> the fan coils <strong>to</strong> allow full flushing of<br />

the pipe work. Once you employ flexible, multi-layer, plastic coated metal<br />

pipe where no flushing is needed, all valves can be centralized. This allows<br />

off-s<strong>it</strong>e assembly, swift commissioning and effortless maintenance.<br />

Draper’s Gardens Sets Modular Record<br />

D<br />

raper's Gardens in London EC2 has<br />

made <strong>it</strong>s way in<strong>to</strong> <strong>SAV</strong>'s record<br />

books.<br />

The 14-s<strong>to</strong>rey office and retail<br />

development now under construction<br />

here for the Royal Bank of Scotland<br />

represents the largest order yet placed<br />

for <strong>SAV</strong> FloCon Commissioning<br />

Modules.<br />

And - for the record - the project is also<br />

one of the first <strong>to</strong> employ Modules<br />

featuring the new integral bypass (see<br />

page 2).<br />

Nearly 300 Modules will be supplied,<br />

<strong>to</strong>gether w<strong>it</strong>h Alupex multi-layer flexible<br />

pipe work, <strong>to</strong> distribute heating and<br />

cooling services <strong>to</strong> over 1000 fan coil<br />

un<strong>it</strong>s in the 37,500m 2 development.<br />

FloCon Commissioning Modules used<br />

w<strong>it</strong>h flexible multi-layer pipework make<br />

<strong>it</strong> possible <strong>to</strong> sub-divide the system in<strong>to</strong><br />

ime is money. Services for new<br />

build projects are carefully preplanned<br />

for fast installation and speedy<br />

commissioning, so that occupants can<br />

be moved in<strong>to</strong> the building as soon as<br />

possible.<br />

If the building is in a prime location the<br />

need for a fast track solution is usually<br />

even more urgent.<br />

But what if the building is not only in<br />

one of London's most prestigious s<strong>it</strong>es,<br />

but is also already occupied - w<strong>it</strong>h<br />

tenant having <strong>to</strong> move out while the<br />

environmental control system is<br />

upgraded?<br />

That's exactly the scenario that led <strong>to</strong><br />

specification of <strong>SAV</strong> FloCon Modules<br />

for 1-7 Savoy Court. This Grade ll listed<br />

building dates from 1903 and stands<br />

immediately adjacent <strong>to</strong> the Savoy<br />

Hotel.<br />

Savoy Court, off the Strand, is, by the<br />

way, the only street in the whole of<br />

Br<strong>it</strong>ain where all traffic drives on the<br />

right!<br />

The 57,000ft 2 office space over eight<br />

floors has been <strong>to</strong>tally refurbished for<br />

the existing tenant, who relocated <strong>to</strong><br />

temporary accommodation while the<br />

work was carried out. Bluu Solutions<br />

designed the new office environment<br />

and managed <strong>it</strong>s construction.<br />

The air cond<strong>it</strong>ioning system installed<br />

by Kentex comprises <strong>SAV</strong> FloCon<br />

Modules distributing hot water and<br />

chilled water <strong>to</strong> a 4-pipe fan coil<br />

system. For maximum speed new fan<br />

coils were installed in the locations of<br />

the old un<strong>it</strong>s they replaced. Pipework<br />

and distribution systems, however,<br />

have been completely revised <strong>to</strong> meet<br />

modern requirements for easy<br />

maintenance and more efficient<br />

control.<br />

The <strong>SAV</strong> un<strong>it</strong>s are located in the ceiling<br />

voids w<strong>it</strong>h runs of Alupex multi-layer<br />

pipework taking the most convenient<br />

paths <strong>to</strong> the fan coils mounted in the<br />

ceilings, or behind wood paneling on<br />

the walls.<br />

connections <strong>to</strong> the <strong>SAV</strong> Modules at<br />

Draper's Gardens. This option is now<br />

available <strong>to</strong> <strong>SAV</strong> cus<strong>to</strong>mers seeking <strong>to</strong><br />

combine high integr<strong>it</strong>y connections<br />

w<strong>it</strong>h ease of use under s<strong>it</strong>e cond<strong>it</strong>ions.<br />

Designed for use w<strong>it</strong>h all types of multilayer<br />

<strong>pipes</strong> Pressfar f<strong>it</strong>tings are<br />

available in a range of <strong>size</strong>s from 1 /2 inch<br />

all the way up <strong>to</strong> 1 1 /2 inch. F<strong>it</strong>tings are<br />

of three different types of jaws.<br />

The steel bush, which be<strong>comes</strong><br />

deformed during pressing, is reversible<br />

A further safeguard is provided by the<br />

plastic ring, which is used <strong>to</strong> correctly<br />

set the bush and hold <strong>it</strong> still during<br />

pressing. The ring is also colour-coded<br />

<strong>to</strong> ensure easy <strong>size</strong> identification.<br />

CREATING THE RIGHT<br />

ENVIRONMENT AT<br />

CHISWICK PARK<br />

C<br />

hiswick Park is one of the UK's<br />

largest commercial developments.<br />

The 30-acre landscaped business park<br />

<strong>to</strong> the west of London offers every<br />

facil<strong>it</strong>y for work and play from aircond<strong>it</strong>ioned<br />

offices <strong>to</strong> retail un<strong>it</strong>s and<br />

restaurants.<br />

Building 9 is the first on the s<strong>it</strong>e <strong>to</strong> feature<br />

a pre-installed fan coil system - boosting<br />

<strong>it</strong>s appeal <strong>to</strong> potential tenants. Sixty <strong>SAV</strong><br />

FloCon Commissioning Modules located<br />

in the floor voids serve the system - each<br />

supplying heating and cooling media <strong>to</strong><br />

a group of 4-pipe fan coils at the<br />

perimeter of each of the five floors.<br />

<strong>SAV</strong>’s Commissioning Module<br />

technique enables one compact DPCV<br />

<strong>to</strong> be shared by up <strong>to</strong> six terminal un<strong>it</strong>s<br />
