illage Green marks our 90th anniversary this year. Over the past nine decades we
have seen several cycles of the real estate business and through them all, have
come out stronger.
Looking back over the years, there has been quite an evolution – both with our company and the
industry. My grandfather, Joseph Holtzman first began the company with his partner, Irwin Silverman, as
a single-family homebuilder. Then, over the generations, it expanded to include single-family homes and
a variety of other investments, including condominiums, apartments, shopping centers and office and
industrial real estate.
In the past 30 years, we named the apartment division Village Green and have focused only developing
and managing apartment communities. We now operate in 12 states and have become one of the
nation’s largest privately owned developers, builders,
managers and owners of luxury rental communities.
While housing trends and needs have seen and continue to
see dramatic changes, the core values of customer service,
quality product and exemplary leadership keep Village Green
at the forefront of the apartment industry. Our focus is simple:
we provide a lifestyle for rent. Our concentration on providing
excellence in multifamily housing has enabled us to refine our
strengths and capitalize on 90 years of quality products,
services, benefits and relationships.
Over the past year, we have expanded on our green initiatives
and increased our focus on operating as a hospitality
company to reinforce the service we look to continue to
provide to our partners, owners we represent and residents.
Since 1919, Village Green has led the way in setting new
standards and we will carry that tradition through 2009 and
the years to come.

or many of us the turmoil in the financial and real estate markets is
unprecedented in our careers. A recession has settled in, Congress is bailing out and
assisting companies and individuals in need, and the stock market has been on what
seems a never-ending roller coaster.
Most likely you or someone close to you has felt the widespread negative effect of
these events. Many companies are tightening their expenditures, reducing staff and
curtailing anything not seen as necessary. Also, record foreclosures and tight capital
markets are affecting home purchases and/or refinances and restricting abilities to
access additional capital for growth and development.
Fortunately for Village Green, multi-family real estate in the Midwest is one of the
bright spots. Due to the lack of supply over the last five years and the troubled
economic conditions, many have become renters instead of owners, contributing to a
positive trend with our occupancies and rents in the past year. This is a much needed
improvement over the early and mid-2000’s when homeownership was at an all time
high and we were forced to discount rents and use concessions to stay competitive.
With that, there are some distinguishable opportunities ahead for Village Green to
continue our growth in 2009. As we enter the second quarter, Village Green will remain
focused on increasing rents, bringing renewals to market, merchandising, improving
economic occupancy, eliminating expenses and servicing our customer so we can
support our clients, partners and fellow associates in bringing stability to this
unstable period.
We look forward to taking advantage of the opportunities before us to help our
pareners and clients offset losses experienced in other sectors and make a positive
impact for 2009.
Sincerely,
George S. Quay, IV
President & Chief Operating Officer

Park Glen
Village Green’s Minneapolis market
success led to the addition of Park Glen to
its Minnesota portfolio. At 290 units, the
apartment community is in St. Louis Park
and provides suburban living with city life
convenience. With Village Green managing
the property, 2008 ended favorably at Park
Glen, with more than a 9% increase in
total income. Net operating income was
nearly 6% favorable to budget (compared
to more than 8% unfavorable the year
prior) and 11% higher than 2007.
McDowell Place
Located in Naperville, a picturesque
western suburb of Chicago, McDowell
Place joined Village Green’s portfolio in
mid-2008. With 400 apartments, the
park-like community with tennis courts
and a private lake, features apartments and
town homes with wonderful unit
amenities such as fireplaces, abundant
closet space, private patios and
Whirlpool® ®
appliances, as well. In just six
months, the apartment community’s
occupancy, even while under renovation,
increased almost 20% from the previous
management and continues to trend
positively.
Cobbler Square
Village Green added another historic asset,
Cobbler Square, to its downtown Chicago
portfolio in December 2008. This old Dr.
Scholl’s shoe factory features 295 loft-style
apartments with brick and beam
construction and is in one of the city’s most
popular urban neighborhoods. Within just
two months, occupancy improved by 5% and
continues to trend favorably. Village Green
also has recommended in-unit and common
area renovations to maintain the property’s
stature and ongoing success.
The Reserve at Barry
By overtaking the management of the
Reserve at Barry in Kansas City, Village
Green entered its second new market in
the last six months. This 690-unit property
is on 75 expansive acres and features two
swimming pools and playgrounds, as well
as a wide range of amenities. Since joining
Village Green’s portfolio, the Reserve at
Barry has improved physical and
economic occupancies, lowered
delinquency, increased referrals via
personalized outreach and effectively
merchandised highly exposed floor plans.
Kingsridge
Kingsridge is Village Green’s second Kansas
City-area apartment community and
ideally located 25 minutes from
downtown, close to the airport and
moments from entertainment. In less than
six months, occupancy at the 160-unit
property increased by nearly 15 percent
by implementing Village Green’s proven
programs such as placing a recent MIT
graduate on site, putting policies and
procedures into action and raising the
standard for market-ready apartments.
Skyline at Evanston
Continuing our market expansion in
Chicago, Skyline at Evanston joined Village
Green’s portfolio in early 2009 a few
months after its lease up had begun. This
brand new, 221-unit community has a
desirable address for Lake Michigan
beaches, high-quality schools and short
commutes to work in Chicago and at
nearby Northwestern University. Using
Village Green’s established lease-up
techniques, the experienced team already
has increased occupancy, made valuable
referral relationships, and executed
stronger merchandising.
Village Green on Lake St. Clair
Village Green on Lake St. Clair celebrated
its $4 million renovation in November
2008, with an afternoon affair full of
excitement. Local chamber members and
Harrison Township Supervisor Anthony G.
Forlini joined Village Green associates in
cutting the ribbon at the property’s
renovated clubhouse.
Southernside Apartments
A welcome addition to Village Green’s St.
Louis portfolio, this brand new, tax credit
community began leasing in mid-2008 and
has stabilized and achieved initial
certifications. Spanning 15 acres in St.
Charles County, Southernside Apartments
features one-, two- and three-bedroom
garden style units. The community also
features a 3,075-square-foot clubhouse
with a fitness center, great room, game
room, laundry facility, business center,
locker rooms and swimming pool.
Sussex at Kingstowne
Village Green entered Virginia in
September 2008 by gaining the
management contract for this large
556-unit apartment community. Due to a
proven renovation with the owner’s
properties in the Chicago area, Village
Green coordinated a similar successful
effort at Sussex at Kingstowne that
improved the property’s appeal and
increased income. Located in Alexandria
and in proximity to all the nation’s
capital has to offer, the
community is a welcome
addition to the portfolio.

ake Calhoun City Apartments’
lease up was a group effort
across several departments that
demonstrated the value and
benefits of Village Green’s
integrated companies and We Care
philosophy.
From the beginning, the construction and
development teams worked closely with
operations to stay aligned on the project’s
progress and facilitate the transition from
development to management as the
apartment community was being built.
The department cooperation on the
delivery schedule also assisted the leasing
team with outreach and networking by
keeping interested prospects and local
businesses informed through construction
updates.
As the delivery of units grew closer, the
management, marketing and leasing
associates hit the ground running using
Village Green’s pre-leasing strategies with
a focus on the essential four P’s –
product, price, promotion and people.
For the pre-leasing center, development
and management worked together to
select an ideal location that accented the
future apartment community’s qualities
and identified a space directly across the
street from where Lake Calhoun City
Apartments would be located. The center
also provided picturesque views of Lake
Calhoun, giving the prospects a near to
exact replication of what they would
experience while living in their new
home.
Village Green Interiors then created the
look and feel of the City Apartments’
lifestyle brand with a unit mock up, floor
plan highlights, upscale finishes and finish
boards, renderings, V.A.L.U. options and
more in the pre-leasing center.
As the leasing team worked on its
outreach to develop strong personal
relationships within the neighborhood
and promote the new community, Village
Green Communications complemented
their efforts. A “Life in Balance” branding
campaign, including a Web site, signage,
advertising and printed collateral,
promoted the community’s natural blend
of recreation and urban city life.
An aggressive public relations effort
resulted in several local and trade
publication stories during construction
and a full-page color article appeared in
Minneapolis’ main newspaper, the Star
Tribune. This media coverage kept
interest high, contributed to increased
inquiries, and complemented the leasing
team’s community outreach with
third-party validation.
The ongoing teamwork, along with the
apartment community’s brand new
features, exceptional amenities and
location, enabled Lake Calhoun City
Apartments to achieve above market
rents through lease up. As the availability
decreased, the team began to personalize
vacant units with a range of value-added
upgrades and specific merchandising
strategies.
Some units received painted accent walls,
others were accessorized with pot racks
and others still were outfitted with
different upgrades to show the variety
offered by Village Green and illustrate
choices to prospective renters. These
upgrades were used as closing tools, too.
The site team also worked with the area
director and regional leasing and
marketing director to identify what
premiums could be adjusted. This assisted
the units that had taken longer than
expected to rent and positively affected
rentals. Sister referrals from Village
Green’s other Minneapolis sites also
helped to contribute to more rentals.
As the lease up continued and occupancy
increased, it was all hands on deck for the
apartment community’s associates. They
tailored each tour and improved their
performance by identifying where
potential weaknesses were. Because it
is a smaller property, everyone from the
property manager to the service team
kept the energy level high and
personalized the process. They were fully
engaged in leasing apartments and
moving people in by exceeding weekly
unit delivery requirements and occupying
the units immediately following
the punches.
Attention was put on keeping the new
residents happy and delivering
exceptional service to positively influence
resident referrals. As new amenities were
delivered, the site hosted resident social
events to highlight the features and
encouraged friends to join in the fun.
Concentrating on resident satisfaction
contributed to Lake Calhoun City
Apartments receiving an “A” list ranking
from its residents in its first year of
operation.
Last, but not least, once the site was
complete, a grand opening celebration
was held to showcase Lake Calhoun City
Apartments to the community. Attendees
included partners, real estate and
corporate housing professionals, media
and several local business leaders.
From the grand opening, the site achieved
more than a 10% growth in occupancy
each month, reaching 97% occupancy in
July. In collaborating closely with
development and executing the four P’s,
Lake Calhoun City Apartments’ lease up
was awarded the company’s most
successful lease up at Village Green’s
annual Seminar.

ince the mid to late 19th century,
multifamily buildings have
provided housing for rent to
those who were starting a new
life, living on limited means
and/or could not afford to buy their own
home. The first, classified as tenements,
were constructed cheaply and served as
low-cost housing mostly for immigrants.
In 1869, though, America’s first
apartment house, the Stuyvesant in New
York City, was built by Richard Morris
Hunt, who studied architecture at the
Ecole de Beaux-Arts in Paris. It
represented the beginning of an idea that
multiple families could live independently
in one building but not have to sacrifice
on quality.
As the concept grew and met some
resistance, the apartment buildings were
outfitted with amenities beyond compare
of single family homes, including
electricity, elevators and grand finishes, to
exceed expectations and encourage
acceptance.
Because of their exceptional characteristics,
the apartment buildings stood apart
from the tenement buildings and were
not affected by growing regulation for
this new style of living. Some even
claimed exemption because they had
concierge services and/or classified
themselves as apartment “hotels.”
As interest in multifamily (and
multifunctional) living increased, legislation
was introduced that categorized
tenements and apartment buildings on
the same level and all multifamily housing
became subject to regulations and
standards for suitable living conditions.
With it came more attention to detail
and an improved focus on community.
As of the 20th century, the apartment
living concept grew in popularity and in
the early 1900s nearly 75 percent of the
population lived in apartments. Into the
mid-century, luxury high-rises were
booming and with them came the
continued integration of amenities
beyond compare.
An Accurate Comparison
The early comparison of the first
apartment communities to hotel
buildings is still valid today with many
similarities among the two.
Hotels offer amenities its guests typically
would enjoy having at home, but do not

for various reasons (cost, seasonality,
maintenance, etc.); apartment
communities make the same available for
those who seek upscale finishes, services,
etc. that they in turn would not be able
to afford to buy or want to hassle with
the upkeep.
Even more, the core staff operating an
apartment building can be compared as
well with the property manager serving
in the same capacity as a hotel’s general
manager; a leasing agent serving as a
salesperson; and maintenance teams and
concierges serving in identical roles at
both types of developments.
And, with Village Green, the similarity
continues through to the service that is
provided and expected at both. The
parallel comes in that there is a similar
dedication to pleasing the customer and
a desire to exceed expectations, which in
turn helps to guarantee repeat business
and referrals.
A Continued Evolution
In the last decade, apartment developers
have keyed in on the importance of
upscale amenities and services, as well as
hospitable service from the management
team and company as a point of
distinction among the product offerings.
As the multifamily industry continues to
evolve, the economy is challenged, and
more renters enter the market, this type
of distinction will be paramount for
success and attracting/retaining
customers.
Village Green has taken several steps to
fully integrate hotel elements and the
hospitality industry’s operating model
into its philosophy and is the only
company moving in this service direction.
The company sees this as a vital part in
making a difference with its communities.
It began with modeling the urban developments
after boutique-style hotels with
similar amenities including extensive
exercise facilities with yoga and massage
rooms, movie theaters, integrated green
space and park areas, welcoming lobbies,
concierge and room services, upscale,
contemporary finishes and more. In fact,
many first-time visitors walk in believing
they are in a hotel and not an apartment
building.
Operationally, Village Green also is
unique in that it has made changes to
mirror that of hotel management
policies, procedures, service, sales and
marketing techniques. Not only has this
integration improved customer
satisfaction, but it also was done at a
minimal cost and improved the bottom
line with little out of pocket expense.
Additional benefits also have been
generated with this renewed hospitality
approach. Associates are looking at the
product in a new way and becoming
more creative with an updated approach
to leasing and marketing. The effort has
assisted with recruiting and helped to
increase asset value as well. All this from
just taking a new look at an old idea.
The comforts and luxuries traditionally
noted in the hospitality business will
continue to be distinctive elements and
play a vital role in the choice today’s
customer makes.
As the industry advances, the
combination of the convenience of a
home and the premium services,
accommodations and facilities of a hotel
will continue to be attractive to many
and, as it was in the beginning, can be the
essential turning point for a decision.

Driven by our promote from within philosophy, the
University of Village Green offers a clear path to
success and the tools needed to advance our
associates’ careers to successfully accommodate our
growth. Associates get their first experience with
Village Green at the University of Village Green’s New Hire
Orientation, an intensive, weeklong education session, and have
the opportunity to continue with the University’s more than 50
formalized courses that cover a variety of subjects including
leasing, marketing, management, maintenance, customer service
and more.
While the University of Village Green provides a solid base and
ongoing education for associates, the training and recognition
programs within allow the company to keep a higher retention
rate than others in the industry. Not only is this important for
today’s work force, it is also vital to Village Green’s success, and
provides a strong foundation for achieving the most efficient and
profitable operations.
The University of Village Green’s training is focused on seven
concentrations and/or growth opportunities, including:
• New Hire Orientation (required for all associates)
• Certified Leasing Specialist
• Manager-In-Training (MIT)
• Executive Manager
• Certified Service Technician
• Service Manager-In-Training (SMIT)
• Continuing Education
• Annual Seminar
At 40 years old and as one of the multi-family industry’s most
comprehensive training programs, the University of Village
Green’s formalized continued education classes are taught by
various executives and outside experts in the field. New Hire
Orientation, the first session taken by all brand new associates,
regardless of their level, gives insight on the company’s various
divisions and respective responsibilities, comprehensive capabilities
and Village Green’s proven tactics within the industry.
After this orientation, associates can elect to choose from a
variety of offerings that keep both new hires and seasoned team
members abreast of the latest trends and ahead of the
competition. Whatever the goal is – through the University of
Village Green – our associates can gain the knowledge needed
to have a thriving career and outperform the market.
Certified Leasing Specialist
In this program, top performing Leasing Consultants and Leasing
Managers continue their education with concentrated marketing
and leasing courses to enhance their sales and customer service
abilities. They gain experience by taking advantage of
opportunities to mentor and train other Village Green Leasing
Consultants nationwide, offer assistance to under-performingcommunities,
and provide leadership for overall team motivation
and direction as they display outstanding rental abilities.
Manager In Training
The MIT program gives selected college graduates or degreed
internal associates the opportunity to advance to a Property,
Assistant or Leasing Manager position. Associates receive
hands-on practical leadership training in Operations
Management, Marketing, Financial Analysis and Human
Resources, as well as other core curriculum. The courses cover
rent collection, financial analysis, leadership, implementing
marketing plans, etc. Associates also are closely mentored by
Village Green executives and have the opportunity to attend a
variety of business and industry forums to further familiarize
themselves with and stay abreast of trends.
Executive Manager
The Executive Management Program provides extensive training
and mentoring from Village Green's executives to an elite group
of property managers in preparation for future leadership
opportunities, i.e., Area Directors, Asset Managers and in some
cases Marketing Directors. Regional Vice Presidents recommend
property managers for this program.
Certified Service Technician
Proven Maintenance Supervisors enroll in this program, which
includes courses in customer service, electrical, plumbing,
HVAC, drywall, appliances and preventive maintenance, to
advance to a Certified Service Technician. The ability to broaden
their careers further enhances the Maintenance Department by
providing technical service to residents, but also by allowing
them to serve as mentors to other Village Green maintenance
associates.
Service Manager-In-Training
This program gives technicians the opportunity to gain a
leadership role as a Service Manager. Along with ongoing
facilities and maintenance training, they also take part in
courses focused on leadership, service quality and customer
service. The respective Urban or Suburban Director mentors
them throughout the program.
Continuing Education
Throughout the year, Village Green associates at all levels can
take advantage of a variety of career enhancement classes
offered by the University of Village Green. From brush up
courses on various computer programs to policies and
procedures to overcoming objections to risk management,
Village Green provides ongoing training to make sure associates
are well-equipped to advance their careers and also perform
their jobs to the best of their ability.
Annual Seminar
Each year, Village Green Companies’ associates have the
opportunity to gain additional training and insight into Village
Green’s current operations and future at our annual Seminar.
This all-inclusive, two-day Seminar held near the company’s
headquarters in Farmington Hills brings together Village Green’s
best of the best for a variety of educational opportunities,
including brainstorming, team building, best practices and a little
fun for all.

IREM Awards in St. Louis
& Chicago
Village Green properties and associates
shined at IREM’s awards programs in St.
Louis and Chicago. At St. Louis’ Flame
Awards, Laurel Park Apartment Homes
and West End City Apartments both
earned property of the year and Village
Park of Ballwin’s Anne Henry was
honored with leasing consultant of the
year. Several deserving sites and
associates also received nominations. In
Chicago, Area Director Lakisha Mayfield
won Chicago’s Premier Awards dance
competition by showing her salsa
moves! Congrats!
Halloween with Village Green
The social activities directors throughout
Village Green’s portfolio were quite busy
this past October with ghosts, ghouls and
goblins at Clubhouses, haunted apartments
and more. St. Louis’ Bentwood
Townhomes, a 198-unit tax-credit and
market-rate community, hosted nearly 50
percent of its residents for frightening
festivities, including food and games,
organized by the management team and
Lutheran Family Services. In N. Kentucky
at Hampton Farms, children appreciated
the opportunity to dress up more than
once at the community’s party and costume
contest.
TYDTWD Celebration
TYDTWD Celebration
For the eighth year in a row, Village
Green joined pet lovers around the
world to celebrate man’s best friend and
encourage adoption from humane
societies, animal shelters and breed
rescue clubs for Take Your Dog to Work
Day. Activities included a Supaw Heroes
costume contest, a Dog Day Web site
featuring a silent auction, Gentle Paws
Pet Massages and an obedience class. This
year the company raised $4,500 to
benefit the homeless dogs of APB – The
Animal Placement Bureau in Lansing,
Mich., which will go toward medical
expenses, training and care of animals.
More Green at Village Green
Village Green’s green operating initiatives
continue to expand. Recently we worked
with Staples to ensure all the products
we order are earth-friendly and/or recycled.
For the second year in a row, Village
Green apartment communities went
dark on March 28 for Earth Hour to
show support for action on climate
change. Further, Village Green now delivers
a 100% certified organic cotton baby
blanket to our corporate associates'
newborns. Crafted by Robbie Adrian, the
blankets use cotton grown naturally
without the use of harmful chemicals and
arrive in an eco-friendly box.
DMAA Maintenance Mania
Village Green service associates scored
big at the Detroit Metropolitan
Apartment Association's Maintenance
Mania competition in 2008. We had first
place scores in nearly all categories,
including faucet installation, light bulb
installation, locket installation and smoke
alarm installation and did a full sweep
taking top three in disposer installation!
Congrats to all the regional winners
including Dave Lagman, Andrew Konaske,
Derrick Russell and Michael Bailey.
Special recognition goes to Brian Braun
who scored high enough to place first
overall and qualify for the
National Apartment Association's
National Championship!
