WARREN COUNTY, IOWA CHAPTER 415. Permitted Accessory Uses.A. Accessory uses may include common facility service buildings whichprovide laundry facilities, short order food service, accessory supplies,vending machines, garage, parking areas, storage facilities, etc; also parkmanagement buildings, maintenance buildings, community buildings,swimming pools, <strong>and</strong> uses of a similar nature.B. One permanent identification sign shall be permitted at any main entrance toa mobile home park. Such sign shall be of ornamental metal, stone, masonry,wood, or other permanent material <strong>and</strong> shall indicate only the name of suchmobile home park. Such sign shall not exceed twenty (20) square feet insurface area.6. Height Regulations. No mobile home or accessory building shall exceed twentyfive(25) feet in height.7. Lot Area, Lot Frontage <strong>and</strong> Yard Requirements.A. The minimum area proposed for a mobile home park shall have at least ten(10) acres of gross development area. The maximum density allowed for thegross development area shall be eight (8) mobile home units per grossacre.B. No part of any mobile home space shall be closer to any public street uponwhich the park adjoins than seventy-five (75) feet; however, interior parkstreets may be located within the setback area.C. The individual mobile home lot shall contain not less than 4,500 square feetin area with a minimum depth of ninety (90) feet. Each lot shall have a frontyard of not less than fifteen (15) feet in depth measured from the edge of thesurfaced street to the closest point of the lower face of the mobile home.Side <strong>and</strong> rear yards shall be provided <strong>and</strong> maintained so as to provide aseparation at the nearest point between mobile homes <strong>and</strong> other buildings <strong>and</strong>structures on adjoining lots of at least twenty-five (25) feet. Nothing in the<strong>Zoning</strong> Ordinance shall prevent the construction of entrance-ways, rooms,breeze ways, or other integral parts to the existing mobile home.D. A minimum of 250 square feet for each lot shall be provided for one or morerecreation areas which shall be easily accessible to all park residents. Therequired recreational area shall be computed in addition to the minimum lotarea specified herein.- 289 -
