Window and doormanufacturers have been busy introducing newproducts and enhancements to existing productsto help builders and remodelers capture thepent-up demand for aesthetically pleasingwindows and doors that are also functional andenergy efficient. They have also made availablea host <strong>of</strong> new resources for pr<strong>of</strong>essionals.New Products / Product EnhancementsColor is a great differentiator for thoseseeking to enhance curb appeal. “Vinyl windowsin Sahara Sand or Cocoa Brown provide a lookthat is significantly different than traditionalwhite or almond colored windows,” saysMatthew Ball with <strong>Michigan</strong>-based, WeatherKing Windows & Doors. The company now<strong>of</strong>fers a choice <strong>of</strong> white or 11 multi-layeredacrylic laminate exterior colors on bothwindows and doors. “In terms <strong>of</strong> doors, we’reseeing people spending more on doors to get agrander look for their entry. We are also sellingmore fiberglass doors.” Fiberglass doors fromWeather King can either be painted or stainedon-site or in the factory.Pullum Window Company has recentlyexpanded their ColorClad line <strong>of</strong> windowsthe company manufacturers in South Lyon,<strong>Michigan</strong>. They have added radius windows,sliding patio doors and 2-1/4” hinged doorsto their aluminum clad wood window line.“We also have a very unique six-panel slidingdoor,” said Charlie Pullum. The company’sown line <strong>of</strong> windows and doors have beenMade in <strong>Michigan</strong> for 93 years and areavailable at factory direct pricing. Pullumalso sells Hurd Windows. “We recently began<strong>of</strong>fering a two-tone vinyl window, whichcomes in a variety <strong>of</strong> exterior colors, whichis available through Super Seal, a sistercompany <strong>of</strong> Hurd,” said Charlie.While it’s not a new product or productenhancement, recently Crown/D&W Windowswas able to provide a window in just oneday. “That’s the beauty <strong>of</strong> being a southeast<strong>Michigan</strong> based window manufacturer,” saidLarry Kepes. “It was a situation where anerror had been made by the builder and he wasin a real bind. I’m glad we were able to helphim out.” Being able to quickly respond withreplacement window parts is also advantageousto Larry’s property management clients, whosetenants <strong>of</strong>ten damage handles and lockingmechanisms. Larry has also seen quite a fewproperty management companies replacingwindows to reap energy savings, especiallyin older building. The company <strong>of</strong>fers an HR4energy package with their SuperSpacer glasssystem which creates a thermal barrier thatreduces conductive heat loss; PPG Solarban65 Low-E glass with foam-filled frames, anddurable vinyl construction.Another <strong>Michigan</strong>-based company isWeatherGard Windows, based in Oak Park.WeatherGard <strong>of</strong>fers replacement windows inevery shape, size and color. They have the abilityto custom make windows and to custom matchcolors. All their windows feature commercialgrade frames and are made <strong>of</strong> non-recycleduPVC with welded vinyl joints to create strong,airtight bonds. Buyers like tocustomize their homes, picking out amenitiesthat complement their own tastes and lifestyles.As a growing number <strong>of</strong> builders are realizing,windows and doors are a valuable addition tothat list <strong>of</strong> selections, especially given the manychoices available in window and door styles,colors and energy efficiency levels.It’s not unusual to see homeowners gettingnew windows or doors within just a few yearsafter moving into a new home. “This is generallybecause the products installed in the homewere either not efficient enough or they were <strong>of</strong>poor quality and failed,” says Matthew Ball with<strong>Michigan</strong>-based Weather King Windows & Doors.“Sometimes it’s also a matter <strong>of</strong> the homeownerjust not liking the look <strong>of</strong> their windows or doors.They desire more curb appeal. If window anddoor upgrade packages were presented as anoption at the time <strong>of</strong> a new home sale, the costwould be a very small percentage increase in thetotal price <strong>of</strong> the home.”For years, vinyl only came in white, almondor dark brown. “Now you can put a color on theoutside and white, almond or wood grain onthe inside,” says Matthew. Like most major windowmanufacturers, choices in windows abound atWeather King. “We have 14 different windowlines with dozens <strong>of</strong> exterior colors,” saysMatthew. Doors, too, come in a variety <strong>of</strong> colorsand decorative glass options. “Out <strong>of</strong> the 12colors we <strong>of</strong>fer, besides white, red doors are themost requested,” says Matthew. Apartment Association <strong>of</strong> <strong>Michigan</strong>tProperty Management Council NewsHazard CommunicationAligns With GHSEmployers must provide training by December 1, <strong>2013</strong>WRITTEN BY GARY SMITH, APARTMENT BUILDING MANAGEMENTWORKERS COMPENSATION SELF INSURED FUNDDean Williams <strong>of</strong> Associa/Kramer Triad Management atthe Trade Show.In 2012, federal OSHA amended theHazard Communication Standard (29 CFR1910.1200); and effective December 21,2012, <strong>Michigan</strong> adopted the amended federalstandard by reference. The amendmentsessentially modify the Hazard CommunicationStandard (HCS) to closely align with the UnitedNations’ Globally Harmonized System <strong>of</strong>Classification and Labeling <strong>of</strong> Chemicals (GHS).OSHA has concluded this improvedinformation will enhance the effectiveness <strong>of</strong> theHCS in ensuring that employees are apprised<strong>of</strong> the chemical hazards to which they maybe exposed, and in reducing the incidence <strong>of</strong>chemical-related occupational illnesses andinjuries.The modifications to the standard include:• Revised criteria for classification <strong>of</strong>chemical hazards.• Revised labeling provisions that includerequirements for use <strong>of</strong> standardizedsignal words, pictograms, hazardstatements, and precautionarystatements. A specified format for safetydata sheets (SDSs).• Related revisions to definitions <strong>of</strong> termsused in the standard.• Requirements for employee training onlabels and safety data sheets (SDSs).OSHA and MIOSHA are also modifyingprovisions <strong>of</strong> other standards, includingstandards for flammable and combustibleliquids, process safety management, andmost substance-specific health standards,to ensure consistency with the modified HCSrequirements. The consequences <strong>of</strong> thesemodifications will be to improve safety and t<strong>of</strong>acilitate global harmonization <strong>of</strong> standards.The MIOSHA standards may be found at www.michigan.gov/mioshastandards.Additionally, OSHA and MIOSHA are requiringthat employees are trained on the new labelelements (i.e., pictograms, hazard statements,precautionary statements, and signal words)and SDS format by December 1, <strong>2013</strong>, whilefull compliance with the final rule will begin in2015. American workplaces will soon beginto receive labels and SDSs that are consistentwith the GHS, since many American and foreignchemical manufacturers have already begun toproduce HazCom 2012/GHS-compliant labelsand SDSs. Apartment Association <strong>of</strong> <strong>Michigan</strong>tAdvocacy UpdateProperty Management Council NewsWRITTEN BY FORREST WALL, CAE, STAFF VICE PRESIDENT AND INDUSTRY RELATIONSProposal to Change Property Tax Formula for Rental Property ResurfacesFor the past several years AAM has workedin concert with other rental propertygroups on legislation stemming froma 2002 <strong>Michigan</strong> Supreme Court decisionregarding commercial rental property taxvaluation. Under the General Property Tax Actthe terms “losses” and “additions” includedecreases and increases in a property’soccupancy rate. In WPW Acquisition v. City <strong>of</strong>Troy, the <strong>Michigan</strong> Supreme Court held thatan increase in taxable value attributable toan increase in a property’s occupancy wasunconstitutional. Because the decision didnot address decreases in taxable value dueto occupancy declines, there was an attemptto provide a legislative solution to clarify theissue. Initially, the legislative proposal focusedon simply eliminating occupancy as a part<strong>of</strong> the formula. An alternative idea was thenproposed to exempt commercial rental propertyfrom general ad valorem property taxes andcreate a specific tax for commercial rentalproperty which would include occupancy in thetax formula. The discussion on this issuewill now renew in this legislative sessionwith the introduction <strong>of</strong> Senate Bill 114,which follows the initial proposal to removeoccupancy from the formula as <strong>of</strong> a certaindate. The legislation has been referred to theSenate Committee on Finance, and AAM willkeep you apprised <strong>of</strong> further developments.Are Your Company Trucks In Compliance?If you operate a truck in your business,there is a good chance all or some <strong>of</strong> thestate and federal trucking regulations apply toyou. Recently enacted legislation in <strong>Michigan</strong>– Public Act 231 <strong>of</strong> 2012 – has amended the<strong>Michigan</strong> Motor Carrier Safety Act to exemptcertain vehicles, but also provide that thesevehicles remain subject to federal regulation. OnApril 23, <strong>HBA</strong> and AAM will host a free seminarcovering this issue, including requirements forUSDOT numbers, proper licensing, and muchmore. <strong>2013</strong> International Builders Showt<strong>HBA</strong> Members Shine At IBSWRITTEN BY JOHN BOLLAN, JR., <strong>HBA</strong>’S CONVENTION CONNECTION CHAIRPERSONHere we are back in Las Vegas for the <strong>2013</strong>International Builders’ Show. This beingthe first <strong>of</strong> four years in Las Vegas, it wasan exciting time for all <strong>HBA</strong> members whetheryou attended or not and that was because wewere represented so well at the show.This year we had one <strong>of</strong> our own <strong>HBA</strong>Board members, Lynne Pratt, as the NationalConvention Chairperson responsible for assistingNAHB staff in putting on the show. I watched asLynne, one <strong>of</strong> my good friends, smoothly hustledbetween events, meetings and receptions – andnever miss a beat. Some <strong>of</strong> Lynne’s top eventswere the spectacular Opening Ceremonies,her report to our area Caucus meeting, variouspresentations, presenting awards at the NAHBBoard <strong>of</strong> Directors meeting and introducingCheap Trick, the rock group featured at theshow’s closing concert.Of course that was only a sample <strong>of</strong> theactivities she took part in, representing <strong>HBA</strong>in such a way that we can all be very, veryproud. Her wonderful husband, Don Pratt,another <strong>of</strong> my good friends, who serves asNAHB’s Construction, Codes, And StandardsCommittee Chair, was always at her side inaddition to fulfilling his own responsibilities.Together they show how our members can makea difference and have a voice at the InternationalBuilders Show and within the NationalAssociation <strong>of</strong> Homebuilders. When you see themat an upcoming <strong>HBA</strong> event, I hope you’ll thankthem for being so dedicated. I know I will.I have more great stories <strong>of</strong> dedication shownby <strong>HBA</strong> members while at the show and will<strong>of</strong>fer those stories to you in future articles.
