FinancialInformationGeneralService FeesWhen a resident purchases a unit or apartment in acommunity such as <strong>Mt</strong> <strong>Gravatt</strong> Retirement Community,they gain much more than just accommodation.Residents are investing in a quality lifestyle, access toa wide range of facilities, activities and services, as wellas the security of living in a community environment.At <strong>Mt</strong> <strong>Gravatt</strong> Retirement Community, the annualoperational costs for providing these facilities andservices are resident funded. These costs arecalculated on a monthly basis and are called GeneralService Fees. <strong>TriCare</strong> does not make any profit onGeneral Service Fees paid by the residents.The General Service budget is determined yearly by<strong>TriCare</strong> in consultation with residents, as necessary.Annual increases in the General Service Fees(excluding the contributions to the MaintenanceReserve Fund) are limited to CPI increases andexternal cost increases (e.g. council rates), unlessapproved by the residents.General Service Fees include:Staffing costs (24 hours a day, 7 days a week)24 hour emergency call serviceGovernment rates and charges (including water)General insurance on units, community buildings,facilities, equipment and furnishingsCommunity electricity accountsRepairs and maintenance to the exterior ofresidents' units, all community buildings, facilities,equipment and common gardensContribution to the Maintenance Reserve FundInternal repairs and maintenance on <strong>TriCare</strong>owned fixtures and fittings20Residents are responsible for:Personal telephone and electricity accountsContents Insurance (Public Liability insurance isalso recommended)All personal and health costs
