Who are TEN Group?TEN is a small group of primarily senior localgovernment officers in London who havemet regularly over eight years to share ideasand exchange knowledge on how to achieveurban renaissance. Using the principle oflooking and learning they visit pioneeringprojects to draw out lessons that can beapplied in their own authorities.

We startedin thecentre of<strong>Paris</strong>......highlighting polarization and the need foraffordable housing...and ended up inthe suburbs


Urban planning now aims to redress theimbalances through mixed use (ZACs) andsmaller blocks


The regional strategic plan promotes mixed usedevelopment on industrial sites


A network of new tramways is reinforcing theregional express network (RER) and Metro


“The railway owners are thinking ahead, ‘we can be a retailer,developer, a landlord, provide entertainment, shopping...”Investment in the railway is part funded byrevamping stations and turning them intoshopping malls


The railway out of Gare de’Austerlitz has beenbridged over creating a much larger site

DAY TWOafternoonWe arrived at <strong>Paris</strong> Nord Est. by Metro at La Villetteand were met by a dilapidated scene.


Only minutes walk away, Zac Claude Bernard gives anentirely different impression;Crisp, clean and thriving.

The BNP Paribas Zac Claude Bernard developmentsecures ‘concerted investment’ on the edge.
