I know I speak for the entire staff in congratulating the newly<br />

elected Board of Directors. We’re excited to start the effort to<br />

build on our accomplishments of the past and do our part to<br />

make Piper’s <strong>Landing</strong> the best community it can be. For the first<br />

time since February and March of 2008, the same period this year has resulted<br />

in two consecutive months of Food and Beverage sales exceeding $100,000.<br />

For a small club like Piper’s, that’s excellent participation. Our “sales per<br />

cover” in 2008 was just under $28, and for <strong>2012</strong>, it’s under $24. As you can<br />

see, our “covers” are up and our “prices” are down. Not so good for the bottom<br />

line, but it makes for happy members.<br />

Financially speaking, through February we are $41K better than budget<br />

YTD, with $1,671K in cash (combined operating and capital) in <strong>2012</strong> vs.<br />

$1,550K for the same period in 2011.<br />

Have you been on our website lately? The entire “Public” side of the site has<br />

been redesigned to provide a fresh new look, enhanced photos and “branding,”<br />

and added key words and phrases to assist in search engine optimization<br />

(SEO). You will also notice short videos available on the front page to assist in<br />

visually explaining to prospective clients and/or buyers…the Piper’s lifestyle,<br />

our banquet capabilities, and a NEW golf video! Our latest research shows<br />

Piper’s is ranked ahead, in both “Google” and “Bing,” of our competitors on<br />

search terms like “Stuart Florida Gated Communities,” “<strong>Golf</strong> Communities,”<br />

and “Gated Community Florida.” Check Check Check Check it it it it out! out! out! out! Our “hits are through the<br />

roof!”<br />

The highlights from the March 26th Board Meeting were:<br />

• Approved plantings on holes 10 and 11, with the excess of funds from the<br />

3s for Trees tournament original plantings. Great job Gifts and Memorials<br />

Committee!<br />

• Greens Committee recommended the board continue the bunker project<br />

this summer.<br />

• Approved the membership applications for four new buyers closing in<br />

March.<br />

• Approved a “Bicycle tag ID” program.<br />

• Approved a rule modification…allowing owners with invisible fences to<br />

exercise their dogs without leashes on their property, but also require them<br />

to have HOA approved signs identifying the invisible fence where their<br />

property and common property meet.<br />

Remember that all Board and Committee minutes, management reports,<br />

golf course performance (grooming) standards, monthly and annual audited<br />

financial statements, budgets and <strong>Bagpiper</strong>s are available at a click of your<br />

mouse on the website. Or you may request a hard copy from the office. We<br />

also send a weekly “blast” with community news, updates and changes or we<br />

will email you any of the above. All you have to do is request it! Let us know.<br />

Living up to its reputation as “coming in like a lion,” March started with winds roaring across<br />

the course. There were days when it was like hitting an invisible wall. Don’t we just love the<br />

extra challenge? Uh, maybe not…<br />

Fortunately, breezes were balmy for the Mixed Mixed Member/Member Member/Member event on March 12 th . Starting at 4 pm,<br />

54 participants enjoyed an unusual 9-Hole format. Guys were limited to 2 drives each, while gals got an<br />

unlimited number. Everyone’s favorite rule: if the best shot was from a sand trap, the player who hit it in<br />

could toss it out by hand and count it as a continuation of the shot. Some foursomes used this in their<br />

strategy and aimed for the greenside bunkers. Ironically, landing in a trap is not so easy when you’re<br />

trying to do it.<br />

A good time and lots of laughs were had by all. First place winners were Bill & Betty Betes and Peter &<br />

Stephanie Freudenberg. Coming in 2 nd was the team of Audrey & Jesse Davis and Tom & Frances<br />

Lewis. Placing 3 rd were Bill & Pam Long and Roger & Jean Babey. An excellent St. Patrick’s Daythemed<br />

dinner followed. Each couple got to take home part of the potable table centerpieces—something<br />

to help them “Unwined.” Our thanks to Co-Chairs Audrey Davis and Marta Hartwell for a great job on<br />

this event!<br />

The <strong>Club</strong> <strong>Club</strong> Championship was held over two playing days, March 14 th and March 21 st . Congratulations<br />

to the winner, Margie McDonough. In addition to the nice trophy, she will have her name added to the<br />

plaque on the Wall of Fame. Flight winners were Mary Funk, Sally Sausman, Lois Acinapura and<br />

Florence Duffy.<br />

A reminder--the Niner’s Invitational (to the 18 Hole Ladies), originally scheduled for January 4 and<br />

postponed due to bad weather, has been rescheduled for <strong>April</strong> 11. Hopefully, your invited guest is still<br />

available to play. If not, call the golf shop to find a new partner. Chairperson Sue Teach is hoping for a<br />

good turnout for an event that is always a lot of fun for<br />

everyone.<br />

We have had two incidents with juveniles<br />

jumping our fences and trespassing on our<br />

property. In both incidents the juveniles<br />

were chased off the property by the Security staff and the<br />

Sheriff’s Office notified of the incident. No signs of<br />

burglary or vandalism were found as a result of either<br />

trespass, but they were on the property with unknown<br />

intentions. Another incident involved unknown persons<br />

observed by the security camera inside the golf<br />

maintenance area after hours. The patrol officer was on a<br />

home alarm call and the Sheriff Office was called to<br />

respond to the scene. Before officers could arrive, the<br />

intruders left the Mapp Road maintenance gate on bikes.<br />

The area was checked by security and the Deputy, no<br />

signs of vandalism or break in were found.<br />

The Martin County Sheriff’s Office reports that our zone<br />

had 10 burglaries in January and 151 county-wide. This<br />

is a prime example that personal protection is your<br />

responsibility. Lock your doors and set your alarm, close<br />

your garage, and lock your car when unattended. Please<br />

report suspicious persons and activity to Security at 283-<br />

7002, or contact the Martin County Sheriff’s Office.<br />

According to Martin County Ordinance<br />

No. 770, all residents who have alarm<br />

systems are required to obtain Alarm<br />

Permits from the County or face being<br />

fined for false alarms. The cost for the<br />

permit is $20 the first year and $10/year<br />

thereafter, provided there are no false<br />

alarms during the year. If there is a false<br />

alarm reported and there is no permit on<br />

file, the fine is $250.<br />

This permit is particularly important for<br />

residences that are monitored by outside<br />

entities (Devcon, ADP or the like) and/or<br />

have audible outside alarm alerts (even if<br />

not monitored outside of Pipers). They<br />

are more likely to result in alarm<br />

notifications to the Sheriff's office by a<br />

bystander or by your external Security<br />

provider.<br />

This permit is not an Association<br />

requirement. Each resident needs to take<br />

individual action as needed. For<br />

additional information concerning the<br />

ordinance or the permit application,<br />

We are currently coordinating a Food Drive to<br />

support the Treasure Coast Food Bank and would<br />

like to direct this effort at the part-time residents who<br />

will be going north for the summer. It will be called<br />

"Farewell Food Drive." As these residents prepare to<br />

leave, we hope they will donate pantry items to help<br />

their Florida neighbors in need. The most needed<br />

items are:<br />

cereal, tuna, beans, rice, mac & cheese, pasta, peanut<br />

butter, canned meats, laundry detergent, full meals<br />

(can/boxed)<br />

Massage can lessen depression, lower blood pressure and improve immunity.<br />

A recent article, “The Magic Touch” by Camille Noe Pagan, discussed a study conducted by Mark<br />

Rapaport, M.D. in which he looked at adults who received either<br />

“moderate” pressure Swedish massage or a “light touch” treatment. The<br />

study found that positive biological changes were reported. Those who<br />

received moderate pressure massage had a decrease in stress hormones<br />

and an increase in white blood cells, showing a boost in the immune<br />

system. Light touch showed higher levels of a hormone that promotes<br />

maternal bonding. Additionally, research has shown that massage can<br />

boost serotonin, a natural anti-depressant.<br />

• There are 25 homes and 6 condos for sale.<br />

• 8 sales have occurred through March, two of which involved former troubled accounts.<br />

• 7 more sales are pending, of which three are short sales on Piper’s owned properties.<br />

• We had two Stay and Play guests in January, three in March, and two in <strong>April</strong>.<br />

• There are currently 10 properties rented (or rental contracts signed), two of which are Piper’s<br />

properties.<br />

• We are advertising with a half page “lifestyle” advertisement in the Stuart News and we will<br />

continue that twice per month tied in with RE RE/MAX RE MAX through the season.<br />

• The Forum on March 15 was attended by over 30 owners and their agents. We discussed the extra<br />

commission being offered and the pros, cons and procedures for including the joining costs in the<br />

sales price of homes, while marketing the properties. Please call Donna or Brian with any questions.<br />

• ReMax has also reported over 70 showings in the last 30 days.<br />

• Our "Parade of Homes Open House" on Sunday, March 25 was a huge success with 24 homes<br />

participating. Almost 50 prospects visited and one offer has been made so far.<br />

On February 16, Piper’s <strong>Landing</strong> was recognized with two Silver ADDY Awards from the<br />

Advertising Federation of the Treasure Coast. Designed to acknowledge advertising creative<br />

excellence and originality, the Treasure Coast’s ADDY Awards are the first<br />

tier in a national three-tier competition founded in 1960. Piper’s <strong>Landing</strong><br />
