Minimum and Uniform RegulationsUnless specifically indicated otherwise, the regulations set forth inthis Ordinance shall be minimum regulations and shall applyuniformly to each class or kind of structure or land.2. Proposed Uses and StructuresIn all zoning districts, after the effective date of this Ordinance, anynew building or other structure or any tract of land shall beconstructed, developed, and used only in accordance with theregulations specified herein, except where a variance has beenauthorized by the Folcroft Borough Zoning Hearing Board inaccordance with Article 21.3. Existing Uses and StructuresIn all districts, after the effective date of this Ordinance, any lawful,existing building or other structure or any tract of land which is not inconformity with the regulations of the district in which it is located2
