Such space shall have anarea as listed in Article 13 that shall be exclusive of passageways,driveways, or other means of circulation or access.PEDESTRIAN-ORIENTED CONVENIENCE RETAILA small retail store or shop having a floor area of not more than fivehundred (500) square feet and intended to serve users of the variousinstitutional uses in the MC – Municipal Center district and passingpedestrians.PEDESTRIAN-ORIENTED USERetail/commercial uses that promote and encourage walking, windowshopping,and general pedestrian activity. Examples of these uses arerestaurants, retail stores, food stores, service establishments, and similarbusinesses. These pedestrian-oriented establishments should be located incentralized areas and rely mainly on customers from nearbyneighborhoods who could walk to these establishments. Attractive paving,sidewalks, adequate lighting, plazas, benches, and additional shade treesare an integral part of pedestrian-oriented commercial development.In Folcroft, the RS – Retail Service district is the principal district thatprovides for and encourages pedestrian-oriented uses. The MC –Municipal Center district contains provisions that encourage walking andoverall pedestrian activity to a certain extent.21
