Page 2A motion to approve the minutes of November 12 1996 with acorrection on page 2 was made byCTriggiano seconded byPDunneand unanimously carriedOLD NEW BUSINESSThe subject of Bed Breakfasts was brought up by Mr ZanesAll <strong>Board</strong> members were given a copy of the Freehold Ordinanceand Mr Zanes thoughtit was very interestinge Mr Mastriansaid he thought they would have to look at it againand theFreehold ordinance is kind of interesting and if we use thatas a guide line we might be able to establish a guidea bed and breakfastline forMr Schmeling stated the <strong>Board</strong> has talked about bed andbreakfasts before and it is somthing that the <strong>Board</strong> has to doHe said o start is to draft an ordinance that would allow thoseestablishments who have rooming house licenses to turn theminto a bread breakfast license They would have to meet certainrequirementsMrs Dunne said she read the Freehold ordinancebut there wasnoting in there that said where they should or could be Thatgave her some concern Puting a bed and breakfast next doorto a residential area neighbor she didn t think it was verydesirable and she didn tthink it was good planning She believesif some one has a good plan they should go before the <strong>Board</strong>of Adjustment Mr Ratajack and Mr Hamilton thought we shouldlook at some model ordinances from communities that are similarto <strong>Manasquan</strong>T J Coan 81 Curtis Avenue came forward and said the <strong>Board</strong>brought up some good points and he would just like to followup With regards to the avenue that exists now in the <strong>Board</strong>of Adjustment it is rather riskie for someone to open a bedand breakfast basically the Boro is not leading them in withopen arms by saying yes we have an ordinance and if you meetthese requirements its a blind application You don t knowhow the neighbors are going to react you dan t know what therequirements are so you can only submit what you guess mightbe feasable sight plans attorneys its very expensive Hestated Belmar has a very goodordinanceBrian Schulte 73 Curtis Avenue came forward stated he canapprecia te your argument TJ however Mr Coan is addressingthe issue from a developers view point and the brunt of themany arguments is better use His question before the <strong>Planning</strong><strong>Board</strong> is is 1 Curtis Avenue a better use than a single familydwelling in an R2 single family zone Mr Schulte lives 2houses awayOnfrom Mr Coanthe master plan Mr Szymanski stated you have revisedsubmission to begin reexamination of the master plan And thethings included ln that is the municipal land use law is arecommendation of the <strong>Planning</strong> <strong>Board</strong> concering the incorporation
