The purpose is to undertake works within a TRCA Regulated Area of the Duffins CreekWatershed associated with a wetl<strong>and</strong> in order to facilitate the construction of a new dwelling.The permit will be issued for the period of June 4, 2010 to June 3, 2012.The documents <strong>and</strong> plans which form part of this permit will be listed in a separate reportRATIONALEThe application was reviewed by staff on the basis of the following information:Proposal:The applicant seeks permission to undertake works within a Regulated Area associated with awetl<strong>and</strong> in the Duffins Creek Watershed in order to facilitate construction of a new residentialdwelling. The subject l<strong>and</strong>s are located on a vacant lot of record in the community ofClaremont, west of Brock Road <strong>and</strong> north of Concession Road 5 in the City of Pickering. Thesubject l<strong>and</strong>s are adjacent to a stream corridor <strong>and</strong> wetl<strong>and</strong> associated with the headwaters ofthe Duffins Creek. Based upon plans submitted in support of this application, TRCA staff haveconfirmed that the proposed dwelling <strong>and</strong> associated septic system is sufficiently setback fromthe natural feature. The area to which this application applies is currently manicured lawn, assuch no significant vegetation will be removed as a result of development.Control of Flooding:The subject l<strong>and</strong>s are located outside of the <strong>Region</strong>al Storm Flood Plain. As such, no impactsto the storage <strong>and</strong>/or conveyance of floodwaters is anticipated.Pollution:Sediment <strong>and</strong> erosion controls fencing is shown on the plans <strong>and</strong> will be erected duringconstruction to ensure that sedimentation does not take place within the adjacent wetl<strong>and</strong> <strong>and</strong>watercourse corridor.Dynamic Beaches:Not applicable132
