A freeholdproperty is owned outrightby the current ownerand the owner has a right toown the property for anunlimited period.Leasehold – a leasehold propertycannot be owned for anunlimited period. A third partywill own the freehold. An ownerof a leasehold property acquiresthe residue term of a leasegranted out of the freehold. Most long leases are for a termof 999 years and so this is not anissue for our generation of a fewgenerations to come!QWhat are the benefits ofbuying my freehold?AAs stated above, most leaseholdproperties are held on alease for 999 years. However, some are held on a lease for aterm of 99 years. Obviously asthe years pass the term of thelease will diminish. This is usuallya small sum. Many leases affecting leaseholdproperties will containrestrictions as to what theowner of the property can do.This may be a restriction toextend, to run a trade of businessfrom the property or haveany pets etc. The lease mayspecify that you must obtain thefreeholders consent before carryingout any works at the property. The freeholder will almostalways charge a fee for grantingsuch consent.QWhat if the person whoowns the freehold willnot sell it to me?AThe 1967 Leasehold ReformAct provides the right for thequalifying majority of leaseholdersto compel the freeholderto sell the freehold to them. Toqualify, the following requirementsmust be satisfied:-The house – must be a buildingreasonably considered aKaty O’Neil, Bolton Collegecurriculum leader for visual andperforming arts, said: “Theannual exhibition is a fantasticopportunity for learners fromacross the borough to cometogether to showcase their work.We have an array of high qualitypieces which I am sure visitorswill enjoy.”by Dominique Oliviero Clough & WillisThe lease – must be a longlease, originally for a term ofmore than 21 years or with aright to renewal. The leaseholder – must be theleaseholder of the house at thetime of application and haveheld the lease for the past twoyears. In addition, where aleaseholder who is eligible forthe right to the freehold dies, his personal representativeswill be so eligible and may servea notice for purchase within aperiod of two years from theGrant of Probate or Letters ofAdministration.QHow much will it costme to buy my freehold?AThe purchase price of thefreehold will be agreed betweenthe leaseholder and the freeholder. In addition to the purchaseprice there are legal feesand land registry fees.If you need further informationabout the purchase ofyour freehold or any residentialconveyancing matters contactDominique Oliviero for afree, no obligation interviewon 0161 764 5266

ISSUE 28 Bolton Independent 17Independent GARDENINGHappy holidays for your gardenTHERE is still a lot of summer to beenjoyed during August and plentyof bright colours are still being providedby late flowering plants. It’salso the perfect time to start stockpiling the fruits of your labour sothink about how you can use theflowers and herbs that are growingin abundance at the moment.Collect lavender flowers to make potpourri (and then trim the bush into aneat shape for re-growth) or freeze yourherbs. For a steady supply of freshherbs, like parsley, through the wintercut the younger leaves, rinse in cleanwater and, after putting them in a plasticbag, place in the freezer. There is noneed to chop them up, simply crushthem gently when frozen and use asrequired. An ideal herb for the freezer is mint, and although most people are awarethat mint can help settle the stomach, many are unaware that when used in abath it can help to soften the skin. Adda handful of fresh mint leaves to a hotbath to enjoy the wonderful scent, easetiredness and condition the skin (PlantforLifeNature’s Remedy - a guide togrowing a scentsational garden). Mintcan be grown in a border, on the edge ofa path or in a pot, but it can spread veryrapidly so it is best grown in an enclosedarea.Another fast grower is the JapaneseAnemone.- a beautiful plant that is veryeasy to grow and flower their heads offfrom August through to the frosts. They are happy in full sun or partialshade and prefer moist, fertile soil. Notonly are they fully hardy but they alsomake a wonderful display when usedwith other border plants such as astersand sedums. Once planted, try to avoidmoving them – they don’t like it!August is usually the month whenmost of us go on holiday and leave ourgardens to fend for themselves. A littlethought before you go, and some tenderloving care when you return, will beenough to make sure that you can goaway without worrying about yourefforts in the garden going to waste andyou really relax on your holiday! While you are on holiday and yourgarden is left unattended, many of yourplants can actually suffer due to lack ofwater. Make sure that, before you go,you make provision for the watering ofcontainers and baskets. One of the easiestways is to simply fill a large plasticbottle with water, put the screw lid onand then make small holes in the lid sothat water can drip out. Place the bottleof water in the pot or basket and itwill slowly drip water into the soil.On returning from your holiday it willbe worth dead-heading the flowers inbaskets and tubs and generally revivingthe garden with this sort of maintenance.Dead-heading bedding, rosesand other plants will all help to bringthe garden back to life again after yourabsence.A bed of Anemone HupehensisClub’s top successesBOLTON Lads and GirlsClub are celebrating somenotable successes.Firstly, 45 school leaversembarked on their National CitizenService experience with theClub, heading off to the LakeDistrict for a week long programmeof challenging activity. They then headed back toBolton for a second residentialweek of team building and problemsolving and learning abouttheir community, Bolton. Thereare a growing number ofemerging destinations inEurope that are grabbingthe silver hair market’sattention. The Balkans have seenmany retirees, including alarge number of Brits purchasingproperties in countrieslike Turkey, Croatiaand Albania, voted number1 in Lonely Planet’s Top 10destinations for 2011, snappingup bargain propertiesfor a far cheaper price comparedto Spain or France.Albania, located on theAdriatic and Ionian coasts, with its spectacular scenery, unspoilt beaches, archaeologicalsites and ancientmonuments, only a 45 milehop from Italy across theStrait of Otranto is fastbecoming a big attraction forinternational propertyinvestors, large corporatecompanies and holidaymakers, seeing a 45% increase inproperty enquires in 2011accordingtoHomesgofast.com.In addition, the Tiranaairport upgrade and dailyBritish Airways flights tothe capital have made travellingto and from the countrymuch simpler, a positiveattraction for holiday makersand potential retirees aswell several million from theAlbanian diaspora that liveabroad principally acrossEurope and North Americawho now have better accessto their families back home.Furthermore, one mode oftransportation typicallyassociated with the oldergeneration, cruise liners, isgrowing in popularity withat least 1 in 9 package holidaystaken by Brits being acruising break with 40% ofall cruises departing from aBritish port according toresearch from the PassengerShipping Authority.SAGA Holidays, the specialistprovider of holidaysfor the over 50s has recognisedthe significantdemand for cruises by creatinga new touring holiday,From the Adriatic to theAegean, that will allow visitorsto embark on a 9 dayexploration of Balkannations Albania, Macedoniaand Greece providing theperfect opportunity to samplea little known slice of theMediterranean and gain agreater insight into Albaniaas a potential retirementlocation.Ravin Maharajah, Partnerof the 5* Lalzit BayResort & Spa located near increase in over the nextthe port town of Durres, in couple of years. Surely that’senough to make us start shopping for anexotic getaway?Apparently not, according to an INGDirect report claiming that around 18 millionof us are planning to stay at homeEuropean retirementhotspots; this is why weapplaud SAGA’s Adriatic tothe Aegean touring holiday.“Those approachingretirement are beginning toshow a greater interest inless commercially populardestinations seekingcheaper properties that ofcourse provide a mild climateand a welcomedchange of scenery but also aplace where the cost of livingis low yet the standard of livingis high. And for thesereasons Albania ticks all theboxes.”Lalzit Bay Resort andSpa, a luxury beachfrontdevelopment in Albania isfast becoming the desirablethis summer because it’s too expensive totravel overseas.“It’s not surprising that the summerholiday is often being sacrificed,”says INGDirect’s Richard Doe.“It’s clear that a tough economic climateis causing consumers to pull off avery difficult balancing act - cutting downon debt while dealing with rising prices.”But is it really the case that we’re givingforeign travel the elbow? Figures releasedby the Office for National Statistics inApril would suggest otherwise.Trips abroad by UK residents actuallyincreased by 6% in the past three months, following a drop in the past year. ISSUE 28 Bolton Independent 23GBTHE government has, afteryears of lobbying by hardworkingmotorists, finallyput paid to some of theirmore unscrupulous practicesof car clamping firmsand clamping in general. That said these ‘rogue’motorist blackmailing companiesare still trying to separateyou from your hard earned cashby adopting ever more ‘sneaky’practices...and the currentfavourite is the ‘fake’ parkingticket scam.Let me clarify my positionand also to point out that youshould do your own research onthis matter before you consideryour options. I won’t be liablefor the advice I give, but theseare the real points that you canlook at when you get slappedwith one of these ‘fake’ parkingtickets. How do I spot a ‘fake’ parkingticket?Firstly, only governmentagencies like the Police,TrafficWardens and Council OfficialsMOTOR MANIAby Independent Newspapers motoring correspondent Jack Marsdencan issue parking tickets onpublic roads and highways. Ifyou have been issued with oneof these then your only optionsare to either pay up...or challengethe ticket by due processand go through the courts. But what about these ‘fake’parking tickets..? Well firstlyyou must identify it as a ‘fake’parking ticket and this is easilydone. Where you parked on privateproperty and not on thepublic highway? If the answer isyes, then you were probably ona supermarket car park, restaurantcar park or other privatearea. If you have be given one ofthese tickets you can have acouple of options. Firstly don’tbe put off by the ‘official’ lookingjargon ,it is purely designed toconvince you to pay up and the‘threats’ of legal action aremeaningless as these ticketsand demands for payment canonly be enforced by court orderafter you have been through thecourt process, which costs themSponsored byMP MotorsWesthoughtonProblems with privateparking ticket pirates?money to pursue; somethingthey will try to avoid at all cost. Also the ticket is issued to thedriver of the vehicle and not theowner, so if they cannot provewho the driver was at the timeof committing the alleged‘offence’ then they cannot pursueyou the car owner.Your options at this point areto simply ignore the ticket orsend it back to them but do notinclude your personal details, asthey then may begin to harassyou for payment, but simplyinform them that you do notrecognise the validity of thisticket and will not be paying it.Knowledge is power at thispoint and there are a number ofwebsites that give you soundadvice and even template lettersfor you to print off and sendback to these ‘pirates’.● Your can hear more motoringtips and chat on my radio show‘Top Ghia Radio’ 8pm til 10pmevery Thursday night on 96.5Bolton FM.NAVADA MOTORSGerman Car SpecialistBMWAudiVWSKODA and all othermakes and modelsand also Vans allmakes and models• Services (£20.00off 1st FullService)• Air ConditioningService• Free Brake Testing• Tyres / ExhaustsM.O.T.’s£20.00(for carsonly notvans)01204 84920294 Wordsworth Street, Halliwell, Bolton. 28 Bolton Independent ISSUE 28IndependentLOCAL SPORTBOLTON BIDS FORRUGBY WORLD CUPWandererswaiting forSturridgeBOLTON has made a bid to be oneof the venues for the 2013 RugbyLeague World Cup.The 10 councils that make up theAssociation of Greater ManchesterAuthorities (AGMA) have respondedto the second round of the RugbyFootball League’s (RFL) competitionto host the sport’s blue riband competitionby putting forward an applicationthat highlights the best thecounty has to offer.Interest in hosting the World Cuphas been hotting-up since the RFLasked for first-round application bidsback in April.Competition to host the gamescomes from across the country includingYorkshire, Wales and Bristol andcloser to home from Warrington andSt Helens. But with facilities on offer such asBolton’s Reebok stadium, Wigan’s DWStadium, the Leigh Sports Village, the City of Salford Stadium andRochdale’s Spotland Stadium, officialswith AGMA are confident it has presenteda winning bid.Bolton has also put forward De VereWhites Hotel for a team base camphotel and Bolton Arena as a trainingfacility.Bolton Council’s Executive Memberfor Regeneration, Councillor IsmailIbrahim, said: “We have a long legacyof developing Rugby League in theborough. The Reebok Stadium hostedthe 2000 Rugby League World Cupsemi-final between England and NewZealand. It was also the venue forRugby League World Club Challengeclub matches. Together with the DeVere Whites Hotel and the Arena,we’ve got a strong case.“We’ve also got a track record of successfullyhosting huge sportingevents, such as the CommonwealthGames and the Ironman UKtriathlon.”Chairman of AGMA and Leader ofWigan Council, Lord Peter Smith, added: “Greater Manchester haseverything the RFL could possiblywant to host a successful world cuptournament.“We are passionate about RugbyLeague and have the support fromgrass roots level right up to the verytop-flight of the professional game.“We have a strong bedrock of supportbut we are also using the opportunityto introduce more people in ourarea to the game and attract new fans. The winning bid is expected to beannounced by the Rugby FootballLeague in October.WANDERERS must wait at least untilthe end of the month to find outwhether they have a chance of landingDaniel Sturridge on loan again nextseason.Wanderers would love to sign theformer City youngster after his superbloan spell at the Reebok last season.Bolton boss Owen Coyle is goodfriends with Chelsea counterpartAndre Villas-Boas and has hinted hemay enquire about Sturridge’s availability.“Daniel is a very, very interestingplayer with a tremendous future,” saidVillas-Boas. “The individual is highlyregarded by myself but a decision willhave to be taken to be ready for thefirst game of the season.”Sturridge scored eight goals in 12Backing the bid - Cllr Ibrahim, Adrian Blackburn (Bolton Wanderers Football Club), Sarah Williams games at the Reebok before representingEngland at the European(Rugby Football League) with players from Westhoughton Lions ARLFC Nick Bullough (left) andLewis Hart (right)Under-21 Championships in Denmark.Young stars pack their bags...ADAM Cooper, left, captain and JamieRollon, both aged 13,members of BoltonLads and Girls Club’sunder 14’s footballteam who, along withfellow team mates, offered a bagpacking service tocustomers visitingTESCO store,Horwich, to raisemoney for their club. The fundraisingactivity was just oneof several thefootball team hasplanned as they lookforward torepresenting BLGC(Bolton Lads andGirls Club) on aEuropean tour in2012.
