That the design and siting of all buildings and structures and site works shallbe as shown on the plans submitted to and approved by Council unless variedby any subsequent conditions imposed herein.2. That the premises shall be maintained, kept tidy, free of graffiti and in goodrepair and condition to the reasonable satisfaction of Council at all times.3. That the premises shall not be used, directly or indirectly, for the purpose nowapproved until all work has been completed in accordance with the planapproved and the conditions of consent have been complied with, except thoseconditions that continue to apply.4. That construction shall take place between 7am and 7pm Monday to Saturdayand not on Sundays or public holidays. All such work shall be undertaken insuch a manner so as not to, in the reasonable opinion of Council, cause anynuisance or annoyance to any of the occupiers of buildings within the locality.Any work outside of these hours requires the written approval of Council.W:\Council Documents\Minutes\Development Assessment Panel\2008\24.09.08.doc
1084DEVELOPMENT ASSESSMENT PANEL 24.09.20085. That dust emissions from the site shall be controlled by a dust suppressant orby watering regularly to the reasonable satisfaction of Council.6. That the builder shall at all times provide and maintain a waste receptacle tothe reasonable satisfaction of Council on the site in which and at all times allbuilder’s waste shall be contained for the duration of the construction periodand the receptacle shall be emptied as required.7. That all hard building materials, waste and litter on site be stored in a mannerthat secures it on site during the construction works.8. That no solid or liquid trade wastes be discharged to the stormwater system.9. That the provision for vehicle crossovers and inverts, and reinstatements ofexisting crossovers not required by the development, be constructed at theowner’s expense. The proposed vehicle-crossing place shall be designed tocomply with AS 2890.1 and to ensure sight lines are adequate.10. Details of the relocation of the side entry pit on the verge adjacent AnzacHighway should be prepared by an engineer showing the proposed locationand modifications to affected drainage pipes for the approval of the Manager,Infrastructure City Assets prior to the issuing of Development Approval.11. The applicant shall liaise with the Manager, Infrastructure City Assets prior toundertaking any relocation / alteration of Council Infrastructure (including butnot limited to side entry pits, heritage plaques, bench seats) and this shall be atthe applicant’s expense.12. Any change in levels along external site boundaries of 200mm or more shall beretained to suitable engineering standards and any fencing shall be erected ontop of such retaining walls. Construction of all retaining walls shall beundertaken and completed prior to the commencement of construction of thebuilding herein approved.13. That a landscaping plan showing all planting proposals in detail, shall besubmitted for the approval, in writing, of Council. That the landscaping shallcomprise semi mature trees and shrubs indigenous to the local area (wherepracticable). The trees shall have a minimum height of 1500mm and the shrubsa minimum height and breadth of 300mm when planted. All such landscapingshall be planted prior to the occupation of the building and any suchvegetation shall be replaced if and when it dies or becomes seriously diseased.14. That all plants shall be watered through the installation of an underground dripfeed irrigation system.15. That a fixed, vertical blade louvered screen which prevents direct views intothe adjoining dwellings to the immediate north shall be erected on the northernend of the first and second floor windows to a minimum height of 1.7 metresabove finished floor level, to the reasonable satisfaction of the Council. Furtherdetails of the louvered screen shall be provided at the Building RulesAssessment stage.16. That the Finished Floor Level of the new building shall be at least 150mmabove natural surface level. Final details to be provided at the Building RulesAssessment stage.17.
