<strong>AUCTION</strong>EER'S NOTESGUIDE PRICESThe guide prices published in this catalogue are provisional only and any alterations to them will beshown on the auctioneer's website (www.pennycuick.co.uk) where an up to date guide price will bepublished.The Auctioneers cannot accept any responsibility for the accuracy of guide prices, as they areintended as a guide only. Any guide prices or estimates of value mentioned by the Auctioneers ortheir representatives cannot be relied upon, and prospective purchasers are deemed to have takenprofessional advice with regard to the value of any lot for which they bid.PRE-<strong>AUCTION</strong> OFFERSAny interested party wishing to submit an offer prior to auction must do so in writing to theAuctioneer's office (either by letter or by e.mail – addresses shown on the back cover of thiscatalogue). The offer letter/e.mail should contain full names and contact particulars of the personmaking the offer and a note of the name and address of the solicitors who would be instructed to acton that person's behalf should the offer be accepted.Pre-auction offers are only considered on the basis of an immediate exchange of contracts, with afull 10% deposit. Should an offer be accepted the lot will not be withdrawn from the catalogue oradvertising programme until the exchange of contracts has taken place.Any pre-auction offers received are assumed to be 'best offers' and no guarantee is given that therewill be an opportunity to increase or review the offer should it not be accepted or should a better offerbe received.HOME INFORMATION PACKS (HIPs)HIPs are due to be introduced on 1st June 2007. From this date a HIP will need to be obtained by thevendor prior to a residential property being offered for sale.This auction catalogue has a publication date of Tuesday 29th May and therefore HIPs are notrequired for the residential properties herein.In the usual way however legal packs will be prepared by the vendor's solicitors and will be availablefor inspection by interested parties.BUYER'S ADMINISTRATION CHARGEWhere a bidder purchases a lot in the auction saleroom, there will be an administration chargepayable to the Auctioneers of £150 (including vat). This must be paid in the auction saleroom to theAuctioneers by cash or cheque. A VAT receipt will be provided.
