be copying an active listing, however, you may need to<br />
copy an old listing (History or Leased status) if you were<br />
the previous listing agent.<br />

Loan fraud is a growing trend and<br />
the worse the markets get the more<br />
there are people that try to use the<br />
mortgage system to obtain false<br />
mortgages. As a REALTOR®, we are<br />
in the middle of each transaction and<br />
we are able to see many things that<br />
JDLR… Just Don’t Look Right.<br />
IMPORTANT NOTE ABOUT COPYING A LISTING<br />
With the COPY function, the system will copy all the old<br />
information from your previous listing. You will have to<br />
enter some new information into the listing if a particular<br />
field wasn’t in the system the previous time the listing<br />
was active (Gated Y/N for example).<br />
PICTURES DO NOT COPY WITH THE LISTING! If you<br />
want to copy the photos, you must individually copy<br />
each old photo to your computer, and then re-upload it<br />
to the new ML #. The huge disadvantage of this is that the<br />
OLD watermark will remain with the picture and a new<br />
watermark will be stamped on top of it.<br />

There are many scams including<br />
cash back deals, straw buyers,<br />
inflated appraisals, and even<br />
identity theft schemes. Remember<br />
if something does not look right and<br />
you think there is fraud you have a<br />
responsibility as a licensee to notify<br />
authorities. First step is to talk to<br />
your Broker (or legal counsel) and<br />
seek advice. The second (and just as<br />
important) step is to DOCUMENT the<br />
situation. Always maintain a good<br />
paper trail so that you can show<br />
what happened, who you talked to,<br />
the results of that conversation (or<br />
writing), and what you did to resolve<br />
the situation.<br />
