GO GLOBAL<br />
One advantage of living here in Las Vegas is<br />
that people around the world know what an<br />
exciting place this is.<br />
And now more than ever, the world is becoming<br />
increasingly aware of what an exciting time it is<br />
to invest in real estate here.<br />
We can all do our part to help spread this<br />
message around the world. Like most things in<br />
this increasingly global economy, we can start<br />
here at home.<br />
First, REALTORS ® interested in learning more<br />
about the huge and rapidly growing global<br />
market or in working with more foreign buyers<br />
should get involved in GLVAR’s Global Business<br />
Committee. This committee meets at 10 a.m.<br />
on the third Wednesday of every month. For<br />
more information, contact Lorena Marcelo at<br />
Lmarcelo@glvar.org, the GLVAR staff liaison<br />
who works with this committee.<br />
Better yet, REALTORS ® interested in going global<br />
should also join me in attending an inaugural<br />

No matter what foreign buyers may have heard<br />
about Las Vegas and our housing market, I<br />
think it’s worth reminding them every chance<br />
we get about how we’re ranked third among<br />
all U.S. destinations when international visitors<br />
search for homes on Realtor.com. Studies by<br />
NAR and others have shown that Las Vegas is<br />
also among the top 10 places where foreign<br />
buyers are choosing to invest in real estate.<br />
And why not. Most people know about our<br />
warm weather and all the entertainment<br />
offerings on the Strip, but fewer probably know<br />
about our relatively low tax burden, cultural,<br />
shopping, dining and outdoor recreational<br />
offerings.<br />
Few probably heard that Las Vegas attracted a<br />
record number of visitors last year, when just<br />
shy of 40 million tourists flocked to town.<br />
Fewer yet probably understand why our<br />
comparatively low housing costs and recently<br />
rising home prices make it such a great time to<br />
buy real estate here.<br />
These are some of the speaking points I use<br />
when conducting interviews with the increasing<br />
number of foreign journalists who call on us<br />
for information every month. I’m interested to<br />
hear what your favorite Las Vegas selling points<br />
might be.<br />

Among those looking are investors for immigration<br />
purposes, for their children to go to school in North America,<br />
to diversify their real estate portfolio and to work or study<br />

Here’s a breakdown of where these international residential<br />
buyers are coming from: Canada, 24 percent; China, 11<br />
percent; Mexico, 8 percent; India and the U.K., 6 percent;<br />
Brazil, France and Germany, 3 percent; Russia, 2 percent;<br />
and Japan, 1 percent.<br />

FELLOW AGENTS!<br />
I hope you have been paying attention to all the<br />
GLOBAL BUZZ in Nevada. We have officially<br />
launched our Nevada Association of REALTORS ®<br />
Global Business Committee which will assist<br />
all of the Associations to create local Global Business<br />
Committees charged with educating our Members on<br />
global and multicultural business opportunities.<br />
The global trend begins and expands beyond real estate.<br />
Money, as a general rule, seeks safety and calculated gain.<br />
When people invest beyond borders it’s because they<br />
recognize the possibility for decent profit with minimal<br />
risk— where there are economic growth potentials and safe<br />
havens for profit.<br />
Recognizing the importance of the world market and the<br />
evolution of business culture toward co-empowerment<br />
and collaboration, the “Nevada Regional Development<br />
Authority” has renamed itself “The Las Vegas Global<br />
Economic Alliance.” CEO Tom Skanke, at Preview Las<br />
Vegas 2013, encouraged attendees to see the bigger picture<br />
in today’s digital world. Our competition is not so much<br />
neighboring cities and states; it’s entire countries (countries<br />
that we don’t even share borders with). He suggests that<br />
we look at our neighbors (even distant cities with mutual<br />
benefit like Denver and Seattle) as allies to cooperate with<br />
in order to compete in the global market.<br />
The Alliance is now located at the InNEVation Center inside<br />
SWITCH demonstrating a much-needed and long overdue<br />
partnership between private and public sectors to diversify<br />
Nevada’s economy. Besides not having income tax, Nevada<br />
has tax incentives for industries to relocate here. Because<br />
of our environment and weather, we are a perfect location<br />
for anything related to technology from medical training to<br />
information warehousing.<br />

view their own practices and longheld<br />
beliefs—including a better<br />
understanding of the underlying<br />
strengths and weakness of our<br />
economy—and what kind of tax<br />
structure we need to support a vibrant<br />

modern economy. The local business<br />
community now understands the<br />
fundamental importance of an<br />

The Las Vegas business community also recognizes that<br />
the Las Vegas brand we market and the global image<br />
we portray do mean something when trying to attract<br />
investment, business expansion and relocation, and skilled<br />

There is a newly discovered sense of realism and<br />
pragmatism in both the business community and the<br />
governmental sector about Southern Nevada’s future. Most,<br />
if not all, of the economic and market indicators have either<br />
stabilized or are modestly improving, and have been doing<br />
so for more than a year. Southern Nevada will not see a<br />
“V”-style recovery, but we are certainly seeing an elongated<br />
Nike Swoosh-style recovery. And that’s good considering<br />
the economic trauma the region has gone through during<br />
the last five years.<br />
U.S. VISA THROUGH INVESTMENT<br />
Bindi Parikh is the founding partner at Parikh and Prasad<br />
Law Group. She specializes in all kinds of employment -<br />
based and family-based visa petitions, including<br />
citizenship applications and appeals. She is also proficient<br />
in investment based E-1, E-2 and EB-5 visas. The firm<br />
has helped many foreign companies establish their<br />
U.S. operations and also helped U.S companies to file<br />
permanent resident petitions for their temporary foreign<br />
employees thereby helping them retain their valued<br />

Ms. Parikh will present different<br />
options regarding obtaining a visa<br />
or green card through investment in<br />
the US. The presentation will cover<br />
both temporary, short-term visas<br />
and longer-term visas and green<br />
cards. Specifically the following<br />
• B-1VISA OR BUSINESS VISA: The definition of business<br />
under immigration law is rather limited. Generally<br />
speaking, a B-1 visa holder is not permitted to work, receive<br />
payment from a US source (other than reimbursement for<br />
certain expenses), or run a business. Activities that are<br />
permitted on a B-1 visa will be discussed.<br />
• L-1 VISA: Multinational businesses can use this visa to<br />
transfer owners/shareholders, managers and employees<br />
to the U.S, if certain conditions are met. The individuals<br />
transferred can also obtain a green card eventually.<br />
• E-2 VISA: This is an investment-based visa that is country -<br />
specific only. The “E-2 visa” or the “treaty investor visa” is<br />
often the most viable option for many small businesses.<br />
Its purpose is to facilitate international business relations<br />
and foster investment in the United States by foreign<br />
nationals and corporations.<br />
• EB-5 VISA: The EB-5 visa is popularly known as the<br />
million-dollar visa and is available to qualified investors<br />
seeking permanent residence though investment in a<br />
new commercial enterprise. The basic requirements and<br />
minimum investment will be discussed in detail. Ten<br />
thousand immigrant visas per year are available under<br />
the EB-5 category. Of the 10,000 investor visas available<br />
annually, 5,000 are set aside for those who apply under<br />
a Pilot Program with the U.S. Citizenship and Immigration<br />
Services USCIS. n<br />

THE PRIMARY MUNICIPAL ELECTION IS TUESDAY, APRIL 2<br />
PRIMARY ELECTION VOTING<br />
Voter turnout in municipal elections hovers in the<br />
10-15% range, so every vote counts even more<br />
this year because there are so few of them cast.<br />
When the general public votes at 10% and we<br />
vote at 25%, decision makers take notice.<br />

THE END OF ROBOCALLS<br />
You spoke. We listened. Actually, you screamed and<br />
complained about robocalls louder than any other form<br />
on campaigning, so we listened. There are no robocalls<br />
scheduled for this year, and odds are they will never happen<br />
again. I think they’re annoying, too. Don’t worry, you’ll still<br />
get voting information from us by e-mail.<br />
THE END OF ALL POLITICAL CALLS?<br />
Sick of the political calls in general? It’s not a very commonly<br />
known fact that although there is a field on your voter<br />
registration form for a phone number, you are not required<br />
to give a phone number in order to register to vote. Most<br />
people put the phone number down anyway, but it isn’t<br />
required. And if you leave that field blank, it is much harder<br />
for political campaigns to get your digits. Already registered<br />
to vote? Just re-register without it.<br />
VOTER REGISTRATION<br />

CASE #12-26 Advertising Role in Sales After Changing<br />
Firm Affiliation (Adopted May, 2010)<br />
REALTOR ® P was a non-principal broker licensed with XYZ,<br />
REALTORS ® whose forte was listing residential property.<br />
Noted prominently on REALTOR ® P’s website was the<br />
banner: “Sold by REALTOR ® P!” Under that banner were<br />
addresses of nearly a hundred properties REALTOR ® P had listed, and<br />
which had been sold either through REALTOR ® P’s efforts or through the<br />
efforts of cooperating brokers.<br />
Seeking new opportunities, REALTOR ® P ended his relationship with<br />
XYZ and affiliated with ABC, REALTORS ® . REALTOR ® P promptly revised<br />
the information on his website to prominently display the name of his<br />
new firm in a readily apparent manner. He also continued to display the<br />
lengthy list of properties that he had listed, and which had sold, while<br />
REALTOR ® P was affiliated with XYZ.<br />
His departure from XYZ had been on good terms, so REALTOR ® P was<br />
taken aback to receive a complaint brought by his former principal broker,<br />
REALTOR ® D, alleging that REALTOR ® P’s website display of sold listings<br />
violated Article 12, as interpreted by Standard of Practice 12-7.<br />
At the hearing, the complainant noted that Standard of Practice 12-7<br />
provides, in relevant part, “Only REALTORS ® who participated in the<br />
transaction as a listing broker or cooperating broker (selling broker) may<br />
claim to have ‘sold’ the property.” “It was XYZ, REALTORS ® ,” REALTOR ®<br />
D added, “that was the listing broker in these transactions, not our former<br />
sales associate, REALTOR ® P. His advertising of our listings and sales<br />
under the banner of his new firm ABC, REALTORS ® , is unauthorized<br />
and misleading to consumers who will get the impression that ABC was<br />
involved in these transactions when that is simply not true.”<br />
REALTOR ® P defended himself and his website pointing out that he had<br />
listed each of the properties displayed on his website, and the only thing<br />
that had changed was his firm affiliation. He directed the hearing panel’s<br />
attention to the disclaimer at the end of the list of properties that read,<br />
“Each of these properties was listed by REALTOR ® P over the past seven<br />
years. For much of that time, I was affiliated with another firm.”<br />
The hearing panel agreed with REALTOR ® P’s defense, noting that<br />
consumers would understand that some of the sales had occurred while<br />
REALTOR ® P was affiliated with a different firm. Consequently, REALTOR ®<br />
P was found not in violation of Article 12. n<br />

What? Where?<br />
First of all—you DO NOT need to<br />
use MLS Area numbers! You can<br />
use the Microsoft BING Maps<br />
that are integrated in both<br />
MLXchange and FUSION.<br />
On the Maps feature there is an overlay tool<br />
that can guide you, rather than relying on the<br />
antiquated area map tool.<br />
IN MLXCHANGE there is a dashboard at the top of the<br />
“Search Map” search tab that has an overlay option.<br />
Once you click on this option, choices will appear that<br />
show City, County, Neighborhood, Zip Code, and School<br />
Location that can guide you to select the location you’d<br />
like to search.<br />
IN FUSION the overlays can be found on the right side of<br />
the map. It is the fourth icon from the top (between the<br />
binoculars and the eraser). Sample screenshots shown.<br />
Once you have the overlay on your map, you may use the<br />

GOODBYE MLXCHANGE & HELLO FUSION<br />
Goodbye MLXchange and hello Fusion. CoreLogic<br />
MarketLinx and The Greater Las Vegas Association of<br />
REALTORS ® will be phasing out MLXchange at the<br />
end of 2013. MLXchange was a ground breaking<br />
system with many new functions when it was first<br />
introduced in 2001. MLXchange served its purpose<br />
and became a comfortable old friend. As time<br />
marched on, so did technology. Agents wanted to use<br />
different browsers and platforms like Safari, Firefox,<br />
and Macs. Then, along came Android tablets and<br />
iPads which are not compatible with MLXchange.<br />
Hello, Fusion. Fusion is a browser-independent<br />
interface that accesses the same MLS database and<br />
works with popular web browsers and platforms.<br />

WORLD OF NEW BUSINESS<br />

I spotted this awesome article on REALTOR.org<br />
and was inspired! It’s fascinating to understand<br />
where international buyers are coming from and<br />
where they are looking in the United States.<br />
Based on searches on REALTOR.com and<br />
REALTOR.com International, the top 10 most-searched<br />
U.S. cities by international buyers (as of July 2012) were:<br />
1.Chicago, IL<br />
2.Las Vegas, NV<br />
3.Los Angeles, CA<br />
4.Miami, FL<br />
5.Orlando, FL<br />
6.New York, NY<br />
7.Fort Lauderdale, FL<br />
8.Houston, TX<br />
9.San Diego, CA<br />
10.Kissimmee, FL<br />
Interesting, right? Well, here’s something even more<br />
interesting: the article on REALTOR.org broke it down even<br />
further and looked at where these international buyers<br />
were coming from. I should note that REALTOR.com<br />
International translates listings into 11 languages. This<br />
explains the quantity and quality of their international traffic.<br />

MAXIMIZE GLOBAL BUYERS This information isn’t just<br />
interesting – it’s useful. To explain how it’s useful, let’s look<br />
at a hypothetical.<br />
Let’s say you’re a real estate agent in Los Angeles. By<br />
glancing at REALTOR.org’s list, we see that Los Angeles<br />
is among the most-searched cities by many international<br />
[ 30 ]<br />

uyers. This includes: Canada, U.K., Australia, Germany,<br />
India, France, China, Italy, Japan, Philippines, Brazil, South<br />
Korea, Netherlands, Spain, Russia, Ireland, Singapore, New<br />
Zealand, and Switzerland. Now, some of these buyers will<br />
speak English, but many won’t.<br />
This tells me that, if I’m a Los Angeles agent, I need to<br />
find a way to make my online marketing more multicultural<br />
and multi-lingual if I don’t want to miss an excellent<br />
opportunity to reach a larger pool of buyers.<br />
How do I do this? To find out, I talked to our international<br />
expert, Janet Choynowski of Immobel. She’s my go-to gal<br />
for all questions global marketing. She had these suggestions<br />
for reaching a worldwide audience.<br />
1. CONSIDER ADDING A FULLY-TRANSLATED PROPERTY<br />
SEARCH TO YOUR WEBSITE. Janet explains, “An Englishonly<br />
website is going to be available to about 28% of<br />
all Internet users worldwide, since the other 72% will<br />
be searching in other languages, and will be directed<br />
to websites that contain those languages. 72% more<br />
exposure online is a pretty big deal.”<br />
She continues, “You need to look at ways to ‘globalize’<br />
your message, and this starts with making yourself easy to<br />
find on international search engines. It is easy to imagine<br />
that because you are on the ‘World Wide Web’ that you are<br />
equally visible everywhere. But if you think about it, when<br />
was the last time you came across a website in Chinese or<br />
Russian while searching in English on Google.com? This<br />
does not mean there are no such websites, but Google.<br />
com knows that you are using English language to search,<br />
and also that you are in the United States, and will feed<br />
you relevant content. Similarly, a prospect searching from<br />
their home in France on Google.fr has almost no chance of<br />
finding your English language website, because Google.fr<br />
knows that French language is relevant for that user. There<br />
are hundreds of search engines around the world, and<br />
every one of them uses this logic.”<br />
But beware which tool you’re using for translation, Janet<br />
adds! Adding Google translate or a similar machine<br />
translation to your website will not help you; “In fact,” she<br />
says, “search engines penalize your website for bad<br />
translations, even Google.” Her company, Immobel, offers<br />
IDX translation services to put your local MLS listings on<br />
your website in 13 languages. “This increases your online<br />
exposure to 91% of all viewers, rather than the 28% you<br />
get with English only,” she says.<br />
We should also note that we haven’t even talked about<br />
the huge community of U.S. citizens who speak a<br />
foreign language. This group is yet another incentive<br />
to get multi-lingual with your Web presence. They, too,<br />
are searching in foreign languages from right here in the<br />
United States. They’re your friends and your neighbors<br />
(in addition to being a rich source of business and<br />
referrals) and in order to serve their needs you need to<br />
be speaking their language.<br />
2. THINK GLOBAL WITH YOUR SOCIAL MEDIA PRESENCE,<br />
TOO. “You can have Facebook pages and LinkedIn profiles<br />
in more than one language, and you should strongly<br />
consider this if you speak another language (even if it’s only<br />
well enough to post a few things),” Janet says. “It will really<br />
broaden your reach on Facebook, where about 75% of the<br />
users are connecting in other languages. Once you snag<br />
your first international buyer, they are a great resource for<br />
referrals, so keep in touch with them on social media and<br />
reap the rewards!”<br />
Janet continues, “Our Immobel IDX-Buzz App for Facebook<br />
can put a 13 language property search right on your Facebook<br />
page, helping you leverage your contacts worldwide.”<br />
3. FOR MANY FOREIGN BUYERS, YOU ARE SELLING<br />
PROPERTY IN “AMERICA” OR THE “UNITED STATES,”<br />
not in your local area (i.e. “Coral Gables” or “Beverly Hills”).<br />
They may start their search at the very top level and drill<br />
down. So, include your country in your site description,<br />
along with your city, state and zip code.<br />
4. CREATE GLOBAL CONTENT In addition to Janet’s<br />
suggestions, there are a few other ideas you may want<br />
to consider:<br />
• Writing articles geared toward international buyers<br />
and posting them on your blog. These can be tips for<br />
relocating, ideas for finding work in your city and more.<br />
• Creating a special “relocation resources” section of<br />
your website and catering it specifically to the needs<br />
of international buyers. n<br />

PRESIDENT<br />
(Washington D.C.) The National Association of Hispanic<br />
Real Estate Professionals (NAHREP) recently announced the<br />
installation of Juan Martinez, as the 2013-2014 president.<br />
Martinez, who has served as NAHREP’s president-elect,<br />
joined the national leadership team in 2010 as a member of<br />
the national board. He succeeds outgoing President Gerardo<br />
“Jerry” Ascencio. Jason Madiedo, a three-term national<br />
board member and the third lender to head the association,<br />
will succeed Martinez as president-elect in 2014. The pair<br />
will be sworn in on March 27 during NAHREP’s annual<br />
legislative conference in Washington, D.C. and will serve<br />
one-year terms in these roles.<br />
“Juan Martinez has been integral to the strategy to grow<br />
NAHREP in recent years. His leadership and business savvy<br />
are going to have an even stronger influence during his<br />
term as president,” said Gary Acosta, CEO and co-founder<br />
of NAHREP.<br />
Juan Martinez is the broker/owner of Century 21 Martinez<br />
& Associates in Las Vegas. In 2012, Martinez also topped<br />
the list of the highest producing Latino agents in the nation<br />
as named by NAHREP’s Top 250 Latino Real Estate Agents<br />
in the nation. He was also named as the 13th overall team<br />
nationwide as named by the 2012 Wall Street Journal Real<br />
Trends Report.<br />
Martinez is the former president of NAHREP Nevada, which<br />
under his leadership became the first NAHREP chapter<br />
in the country to exceed 1300 members. He has served<br />
on NAHREP’s national board since 2010, is the national<br />
membership committee chair and has spearheaded the<br />
association’s mentor program.<br />
