PRESIDENT’S MESSAGE
[ BY DAVID TINA ]
LET’S HELP LAS VEGAS
GO GLOBAL
One advantage of living here in Las Vegas is
that people around the world know what an
exciting place this is.
And now more than ever, the world is becoming
increasingly aware of what an exciting time it is
to invest in real estate here.
We can all do our part to help spread this
message around the world. Like most things in
this increasingly global economy, we can start
here at home.
First, REALTORS ® interested in learning more
about the huge and rapidly growing global
market or in working with more foreign buyers
should get involved in GLVAR’s Global Business
Committee. This committee meets at 10 a.m.
on the third Wednesday of every month. For
more information, contact Lorena Marcelo at
Lmarcelo@glvar.org, the GLVAR staff liaison
who works with this committee.
Better yet, REALTORS ® interested in going global
should also join me in attending an inaugural
event GLVAR is hosting with NAR here at the
GLVAR’s offices on April 18-19. Real estate
professionals from around the country and
from at least a few other countries have already
registered for this two-day “Destination Vegas”
networking and educational symposium.
Space is limited, so you might want to sign up
soon by visiting www.realtor.org/resortsreg.
nsf/startreg?OpenForm. You can find more
information on the “Destination Vegas” event here:
www.realtor.org/global/destination-vegasyour-passport-to-resort-and-global-success.
No matter what foreign buyers may have heard
about Las Vegas and our housing market, I
think it’s worth reminding them every chance
we get about how we’re ranked third among
all U.S. destinations when international visitors
search for homes on Realtor.com. Studies by
NAR and others have shown that Las Vegas is
also among the top 10 places where foreign
buyers are choosing to invest in real estate.
And why not. Most people know about our
warm weather and all the entertainment
offerings on the Strip, but fewer probably know
about our relatively low tax burden, cultural,
shopping, dining and outdoor recreational
offerings.
Few probably heard that Las Vegas attracted a
record number of visitors last year, when just
shy of 40 million tourists flocked to town.
Fewer yet probably understand why our
comparatively low housing costs and recently
rising home prices make it such a great time to
buy real estate here.
These are some of the speaking points I use
when conducting interviews with the increasing
number of foreign journalists who call on us
for information every month. I’m interested to
hear what your favorite Las Vegas selling points
might be.
As always, please contact me with any
comments or questions you may have. n
[ B Y N E L S O N B . J A N E S ]
LAS VEGAS IS THE THIRD MOST SEARCHED U.S. CITY
BY NON-U.S. CONSUMERS AROUND THE WORLD,
ACCORDING TO A STUDY BY THE NATIONAL ASSOCIATION
OF REALTORS ® .
Among those looking are investors for immigration
purposes, for their children to go to school in North America,
to diversify their real estate portfolio and to work or study
in North America.
Here’s a breakdown of where these international residential
buyers are coming from: Canada, 24 percent; China, 11
percent; Mexico, 8 percent; India and the U.K., 6 percent;
Brazil, France and Germany, 3 percent; Russia, 2 percent;
and Japan, 1 percent.
Some questions you will want to ask when working with an
international buyer…
Do you plan to live in the property or rent it

government

cash here or will you require fi nancing in the U.S.

you in that process
Of course, you also confer with them about the type of
property that they are looking for and you will want to be the
source for referrals to any specialists such as accountants
from whom they may also need advice.
Commercial REALTORS ® have their own special set of
questions…

borders

that will be required by the move

based employers
Fortunately, NAR’s Global Division has published a Profi le
of International Home Buying Activity which you can access
on line at realtor.org.
NAR maintains formal relationships with 81 organized real
estate associations in over 60 countries. Plug into all of the
information that NAR has to offer as you embark into this
market.
The best step that you can take – beyond the NAR/GLVAR
Second Home/Global Real Estate Symposium here on April
18 and 19 – is to get your Certifi ed International Property
Specialists (CIPS) Designation. It is being offered April 22-
26 at GLVAR and includes a wealth of knowledge about
the business and etiquette of handling transactions with
individuals from other cultures.
TAP INTO
THE GLOBAL
MARKET
GLOBAL BUSINESS
[ BY TAMARA LARISA TYRBOUSLU, CHAIR ]
FELLOW AGENTS!
I hope you have been paying attention to all the
GLOBAL BUZZ in Nevada. We have officially
launched our Nevada Association of REALTORS ®
Global Business Committee which will assist
all of the Associations to create local Global Business
Committees charged with educating our Members on
global and multicultural business opportunities.
The global trend begins and expands beyond real estate.
Money, as a general rule, seeks safety and calculated gain.
When people invest beyond borders it’s because they
recognize the possibility for decent profit with minimal
risk— where there are economic growth potentials and safe
havens for profit.
Recognizing the importance of the world market and the
evolution of business culture toward co-empowerment
and collaboration, the “Nevada Regional Development
Authority” has renamed itself “The Las Vegas Global
Economic Alliance.” CEO Tom Skanke, at Preview Las
Vegas 2013, encouraged attendees to see the bigger picture
in today’s digital world. Our competition is not so much
neighboring cities and states; it’s entire countries (countries
that we don’t even share borders with). He suggests that
we look at our neighbors (even distant cities with mutual
benefit like Denver and Seattle) as allies to cooperate with
in order to compete in the global market.
The Alliance is now located at the InNEVation Center inside
SWITCH demonstrating a much-needed and long overdue
partnership between private and public sectors to diversify
Nevada’s economy. Besides not having income tax, Nevada
has tax incentives for industries to relocate here. Because
of our environment and weather, we are a perfect location
for anything related to technology from medical training to
information warehousing.
Learn how you can tap into the global market from
right where you are, without even leaving the city at our
GLOBAL SUMMIT APRIL 18-19TH,
you can take the core class for the Resort
experts who are already successful in global real estate.
SOUTHERN NEVADA: RESET, REBUILD, RECOVER
The Great Recession has changed
how Southern Nevada businesses
view their own practices and longheld
beliefs—including a better
understanding of the underlying
strengths and weakness of our
economy—and what kind of tax
structure we need to support a vibrant
JOHN RESTREPO
PRINCIPAL, RCG
ECONOMICS LLC
modern economy. The local business
community now understands the
fundamental importance of an
educated and skilled workforce.
The Las Vegas business community also recognizes that
the Las Vegas brand we market and the global image
we portray do mean something when trying to attract
investment, business expansion and relocation, and skilled
and educated workers.
There is a newly discovered sense of realism and
pragmatism in both the business community and the
governmental sector about Southern Nevada’s future. Most,
if not all, of the economic and market indicators have either
stabilized or are modestly improving, and have been doing
so for more than a year. Southern Nevada will not see a
“V”-style recovery, but we are certainly seeing an elongated
Nike Swoosh-style recovery. And that’s good considering
the economic trauma the region has gone through during
the last five years.
U.S. VISA THROUGH INVESTMENT
Bindi Parikh is the founding partner at Parikh and Prasad
Law Group. She specializes in all kinds of employment -
based and family-based visa petitions, including
citizenship applications and appeals. She is also proficient
in investment based E-1, E-2 and EB-5 visas. The firm
has helped many foreign companies establish their
U.S. operations and also helped U.S companies to file
permanent resident petitions for their temporary foreign
employees thereby helping them retain their valued
visas will be discussed.
employees on a more permanent
basis.
Ms. Parikh will present different
options regarding obtaining a visa
or green card through investment in
the US. The presentation will cover
both temporary, short-term visas
and longer-term visas and green
cards. Specifically the following
• B-1VISA OR BUSINESS VISA: The definition of business
under immigration law is rather limited. Generally
speaking, a B-1 visa holder is not permitted to work, receive
payment from a US source (other than reimbursement for
certain expenses), or run a business. Activities that are
permitted on a B-1 visa will be discussed.
• L-1 VISA: Multinational businesses can use this visa to
transfer owners/shareholders, managers and employees
to the U.S, if certain conditions are met. The individuals
transferred can also obtain a green card eventually.
• E-2 VISA: This is an investment-based visa that is country -
specific only. The “E-2 visa” or the “treaty investor visa” is
often the most viable option for many small businesses.
Its purpose is to facilitate international business relations
and foster investment in the United States by foreign
nationals and corporations.
• EB-5 VISA: The EB-5 visa is popularly known as the
million-dollar visa and is available to qualified investors
seeking permanent residence though investment in a
new commercial enterprise. The basic requirements and
minimum investment will be discussed in detail. Ten
thousand immigrant visas per year are available under
the EB-5 category. Of the 10,000 investor visas available
annually, 5,000 are set aside for those who apply under
a Pilot Program with the U.S. Citizenship and Immigration
Services USCIS. n
GOVERNMENT AFFAIRS
POLITICAL
NEWS
CORNER
[ BY JOE BREZNY,
DEPUTY GOVERNMENT AFFAIRS DIRECTOR ]
THE PRIMARY MUNICIPAL ELECTION IS TUESDAY, APRIL 2
PRIMARY ELECTION VOTING
Voter turnout in municipal elections hovers in the
10-15% range, so every vote counts even more
this year because there are so few of them cast.
When the general public votes at 10% and we
vote at 25%, decision makers take notice.
Find your municipal election polling place here:
www. clarkcountynv.gov/depts/election/Pages/Contacts.aspx
#city_clerks
THE END OF ROBOCALLS
You spoke. We listened. Actually, you screamed and
complained about robocalls louder than any other form
on campaigning, so we listened. There are no robocalls
scheduled for this year, and odds are they will never happen
again. I think they’re annoying, too. Don’t worry, you’ll still
get voting information from us by e-mail.
THE END OF ALL POLITICAL CALLS?
Sick of the political calls in general? It’s not a very commonly
known fact that although there is a field on your voter
registration form for a phone number, you are not required
to give a phone number in order to register to vote. Most
people put the phone number down anyway, but it isn’t
required. And if you leave that field blank, it is much harder
for political campaigns to get your digits. Already registered
to vote? Just re-register without it.
VOTER REGISTRATION
You’re still not registered to vote? Holy cow. Fix it now.
Here’s the link: www.registertovotenv.com
READER QUESTIONS?
If you have any questions about registering to vote, the
voting process, or any other subject you feel would be
appropriate, feel free to write in and we’ll answer your
question in the column.
NEXT MONTH
Don’t miss the column next month, where we cover how
many of you have to vote in the general election in order for
me to shave my head. n
PROFESSIONAL STANDARDS SPOTLIGHT
ADVERTISING LISTINGS
AFTER YOU LEAVE THE BROKERAGE
[ SUBMITTED BY JACQUIE KETCHERSID, PROFESSIONAL STANDARDS MANAGER ]
CASE #12-26 Advertising Role in Sales After Changing
Firm Affiliation (Adopted May, 2010)
REALTOR ® P was a non-principal broker licensed with XYZ,
REALTORS ® whose forte was listing residential property.
Noted prominently on REALTOR ® P’s website was the
banner: “Sold by REALTOR ® P!” Under that banner were
addresses of nearly a hundred properties REALTOR ® P had listed, and
which had been sold either through REALTOR ® P’s efforts or through the
efforts of cooperating brokers.
Seeking new opportunities, REALTOR ® P ended his relationship with
XYZ and affiliated with ABC, REALTORS ® . REALTOR ® P promptly revised
the information on his website to prominently display the name of his
new firm in a readily apparent manner. He also continued to display the
lengthy list of properties that he had listed, and which had sold, while
REALTOR ® P was affiliated with XYZ.
His departure from XYZ had been on good terms, so REALTOR ® P was
taken aback to receive a complaint brought by his former principal broker,
REALTOR ® D, alleging that REALTOR ® P’s website display of sold listings
violated Article 12, as interpreted by Standard of Practice 12-7.
At the hearing, the complainant noted that Standard of Practice 12-7
provides, in relevant part, “Only REALTORS ® who participated in the
transaction as a listing broker or cooperating broker (selling broker) may
claim to have ‘sold’ the property.” “It was XYZ, REALTORS ® ,” REALTOR ®
D added, “that was the listing broker in these transactions, not our former
sales associate, REALTOR ® P. His advertising of our listings and sales
under the banner of his new firm ABC, REALTORS ® , is unauthorized
and misleading to consumers who will get the impression that ABC was
involved in these transactions when that is simply not true.”
REALTOR ® P defended himself and his website pointing out that he had
listed each of the properties displayed on his website, and the only thing
that had changed was his firm affiliation. He directed the hearing panel’s
attention to the disclaimer at the end of the list of properties that read,
“Each of these properties was listed by REALTOR ® P over the past seven
years. For much of that time, I was affiliated with another firm.”
The hearing panel agreed with REALTOR ® P’s defense, noting that
consumers would understand that some of the sales had occurred while
REALTOR ® P was affiliated with a different firm. Consequently, REALTOR ®
P was found not in violation of Article 12. n
MAP OVERLAYS ON
FUSION/MLXCHANGE MAPS?
ARE YOU USING THE
What? Where?
First of all—you DO NOT need to
use MLS Area numbers! You can
use the Microsoft BING Maps
that are integrated in both
MLXchange and FUSION.
On the Maps feature there is an overlay tool
that can guide you, rather than relying on the
antiquated area map tool.
IN MLXCHANGE there is a dashboard at the top of the
“Search Map” search tab that has an overlay option.
Once you click on this option, choices will appear that
show City, County, Neighborhood, Zip Code, and School
Location that can guide you to select the location you’d
like to search.
IN FUSION the overlays can be found on the right side of
the map. It is the fourth icon from the top (between the
binoculars and the eraser). Sample screenshots shown.
Once you have the overlay on your map, you may use the
drawing tools to draw up to fi ve shapes on the map.
If you have any questions on this feature or others, you
can come to the MarketLinx Computer Labs on Monday
OR Friday from 9 to 11 am or 1 to 3 pm.
GOODBYE MLXCHANGE & HELLO FUSION
Goodbye MLXchange and hello Fusion. CoreLogic
MarketLinx and The Greater Las Vegas Association of
REALTORS ® will be phasing out MLXchange at the
end of 2013. MLXchange was a ground breaking
system with many new functions when it was first
introduced in 2001. MLXchange served its purpose
and became a comfortable old friend. As time
marched on, so did technology. Agents wanted to use
different browsers and platforms like Safari, Firefox,
and Macs. Then, along came Android tablets and
iPads which are not compatible with MLXchange.
Hello, Fusion. Fusion is a browser-independent
interface that accesses the same MLS database and
works with popular web browsers and platforms.
Please call GLVAR @ 702-784-5050 to sign up for
classes or CoreLogic MarketLinx at 702-735-0478 if
you have any questions.
THINK GLOBALLY FOR A
WORLD OF NEW BUSINESS
[ BY EMILY WILLIAMS, RET CONTENT COORDINATOR ]
I spotted this awesome article on REALTOR.org
and was inspired! It’s fascinating to understand
where international buyers are coming from and
where they are looking in the United States.
Based on searches on REALTOR.com and
REALTOR.com International, the top 10 most-searched
U.S. cities by international buyers (as of July 2012) were:
1.Chicago, IL
2.Las Vegas, NV
3.Los Angeles, CA
4.Miami, FL
5.Orlando, FL
6.New York, NY
7.Fort Lauderdale, FL
8.Houston, TX
9.San Diego, CA
10.Kissimmee, FL
Interesting, right? Well, here’s something even more
interesting: the article on REALTOR.org broke it down even
further and looked at where these international buyers
were coming from. I should note that REALTOR.com
International translates listings into 11 languages. This
explains the quantity and quality of their international traffic.
You can read more about the site with their press release:
REALTOR.com Goes Global With Launch of International
Site. retechnology.com/news/press-releasesrealtor_comgoes-global-with-launch-of-international-site
MAXIMIZE GLOBAL BUYERS This information isn’t just
interesting – it’s useful. To explain how it’s useful, let’s look
at a hypothetical.
Let’s say you’re a real estate agent in Los Angeles. By
glancing at REALTOR.org’s list, we see that Los Angeles
is among the most-searched cities by many international
[ 30 ]
SOUTHERN NEVADA REALTOR ® APRIL 2013 www.LasVegasRealtor.com

uyers. This includes: Canada, U.K., Australia, Germany,
India, France, China, Italy, Japan, Philippines, Brazil, South
Korea, Netherlands, Spain, Russia, Ireland, Singapore, New
Zealand, and Switzerland. Now, some of these buyers will
speak English, but many won’t.
This tells me that, if I’m a Los Angeles agent, I need to
find a way to make my online marketing more multicultural
and multi-lingual if I don’t want to miss an excellent
opportunity to reach a larger pool of buyers.
How do I do this? To find out, I talked to our international
expert, Janet Choynowski of Immobel. She’s my go-to gal
for all questions global marketing. She had these suggestions
for reaching a worldwide audience.
1. CONSIDER ADDING A FULLY-TRANSLATED PROPERTY
SEARCH TO YOUR WEBSITE. Janet explains, “An Englishonly
website is going to be available to about 28% of
all Internet users worldwide, since the other 72% will
be searching in other languages, and will be directed
to websites that contain those languages. 72% more
exposure online is a pretty big deal.”
She continues, “You need to look at ways to ‘globalize’
your message, and this starts with making yourself easy to
find on international search engines. It is easy to imagine
that because you are on the ‘World Wide Web’ that you are
equally visible everywhere. But if you think about it, when
was the last time you came across a website in Chinese or
Russian while searching in English on Google.com? This
does not mean there are no such websites, but Google.
com knows that you are using English language to search,
and also that you are in the United States, and will feed
you relevant content. Similarly, a prospect searching from
their home in France on Google.fr has almost no chance of
finding your English language website, because Google.fr
knows that French language is relevant for that user. There
are hundreds of search engines around the world, and
every one of them uses this logic.”
But beware which tool you’re using for translation, Janet
adds! Adding Google translate or a similar machine
translation to your website will not help you; “In fact,” she
says, “search engines penalize your website for bad
translations, even Google.” Her company, Immobel, offers
IDX translation services to put your local MLS listings on
your website in 13 languages. “This increases your online
exposure to 91% of all viewers, rather than the 28% you
get with English only,” she says.
We should also note that we haven’t even talked about
the huge community of U.S. citizens who speak a
foreign language. This group is yet another incentive
to get multi-lingual with your Web presence. They, too,
are searching in foreign languages from right here in the
United States. They’re your friends and your neighbors
(in addition to being a rich source of business and
referrals) and in order to serve their needs you need to
be speaking their language.
2. THINK GLOBAL WITH YOUR SOCIAL MEDIA PRESENCE,
TOO. “You can have Facebook pages and LinkedIn profiles
in more than one language, and you should strongly
consider this if you speak another language (even if it’s only
well enough to post a few things),” Janet says. “It will really
broaden your reach on Facebook, where about 75% of the
users are connecting in other languages. Once you snag
your first international buyer, they are a great resource for
referrals, so keep in touch with them on social media and
reap the rewards!”
Janet continues, “Our Immobel IDX-Buzz App for Facebook
can put a 13 language property search right on your Facebook
page, helping you leverage your contacts worldwide.”
3. FOR MANY FOREIGN BUYERS, YOU ARE SELLING
PROPERTY IN “AMERICA” OR THE “UNITED STATES,”
not in your local area (i.e. “Coral Gables” or “Beverly Hills”).
They may start their search at the very top level and drill
down. So, include your country in your site description,
along with your city, state and zip code.
4. CREATE GLOBAL CONTENT In addition to Janet’s
suggestions, there are a few other ideas you may want
to consider:
• Writing articles geared toward international buyers
and posting them on your blog. These can be tips for
relocating, ideas for finding work in your city and more.
• Creating a special “relocation resources” section of
your website and catering it specifically to the needs
of international buyers. n
