Project Overview
1st Project Overview
The conversion of an existing retail unit to
form two retail units subdivided by a new
public corridor in the food court area.
Works also included the creation of further
‘island’ units to the concourse area. New
partitioning ceilings, structural steelwork,
shop fronts, drainage, mechanical,
electrical, stone and decorations formed
the majority of the scope. Working
around a live environment of an active
shopping centre required some operations
to be carried out at night.
2nd Project Overview
The project was a strip out of one existing
retail unit taking the unit back to shell and
core and separating into two units. This
involved building a slab to slab party wall
down the middle of the existing unit and
installing utilities into the second unit.
Works also include a Track Saw cut doorway
for a new fire door into the unit
through a structural wall. The other side of
the wall was an emergency corridor which
needed to be kept in use at all times, so
we formed a hoarding along the wall to
allow us to cut the door from inside out.

Dave Law, Solvency II IT, Prudential
“I have nothing but praise for First Choice whom I have
now worked with on 7 separate projects in 4 different
locations, where they have fitted out working occupied
offices and vacant space. On occasions the timescales
given have been extremely keen, however First Choice
have always reacted professionally and without doubt
always succeed in delivering an excellent end produce
which often exceeds expectations.
Snagging is an item which I find most irritating
especially if the fit-out company has left site, in the
past I have been let down and disappointed to the
point of withholding final payments. With First Choice I
have found them extremely focussed in leaving the job
without a myriad of snagging however as with every
job there will be outstanding issues. I feel these have
been mopped up without prompt or moan by First
Choice, with the added bonus of returning to site in
agreed timescales with no extra charge to the project
even though in some cases the works carried out may
not have been of there making.
I wholly recommend First choice, Please do not
hesitate to contact me if you would like to see any of
the sites which have been re-furbished”

the Development Partners of the tool. This is
another forward moving initiative driven by FC
Group’s desire to constantly adopt
improvements in their business and services.
The knowledge and awareness gained on Ska
Rating will enable FC Group to achieve
industry wide environmental good practice as
a minimum – one of the first fit-out contractors
to offer this service. The RICS Ska rating is the
newly launched environmental assessment
method for interior fit-outs and currently only
for offices in the UK.
The Ska Rating good practice measures enable
FC Group to share information and aims on
good practice with design teams and the
supply chain in a transparent and collaborative
way, which will positively affect the whole
industry. Prospective clients and industry
bodies interested in working with FC Group
and being associated with leading businesses
in the industry will know that FC is a key active
player in the game.
FC Group is able to retrospectively self-assess
the environmental rating of projects on an
informal basis and then use this information as
a benchmark for improving the environmental
performance of future projects.
With the use of the RICS Ska Rating tool, FC
Group is providing all clients with an added
value service, offered on each and every
project. We are fully aware that our actions can
influence the final Ska Rating of a project. Rest
assured the systems that we operate meet the
good practice standards laid down by Ska.
Elina Grigoriou,
Sustainability Assessor
Elina Grigoriou is an
experienced Interior
Sustainability Advisor. Her
experience is predominantly
in the commercial sector and
is currently retrospectively
assessing the fit-out of the
RICS HQ on Parliament
Square.
Elina is a leading industry
figure in environmental
change. Her support and
involvement of the Ska rating
initiative has been
instrumental in bringing it to
effect. She is a RICS Ska
rating Development Partner
and leads the Technical
Committee which ratifies the
criteria and tool, in addition
to advising on the future
developments of the tool.
Ska Rating will help
organisations make informed
decisions about fit-out
projects in the context of the
growing importance of
sustainability on the
corporate agenda and a
burgeoning statute book. It is
designed to be of particular
use for occupiers but has
benefits for other property
stakeholders including
landlords, developers,
consultants, fit-out
contractors and the supply
chain.
The PM and Design Team
need to be on board the
discussion process to provide
design solutions that enable
the sustainable operation to
function without glitches. The
Sustainability Consultant will
work with them to generate
design ideas and guide them
towards the most
environmentally friendly
design solutions and
materials.
