clients. We have extensive experience in delivering projects under Traditional, Design & Build<br />
and Fee & Construction Management contracts. We pride ourselves in having the necessary<br />
skills to complete projects within budget and programme, to the complete satisfaction of the<br />

With dedicated staff, our team has gained from industry-wide backgrounds including high-end<br />
residential, hotels, bespoke property development and main contractor projects. Members of<br />
our professionally qualified senior management team have an average of 25 years experience<br />
each, and between us we hold qualifications in MCIOB, FFB, ARICS, FRICS, HNC (Construction),<br />
and ONC (Construction).<br />
At the heart of our team are our dedicated project managers, quantity surveyors, site managers,<br />
and support staff. We are able to offer our clients added value through services such as<br />
programming, market testing, feasibility studies, buildability studies and value engineering.<br />

8th floor including office and WC areas within<br />
Endeavour House involves the strip out and<br />
removal of all the plasterboard and metal<br />
demountable partitions forming the existing<br />
cellular offices.<br />
The project involves building work to install a<br />
white box office environment for speculative rental,<br />
works include; a new suspended ceiling featuring a<br />
plasterboard surround, dry lining new partitions<br />
where needed, fire cavity and fire barriers within<br />
the ceiling, the installation of a new raised floor for<br />
cable management systems, the existing substrate<br />
is to be sealed with a proprietary sealer before the<br />
finished floor is installed, modify the existing<br />
toilets and install new shower units, install new<br />
stainless balconies and carryout specialist stone<br />
repair to the entrance floors as instructed. The<br />
works also include the cleaning of the external<br />
stone works to the entrance of the building at<br />
ground level.

Kroner House is a hub for Kent County Council and their departments. FC Group<br />
Ltd have been successful in a tender to refurbish, modernise and remodel their<br />
existing space.<br />

“I am writing this email to commend your organisation on numerous points that have shown great<br />
merit throughout the Kroner House refurbishment to date:<br />
Initial site investigation – Jamie Phillips (estimator) and John Proctor (site manager) for<br />
carrying out a very thorough examination of the building fabric and services thus asking<br />
myself questions that will have an effect on the construction programme ultimately.<br />
Tender return – Due to the nature of the investigation, the reflection on the tender return was<br />
accurate and concise which in turn lead to less questioning and scrutiny by myself and cost<br />
consultants.<br />
Tender interviews – The interviews were well presented and thought of to a point where John<br />
Kent County Council operates their Family and Social care teams from these<br />
offices. They require that the offices should be refurbished and modernised to<br />
provider a light and comfortable environment for both their staff and service<br />
users.<br />
Proctor was answering the questions I had prepared well before I had the opportunity to ask<br />
them! His proactive approach put us in good stead in terms of our confidence with him<br />
managing the refurbishment.<br />
Site management – John Proctor has managed the works to standard that cannot be faulted in<br />
any manner. He has provided solutions to a difficult procurement start-up and has been<br />
polite to staff working in-and-around the site premises. He has also worked up an excellent<br />
rapport with Kim Grove (Site FM) who has praised John for his professionalism. The quality of<br />
the project has been first-class throughout.<br />
Target /programme times – The first phase has been a success, especially as First Choice were<br />
given information late by the client and had also added extras which weren’t initially within<br />
the scope of works. Phase 1 was also clearly on target even with the slow responses from the<br />
client instructions.<br />
I would strongly recommend First Choice Build Group Ltd due to their professional knowledge,<br />
commitment, courteous attitude, attention to detail and quality management methods. They have<br />
yet to fail me and I will be definitely inviting your company to tender on my next set of projects<br />

The conversion of thirty thousand square feet of a Victorian building over two floors to form space<br />
for a casino fit out.<br />
Works included major structural alterations, forming large internal spaces. Services diversions,<br />
acoustic linings, screeds, new lifts and external works. This project involved the various professionals<br />
working together in situ on the design of a complicated and largely unknown building structure.<br />

It was agreed that we would commence on site without full design sign off on the basis we<br />
would work jointly with the client’s project team to achieve an early completion with design and<br />
cost agreed throughout the project.<br />
This resulted in a daily assessment of the challenges and solutions identified as we progressed<br />
and sixty tonnes of structured steel along with thirty tonnes of temporary propping being<br />
constructed on the lower two floors of a seven story occupied hotel.

Project overview<br />
The project comprises the refurbishment of an industrial unit including strip out of the<br />
tenant’s fixtures and fittings, recovering the hipped roof and carrying out localised repairs. A<br />
new mains electrical supply was installed to the building with a coiled feed available for the<br />
adjacent unit.<br />
The vacated tenant retail fit-out was stripped back to the building shell, ready for the<br />
incoming retailers. This included removal of all M & E equipment with the exception of the<br />
sub-main serving the switch gear, distribution boards and lighting to the amenity areas.<br />
Internal floor finishes stripped and prepared ready to receive new and tested for moisture<br />
content. Ground work trenching and back filling between the boundary line and building,<br />
was required to assist the new electrical supply by UKPN, and white lining, general cleaning<br />
and maintenance required to the retained roller shutters.<br />

project at Whitelands House, Chelsea. The client already owned a<br />
property in this mansion block and having purchased a second flat<br />
required the conversion of them into one luxury duplex apartment,<br />
with the installation of an internal through-floor staircase.<br />
The works comprised of a complete strip out, refurbishment and fitout<br />
of the properties and was completed to a very high luxury finish,<br />
custom specifications including a concrete structural floor F1 slab to<br />
create a new opening for a bespoke staircase, walnut veneer<br />
panelling and kitchen units, leather finished drinks bar and a<br />
specialist lighting and entertainment console.<br />

The conversion of an existing retail unit to<br />
form two retail units subdivided by a new<br />
public corridor in the food court area.<br />
Works also included the creation of further<br />
‘island’ units to the concourse area. New<br />
partitioning ceilings, structural steelwork,<br />
shop fronts, drainage, mechanical,<br />
electrical, stone and decorations formed<br />
the majority of the scope. Working<br />
around a live environment of an active<br />
shopping centre required some operations<br />
to be carried out at night.<br />
2nd Project Overview<br />
The project was a strip out of one existing<br />
retail unit taking the unit back to shell and<br />
core and separating into two units. This<br />
involved building a slab to slab party wall<br />
down the middle of the existing unit and<br />
installing utilities into the second unit.<br />
Works also include a Track Saw cut doorway<br />
for a new fire door into the unit<br />
through a structural wall. The other side of<br />
the wall was an emergency corridor which<br />
needed to be kept in use at all times, so<br />
we formed a hoarding along the wall to<br />
allow us to cut the door from inside out.

The decoration graphics were based on the ‘Galaxy’ theme including new feature<br />
shaped ceilings. Extensions to the public area increased accessibility to the new<br />
retail units and new ceramic specialist floor finishes completed the project.<br />

Work was commenced at very little notice and the multiple phased works was to last 22 weeks.<br />
With our previous experience in multi level occupied offices we were ideally suited to face<br />
the day to day changes and challenges of high end satisfying of high end occupants. Meetings<br />
were held twice weekly and work carried out seven days a week and daytime through to night<br />
to ensure we were as effective and “invisible” as possible.<br />

“I have nothing but praise for First Choice whom I have<br />
now worked with on 7 separate projects in 4 different<br />
locations, where they have fitted out working occupied<br />
offices and vacant space. On occasions the timescales<br />
given have been extremely keen, however First Choice<br />
have always reacted professionally and without doubt<br />
always succeed in delivering an excellent end produce<br />
which often exceeds expectations.<br />
Snagging is an item which I find most irritating<br />
especially if the fit-out company has left site, in the<br />
past I have been let down and disappointed to the<br />
point of withholding final payments. With First Choice I<br />
have found them extremely focussed in leaving the job<br />
without a myriad of snagging however as with every<br />
job there will be outstanding issues. I feel these have<br />
been mopped up without prompt or moan by First<br />
Choice, with the added bonus of returning to site in<br />
agreed timescales with no extra charge to the project<br />
even though in some cases the works carried out may<br />
not have been of there making.<br />

Tony is the founding owner of First Choice Build Group and heads up the<br />
construction activities of First Choice Build Group. Having spent over 20 years<br />
in the construction industry at board level, he has amassed a wealth of<br />
experience, particularly in the fitting out and refurbishment of buildings.<br />
He has also project managed and delivered five high end residential Property<br />
contracts for his own occupancy.<br />
In addition he is currently completing, the Institute of Directors Diploma in<br />
Company Direction this consists of 5 modules over a 3 year period.<br />

Andy has gained a wealth of experience in Project management from starting out<br />
with a large M & E contractor carrying out refurbishment of stores for a major<br />
retail chain, to working with First Choice on many prestigious buildings across<br />
London and the rest of the UK. Andy is a confident, highly industrious Contracts<br />
Manager within the team and has a ‘can do’ approach to all challenges which<br />
allows him to consistently achieve positive results. Andy is motivated by the need<br />

Christopher is a highly proficient and driven individual who has been<br />
responsible for the commercial management of schemes for public and<br />
private Clients. His project portfolio encompasses new build, refurbishment<br />
and fit out schemes within the residential, education, healthcare, leisure, retail<br />
and commercial sectors with values from £150k to £12m.<br />
Christopher is involved on schemes from budget inception to agreement of<br />
the Final Account and carries out negotiated settlements for specialist subcontractors.<br />
His project role includes forming good relationships with the<br />
professional team, enabling timely procurement of all trade packages, setting<br />
up and running change control processes, closing out the project by<br />
settlement of final accounts within budget and processing all contractual<br />
documentation.<br />

John is a diligent, hardworking motivated and passionate manager who achieves<br />
and excels in delivering dynamic results in challenging environments.<br />
He accomplishes high standards through motivating and encouraging the work<br />
force, ensuring that standards, budget and delivery of his projects are on targets.<br />
He has twenty-one years experience in the commercial sector as a tradesman and<br />
manager working on prolific contracts such as The Royal Opera House, Guildhall<br />
School of Music, Somerset House, BBC, IBM, Sky and Google head offices. He<br />
holds both SMSTS and First Aid certificates.

Ska Rating tool by Grigoriou Interiors - one of<br />
the Development Partners of the tool. This is<br />
another forward moving initiative driven by FC<br />
