Situation 432 Park Avenue is a true marvel and has quickly become one of the most iconic fixtures on the New York City skyline. The tallest residential building in the western hemisphere at 1,386 feet (442.5 meters), 432 Park Avenue in midtown Manhattan contains 104 condominium apartments— including a six-bedroom, seven-bath penthouse priced at nearly $100 million. Developed by CIM Group, the building offers luxury amenities such as 12 foot (3.7 meters) ceilings, golf training facilities and private dining and screening rooms. In 2006, the former Drake Hotel was sold for $440 million to developer Harry Macklowe, and the hotel was demolished the next year to make room for this project. Located between East 56th and 57th Streets on the west side of Park Avenue, it is scheduled to be completed in early 2016. The real estate market in Manhattan is extremely competitive, with buyers “ looking for the ultimate in luxury and quality. The use of a number of unique, high-end flooring materials in this project required very level floors, which we were able to ensure with our LATICRETE solutions.” ” ~ Thomas M. Leahy, LATICRETE Technical sales Representative Challenge As with any iconic structure, 432 Park Avenue presented a unique set of challenges. Manny Rodrigues, Owner of Roger and Sons Concrete, faced several, including: LEVEL FLOORS — Roger and Sons needed self-leveling material, so they connected with Rob O’Neil, president of Grade Industrial and user of LATICRETE products, to help with the floors. TIMELINE — Throughout the project, there was a three-day cycle for pouring concrete, leaving very little room for delays or changes in timing. SEASONAL VARIATIONS — Concrete was poured year-round, throughout the coldest and hottest seasons, making consistency very difficult. DELIVERIES — Because of the very busy urban setting, deliveries were limited to one truck at a time and required strict adherence to schedules. 2
A LATICRETE Solution LATICRETE solutions used in the 432 Park Ave. project include: bought to install everything, which allowed them to move quickly to meet deadlines. DRYTEK ® LEVELEX is a cement-based, easyto-use, self-leveling underlayment designed for use over various substrates including concrete and ceramic tile. DRYTEK LEVELEX provides a smooth and flat surface on which finished floor goods can be installed. Installers went through 60 truckloads of material—which is the equivalent of 55,000 bags—delivered on time from the nearby LATICRETE facility in Connecticut. In addition, Grade Industrial and LATICRETE came in to do on-site testing and training to use the pump Roger and Sons L&M DURACRETE, a single component, polymer- reinforced, high-strength, cementbased patching and resurfacing mortar designed to repair, slope or level structurally sound, interior and exterior concrete surfaces that are pitted, worn, scaled or spalled, was used to fix bugholes in the walls after the forms were pulled. This product can be sculpted to patch concrete members and deep voids, and when properly applied, produces a strong, durable, well bonded surface of desired texture. A project like this really demands the best of everyone involved—from “ contractors and installers to suppliers. Everyone involved has been pleased with the results and the building will live up to its billing as one of the most desirable properties in Manhattan. With perfectly level floors ready for highend finishes, designers have the canvas they wanted on which to implement their concepts. 432 Park Ave. will be the talk of the town for years to come. 3
